Why this project is worth a look
Room to live normally
Many of the documented layouts give living space a meaningful share of the apartment instead of squeezing every function into the bedrooms. That is useful for couples, home workers and households planning to stay for several years. The attraction needs to survive a walk-through, though: generous square metres can still include awkward corridors, restricted window placement or an inconvenient kitchen.
A working-city location
Naradhiwas Rajanagarindra Road puts the building within the daily geography of the Sathorn–Silom office area, with bus rapid transit nearby. For the right commuter that can be much more useful than an impressive resort-style amenity list. It is not a doorstep BTS address, however, and a buyer should experience both the station connection and the road outside at a busy time.
An inspectable track record
A completed 2008 condominium allows prospective owners to judge how the property operates today: access control, shared corridors, lifts, security and management response. There is no construction-delivery uncertainty, but ageing systems need active care. Ask to see recent maintenance and financial information rather than assuming either that the building is worn out or that every major item has already been replaced.
Amenities worth verifying
A pool, gym, sauna, children’s facilities and parking appear in several project descriptions. Their value comes from genuine day-to-day access and working equipment, not from a list of icons on a portal. Because the wider site includes hotel functions, the exact entitlement of condominium residents deserves particular attention during document review.
More than one resale path
Listings cover different unit sizes, furnishings and levels of renovation. Someone seeking an immediate move can compare finished apartments, while a buyer with time and budget may prefer to update an older interior. That flexibility is real, but each choice brings different transfer documents, repair exposure and financial commitments; the project-wide asking-price range does not make them interchangeable.
About the project
Sathorn Heritage is an established condominium in central Bangkok rather than an off-plan promise. Most consistent project records describe one 38-storey residential building with 180 units, completed in 2008. The appeal is not simply its height or its Sathorn address. Buyers can find older-style floor plans that allocate meaningful space to living rooms, separate bedrooms and, in larger homes, a study. These are resale properties now, so there is no uniform developer inventory or standard finish. Each apartment has its own ownership trail, maintenance history and asking price.
The development sits within a larger address that also includes hotel accommodation. This distinction matters more than the marketing photographs might suggest. Regulatory disclosures relating to the hotel describe commercial and residential condominium assets in Buildings B and C, while the residential project commonly listed as Sathorn Heritage is the 180-unit building. Being next door to a hotel restaurant, rooftop venue or swimming pool does not by itself create a resident’s right to use it. Access rights, cost sharing and common-property boundaries should come from the condominium’s registered documents and current house rules.

Geographically, the property sits on Naradhiwas Rajanagarindra Road in Yan Nawa, Sathon, near the Arkhan Songkhro bus rapid transit stop. This is an active part of Bangkok, not a landscaped residential enclave set well back from city traffic. It can work well for someone with a regular destination in the Sathorn or Silom business districts. Chong Nonsi BTS is accessible, but it should not be confused with a station at the building entrance. The journey between the door and the railway platform is part of the commute and deserves a real-world check.
The unit mix is unusually important in assessing the building. Published layouts include studios of about 40 square metres, one-bedroom apartments around 66–68 square metres, two-bedroom homes around 116–120 square metres, and larger three-bedroom layouts of roughly 185 square metres with additional study space. The apartment you actually buy may not match the original layout perfectly: partitions, kitchen joinery, storage and furniture can change over nearly two decades. A floor area is a starting point, not a substitute for the current floor plan and an inspection of usable rooms.
For a one-bedroom buyer, the extra floor space may mean there is room to dine, work and entertain without turning the bedroom into an all-purpose room. A two-bedroom residence can make more sense for a household that needs a guest room, a child’s bedroom or a genuinely separate office. But larger units bring higher running costs and more extensive renovation exposure. It is worth looking beyond the total square metres to window positions, circulation space, columns and whether the kitchen and bathrooms suit the way the home will be used.
A dated resale advertisement reviewed in October 2026 offered a 68.1-square-metre one-bedroom apartment at THB 6.81 million. Other visible asking prices included two-bedroom homes around THB 11.7 million and a three-bedroom listing around THB 20 million. Those figures are seller requests, not recorded completed transactions, appraised values or assurances of availability. Different floors and fit-outs produce different offers. A lower asking price may reflect an older interior or a seller’s circumstances, rather than a direct discount against an otherwise identical apartment.
An established building offers something a sales rendering cannot: the ability to observe the place in operation. Public project records refer to a pool, fitness room, sauna, children’s area, planted space, parking, controlled entry and security staff. Current condition and actual eligibility to use each amenity still need to be verified. This is especially true where hotel and residential functions coexist on the wider site. A facility mentioned in an old brochure or on a hotel website may not be a condominium amenity included in the owner’s ordinary common-area charges.
Completion in 2008 brings a different due-diligence agenda from a new development. Lift servicing, waterproofing, window seals, drainage, air-conditioning installations and the way repairs are organised become tangible questions. The building’s age alone neither proves neglect nor guarantees that all major work has been done. Look at corridors, plant areas where access is permitted, maintenance notices and the quality of responses from management. A well-maintained resale apartment in a well-run older building is a different proposition from a freshly decorated unit above unresolved shared-building problems.
