Why this project is worth a look
Ekkamai first, BTS second
The location works because it sits inside the Ekkamai–Thong Lo lifestyle area, not because the station is at the front door. AP places BTS Ekkamai at roughly 1.2 km, so buyers who expect to use the Skytrain every day should test the walk rather than relying on a map. The upside is immediate access to local retail, dining, schools and hospitals that make the neighbourhood useful even when a trip does not involve Sukhumvit Road.
Real choice in unit size
Many central Bangkok towers are dominated by very small one-bedroom stock. Here the range is wider: 35 sqm one-bedrooms sit alongside 74.5–86.5 sqm two-bedrooms, duplexes, Sky Villas and penthouses. That gives owner-occupiers more credible options, but it also means there is no single 'best' unit type. A small apartment should be tested against entry price and rental demand; a larger residence needs to justify its layout, privacy, outlook and long-term usefulness.
You can inspect reality
The building is complete and the condominium is registered, so a buyer can judge the actual arrival experience, lifts, amenity condition, views and noise rather than buying from a presentation. This removes one major uncertainty but adds unit-specific work: title status, outstanding fees, seller identity, furniture condition and any tenancy attached to the unit all become part of the purchase decision.
Amenities have a structure
The shared spaces are spread through the tower instead of being treated as one decorative podium. The elevated lobby sequence builds to level 7; the pool occupies level 31; the fitness, lounge, library, spa, steam and sauna spaces are on level 32; and the roof adds a garden. Buyers who value these facilities should view them as functioning parts of the building and check how busy, well-maintained and accessible they feel in normal use.
A market, not one price
Current listings show both resale supply and an ongoing AP offer. That creates useful negotiating context, but it also makes headline prices easy to misuse. Two units in the same building can have very different value if one is foreign quota, high floor and open view while another is Thai quota, tenanted or facing a less desirable direction. Comparing exact units is more informative than comparing one project-wide price per square metre.
About the project
RHYTHM Ekkamai Estate is its own development, not a renamed version of the earlier RHYTHM Ekkamai building. It is a single high-rise tower with 303 residential units plus one commercial unit. AP’s technical project information and legal brochure describe the building as 32 storeys. The condominium registration is dated 19 August 2022, and by September 2022 AP was publicly presenting the project as complete and ready to move into. That changes the buyer’s risk profile: construction delivery is no longer the main question; the decision now sits at unit level — title, quota, view, floor, condition, furnishing, seller and transaction structure.
The address is on Sukhumvit 63 in Ekkamai, around Ekkamai Soi 1, within Khlong Tan Nuea, Watthana. This is an Ekkamai lifestyle location rather than a station-front condominium. AP lists BTS Ekkamai at about 1.2 km. In return, several everyday destinations are much closer: DONKI Mall Thong Lo is listed at roughly 200 m, Big C Ekkamai at about 280 m, and Samitivej Sukhumvit Hospital at about 1.4 km. For someone who wants to live between Ekkamai and Thong Lo, that trade-off can make sense. For a buyer who measures convenience primarily by the walk to the BTS, it is a point to test in person before committing.

The legal identity is clearer than the consumer branding alone suggests. AP (Thailand) is the public-facing developer brand, while the official project brochure names AP ME 14 Co., Ltd. as the landowner and project developer, with company registration number 0105561085688. The same disclosure identifies land title deed numbers 4411 and 8793 and condominium registration certificate 7/2565 dated 19 August 2022. These are useful anchors for due diligence, although they do not replace checking the title and encumbrances of the exact unit being purchased.
The project is relatively restrained in unit count for a central Bangkok high-rise. With 303 residences, the building offers formats from 35 sqm one-bedrooms to 177 sqm penthouses, and AP states that there are 202 parking spaces. The amenity programme is vertical rather than concentrated on one podium level. The arrival sequence and social spaces rise through the lower floors to a main lobby on level 7; the infinity pool is on level 31; the lounge, library, fitness and wellness areas sit on level 32; and the roof adds another garden layer. That arrangement matters more for an owner-occupier than a long marketing checklist because it changes how the common areas are actually used day to day.
The unit mix is unusually broad. A standard one-bedroom is 35 sqm, while the one-bedroom-plus format is 39.5–40 sqm. Conventional two-bedroom units run from 74.5 to 86.5 sqm. Beyond that, there are 64–129.5 sqm duplexes, 109–121 sqm Sky Villas and 100–177 sqm penthouses. These are not interchangeable investment products. A 35 sqm unit is likely to be judged on entry price, rental demand and furniture efficiency, while the larger two-bedroom and upper-tier layouts compete on liveability, privacy, outlook and replacement cost in the Ekkamai–Thong Lo market.
As of 7 October 2026 there is still a mix of developer and secondary-market stock around the building. DDproperty showed sale listings from THB 5.69M, while AP’s own project page was advertising from THB 6.99M. FazWaz also showed active resale supply. The gap should not be read as a simple discount: units can differ by quota, floor, orientation, condition, furniture, seller urgency and transfer terms. A useful comparison therefore starts with a shortlist of real units rather than a project-wide average price.
For a foreign buyer, four checks are more important than the headline amenities. First, confirm that the exact unit can be transferred within the foreign freehold quota; Thailand’s condominium rules cap foreign ownership at 49% of the total unit area in a registered condominium. Second, inspect the real outlook and noise exposure because Ekkamai is an active urban corridor and different sides of the tower will feel different. Third, request the current juristic-person fee statement and building rules; major platforms currently show a common-area fee of THB 55 per sqm per month and a sinking fund of THB 500 per sqm, but those figures should be verified against current building documents. Finally, identify the seller before agreeing the payment flow, because developer-held inventory and resale units can involve different contracts and transfer mechanics.
Ownership format
The condominium is registered in Thailand. A foreign buyer may own a selected unit freehold if foreign-quota capacity is available in the building; foreign ownership is capped at 49% of the total unit area. Quota status must be confirmed for the exact unit before funds are committed.
Unit types & sizes
The smallest standard layout in the project. It suits a single resident or couple who values the Ekkamai address more than generous internal space. With identical 35 sqm floor areas, floor level, orientation, outlook and condition can materially change both how the unit feels and how easily it competes on resale.
This format adds a small multi-purpose room rather than simply enlarging the living room. It can work as a study, storage room or occasional guest space, which gives the extra floor area a practical purpose. Buyers should still compare the actual plan because the relationship between the main bedroom, living area and flex room varies by layout.
These are full-size two-bedroom homes rather than compact investor layouts. The range is wide enough that a 74.5 sqm unit and an 86 sqm corner plan can feel like different products. Owner-occupiers should pay close attention to living-room width, bedroom privacy, kitchen arrangement, storage and whether the view justifies a higher floor or premium.
This is the broadest size band in the building. Two levels can create a strong separation between social and private space, but the staircase also consumes usable area and changes everyday circulation. The value is in the exact plan, ceiling volume, bathroom placement and whether the upper level improves daily living rather than simply adding visual drama.
A large two-bedroom category aimed at buyers who want more of a private-home feel inside a tower. View, glazing, privacy, position relative to the lifts and actual fit-out quality matter more than the label. 'Sky Villa' is the project’s marketing name for the layout; legally it remains a condominium unit within the registered building.
The top end of the project spans a wide range of sizes and bedroom counts. Building-wide averages are especially unhelpful here because value depends on the specific plan, elevation, outlook, bedroom count, fit-out and whether the seller is the developer or a private owner. At this budget level, comparison should extend beyond the tower to competing large-format homes across Ekkamai and Thong Lo.
AP’s official brochure lists six main formats spanning 35–177 sqm. Not every type is necessarily available at the same time; current choice depends on remaining developer inventory and resale listings. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- AP places BTS Ekkamai at about 1.2 km. For a daily commuter this should be treated as a separate walk or short transport leg rather than a true station-front location.
- DONKI Mall Thong Lo is listed at roughly 200 m and Big C Ekkamai at about 280 m, giving the building useful everyday retail within the immediate neighbourhood.
- Samitivej Sukhumvit Hospital is listed at about 1.4 km and Bangkok Hospital at around 3 km, a practical advantage for long-term residents rather than a purely lifestyle selling point.
- Ekamai International School is listed at about 950 m and St. Andrews International School Sukhumvit 71 at about 1.7 km. Families should still test the real school-run route during peak traffic.
- The building sits in the Ekkamai–Thong Lo urban corridor. That supports dining, services and rental demand, but it also means traffic and noise can vary substantially by direction and floor; the exact unit should be viewed in person.

Price & purchase terms
- Current price: From THB 5.69M on DDproperty as of 7 October 2026. This is a lower anchor from current market listings; AP was marketing the project from THB 6.99M on the same date. The specific unit, foreign-quota availability, condition, furniture and transaction terms need to be checked separately.
- Completed: 2022
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want to live in Ekkamai and care more about the neighbourhood and building quality than having the BTS directly outside. Because the project is complete, the arrival, lifts, common areas, noise and exact view can all be inspected before purchase.; Couples or families who find typical central-Bangkok layouts too compressed. The project offers conventional two-bedroom homes from 74.5–86.5 sqm as well as much larger formats, making it possible to buy for long-term use rather than only for an investment ticket size.; Foreign buyers seeking a registered condominium unit that can be held freehold, provided the exact unit has foreign-quota capacity available at transfer. The building’s registration is established; the quota position is still unit- and date-specific.; Investors who prefer an existing building with observable resale and rental activity. The advantage is real market evidence rather than a forecast, but returns still need to be modelled around the exact purchase price, furnishing, vacancy, management costs and taxes rather than a project-wide yield claim.; may not suit: Not ideal if the non-negotiable requirement is to leave the lobby and reach a BTS platform within a few minutes on foot; BTS Ekkamai is about 1.2 km away.; Not an obvious match for a buyer focused purely on the lowest possible Bangkok investment ticket. Much of the value here sits in the Ekkamai address, larger unit formats and extensive common areas.; Pet owners should confirm the building rule with the condominium juristic person before buying. Major property platforms currently mark pets as not allowed, while the AP materials reviewed for this dossier do not state a pet policy..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Floor-count wording conflicts even within AP’s current material: the main project details and official brochure state 32 floors, while the FAQ on the same AP page says 33. This record uses 32 because it matches the legal brochure and published floor plans.
- Some property portals label the building as 2021-built, but the official brochure records condominium registration on 19 August 2022 and AP announced the project as fully built and ready to move into on 20 September 2022. This record therefore uses 2022.
- FazWaz and related platforms currently mark pets as not allowed, but no pet rule was found in the AP materials reviewed. The current juristic-person regulations should be requested before purchase if pet ownership matters.