Listings commonly cite a condominium common-area fee of THB 40 per square metre per month. That is a published reference, not the current management company’s bill verified for October 2026. Online records also disagree about the original sinking-fund contribution. Request the latest fee schedule, the seller’s clearance certificate, recent financial statements and information about major planned works. An ageing lift system or a large repair programme can matter more financially than a modest difference in the kitchen appliances included with the purchase.
The project is described in the market as freehold condominium property. For a foreign buyer, that is only the first part of the ownership question. Thai law limits foreign ownership to 49% of the combined unit floor area of a registered condominium. The available quota for the specific transaction, the current unit title and the evidence of incoming purchase funds must all be checked. A unit being advertised as freehold does not establish that it can be transferred into a foreign purchaser’s personal name today.
Resale also changes whom you are dealing with. The purchase agreement is usually negotiated with an existing owner rather than the original developer. Confirm that the person selling has authority to transfer, that encumbrances will be discharged and that condominium fees are settled at completion. If the home is marketed as furnished, prepare an inventory rather than relying on that single description. If a tenant is in occupation, examine the tenancy documents and possession arrangements before agreeing a transfer date.
Daily life around Naradhiwas Rajanagarindra is practical but unmistakably urban. Offices, schools, healthcare services, shops and local restaurants all form part of the surrounding district. They are useful for regular errands and weekday routines, but the setting also makes apartment orientation meaningful. Road noise, late-afternoon sun and facing buildings should be assessed at the actual unit, preferably at a time resembling the buyer’s normal schedule. A high floor can feel different from a low one, though height alone does not establish quiet or an unrestricted view.
There is an observable resale and rental market for several apartment sizes at Sathorn Heritage. The existence of rental advertisements shows that landlords are trying to place units, not that any particular yield will be achieved. A responsible investment assessment starts with the rent that comparable apartments are actually securing, not merely their advertised rates. Vacancy, agency fees, fit-out, repairs, common charges and any building-specific leasing restrictions can change the result. This building may appeal to tenants who value room sizes and access to work more than a newly built lobby.
Comparisons with new condominiums in central Bangkok should therefore be made at the apartment level. A modern development might offer newer mechanical systems or a more contemporary facilities package, but it may also offer far less internal space at a similar asking price. Sathorn Heritage answers a different need: an established location and substantial layouts, with a greater burden on inspecting condition and management. A side-by-side viewing of actual homes is more informative than ranking the two developments by their completion dates.
Finally, names can be misleading here. Sathorn Heritage, Sathon Heritage Residences and related spellings appear in resale databases; some sources also place the name Sathorn Prime Residence against overlapping project descriptions. Separately, hotel accommodation at the same wider address is documented under a different operation. This dossier is for the 38-storey, 180-unit residential condominium. It does not combine the hotel room count or descriptions of other mixed-use buildings with those residential figures. The building identifier and unit title should be aligned before an offer is signed.
Ownership format
Freehold condominium ownership is possible, including for foreign purchasers within the statutory 49% ceiling measured by the building’s total condominium unit area. The selected unit’s foreign-quota status, funding evidence and title must be verified before transfer; the project’s general freehold description does not guarantee eligibility for every unit.
Unit types & sizes
The smallest historically documented layout. It may suit a single occupant who wants a straightforward city base, but the placement of the sleeping area, kitchen and storage matters much more than the rounded floor area. A present-day resale asking price for a studio was not reliably established; the original layout should not be treated as an available listing.
A separate bedroom and a more substantial day room can work for a couple or a professional who spends time at home. One 68.1 sqm resale unit was advertised at THB 6.81 million in August 2026. That figure is a particular seller’s ask, not a price for every unit of this size. Check the kitchen, bathrooms, storage and exposure before comparing it with another one-bedroom home.
Two proper bedrooms and two bathrooms offer flexibility for families and home workers. An advertised 116.44 sqm unit carried a THB 11.7 million asking price in the reviewed resale inventory. Check bedroom separation, usable wall space and bathroom access: a large nominal area does not automatically translate into a layout with good privacy.
A larger family plan with dedicated study space can allow household members to share a living room without sacrificing privacy. It also introduces more bathrooms, surfaces and equipment to maintain. A roughly comparable three-bedroom listing showed a THB 20 million ask; the specific room plan, condition and continued availability are separate questions.
Large penthouse layouts appear in project catalogues, but the figure describes a recorded unit type rather than a confirmed property currently on the market. Bedroom count, subdivision, exclusive-use areas and title particulars would need to come from the individual apartment’s documentation.
The figures combine published original layouts with dated resale examples; aggregators sometimes round or group sizes differently. Prices are individual sellers’ asking prices, not a developer price list. The selected unit’s registered floor area and actual internal layout take precedence over project-wide marketing material. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Developer attribution varies across sources: V.C.A.L. Business Group, CROWN Development and JC KEVIN Development all appear. V.C.A.L. is retained as the working project developer attribution, but the original registered development entity and its relationship to the other companies have not been established from primary corporate records.
- Sathorn Prime Residence is sometimes presented alongside Sathorn Heritage, yet other profiles attach 40 floors and 310 units rather than 38 floors and 180 residences; one profile gives 36 floors and completion in 2009. The 38/180/2008 figures are the better-supported set for the residential building covered here.
- Platforms repeat a THB 40/sqm/month common charge but disagree on whether the original sinking fund was THB 400 or THB 500/sqm. Current charges, reserve balances and residents’ legal access to hotel-adjacent facilities have not been confirmed from condominium-management documents.
