Why this project is worth a look

An observable building

This is not a completion-risk decision based on renderings. The tower is occupied and actively traded on the resale market, so a buyer can inspect shared areas, lifts, parking, the real view and several apartments in the same building. The trade-off is that a mature condominium deserves closer review of mechanical systems, maintenance history and juristic-person records.

A Sathorn road address

Naradhiwas Rajanagarindra Soi 14 places the building in the Sathorn-Naradhiwas business corridor, but it is not directly on a BTS platform. For owner-occupation, the practical test is the real route rather than the phrase 'near BTS': the same distance can feel very different at peak hour, in rain or with a daily last-mile transfer.

Resale comparables exist

Multiple apartments are visibly marketed at the same time, which gives a buyer internal comparables within one building. Floor, view, renovation, furnishing and title status can be screened against other units before negotiating. Listing volume still needs caution because the same apartment may be duplicated by several agencies.

More than micro units

The original Home.co.th type table includes two-bedroom and duplex formats as well as compact one-bedrooms, with the duplex range reaching 72 sqm. That broadens owner-occupier use cases, but published size bands conflict with PropertyHub. The selected unit's registered area and actual plan should therefore take priority over the project-level label.

About the project

Bangkok Horizon Sathorn - Narathiwas is an established CMC high-rise on Soi Naradhiwas Rajanagarindra 14 in Thung Wat Don, Sathon. CMC's own website ties the scheme to Chaopraya Mahanakorn Public Company Limited and confirms the core scale: 24 floors, 268 residential units and one shop. The building is now a mature resale asset rather than a construction story, so due diligence shifts away from delivery risk and towards the exact apartment, seller title, condominium juristic-person records, building maintenance and recurring ownership costs.

There is visible resale and rental depth. PropertyHub shows dozens of listings and a public asking price as low as THB 2.49M, while DDproperty also carries active sale stock. Those numbers are not a valuation of the building and should not be presented as achieved transaction prices. Duplicate agency listings, renovation quality, floor, view, furniture, tenancy and foreign-quota status can all change the meaning of the headline price. The useful role of THB 2.49M is simply to mark the lower edge of the currently visible asking market before like-for-like units are compared.

The unit mix is one of the areas where public sources do not line up neatly. Home.co.th publishes original-style ranges of 27–42 sqm for one-bedroom units, 51–56 sqm for two bedrooms and 49–72 sqm for the Luxury Duplex format. PropertyHub, meanwhile, labels the mix as a 27 sqm studio, 28–39 sqm one-bedrooms, 43–46 sqm two-bedrooms and 50–71 sqm duplexes. In a long-occupied condominium this may reflect portal classification, altered layouts or differences between the original product schedule and today's resale stock. For an actual purchase, the title deed, registered area and physical plan of the selected unit should control.

The location evidence is comparatively consistent. Home.co.th gives the full address on Naradhiwas Rajanagarindra Soi 14 and CMC identifies the same soi. CMC's corporate history places the project in the Sathorn-Narathiwas corridor and references BTS Chong Nonsi, BRT Technic Krungthep, Empire Tower and Bangkok City Tower. An older DDproperty project description quotes roughly 1.2 km to BTS Chong Nonsi and about 350 m to the BRT stop. Those are useful orientation figures, not a promise of a particular walking time; the practical check is the route from the building entrance at the time of day the buyer will actually use it.

The clearest unresolved project fact is the completion year. PropertyHub says 2014, Home.co.th and DDproperty's summary metadata say 2015, while DDproperty's long-form description says 2016. The sources do agree that the building is completed and operating. The registry therefore keeps the completed status without forcing a single year that the public evidence does not justify. For a mature condominium, the more decision-relevant documents are the juristic person's recent records, major-maintenance history, current common charges and the condition of the selected apartment and shared systems.

Ownership format

DDproperty lists the project as freehold. A foreign buyer may own a condominium unit in their own name while the building remains within Thailand's statutory foreign-ownership quota; quota availability and title must be confirmed for the exact resale unit before a meaningful payment is made.

Unit types & sizes

1 bedroom
27–42 sqm on Home.co.th
1 bathroom

The smallest original format in Home.co.th's published type table. PropertyHub classifies part of the same stock differently, showing a 27 sqm studio separately and one-bedrooms at 28–39 sqm, so the title area and physical plan matter more than the portal label.

From THB 2.49M in public PropertyHub asking inventory checked on 3 Oct 2026; availability and unit terms require confirmation.
2 bedrooms
51–56 sqm on Home.co.th
1 bathroom in the Home.co.th type card

Home.co.th publishes 51–56 sqm as the two-bedroom range, while PropertyHub shows 43–46 sqm. The gap is too large to average away. For a real unit, rely on the title deed, registered area and the current room configuration.

Luxury Duplex
49–72 sqm on Home.co.th
2 bathrooms in the Home.co.th type card

The duplex product differentiates the building from much of Sathorn's compact resale stock. PropertyHub gives a similar but not identical 50–71 sqm range. Before purchase, confirm that the selected apartment is actually configured and documented as a duplex rather than relying on the listing label.

Major sources publish different unit bands. Home.co.th: 1BR 27–42 sqm, 2BR 51–56 sqm and Luxury Duplex 49–72 sqm. PropertyHub: studio 27 sqm, 1BR 28–39 sqm, 2BR 43–46 sqm and duplex 50–71 sqm. The dossier does not merge them into a synthetic range; the selected unit's title and plan should control. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Address: Soi Naradhiwas Rajanagarindra 14, Naradhiwas Rajanagarindra Road, Thung Wat Don, Sathon, Bangkok 10120, Thailand.
  • CMC places the project in the Sathorn-Naradhiwas corridor and explicitly identifies Naradhiwas Rajanagarindra 14, matching Home.co.th's address.
  • CMC's corporate history references BTS Chong Nonsi, BRT Technic Krungthep, Empire Tower and Bangkok City Tower as location anchors.
  • An older DDproperty description quotes about 1.2 km to BTS Chong Nonsi and roughly 350 m to the BRT; the actual walking route and travel time should be tested in person.
  • Coordinates 13.712668, 100.533163 come from the map link in a current listing for the project; the public map should use a small radius rather than implying a survey-grade entrance pin.

Price & purchase terms

  • Current price: From THB 2.49M in active public PropertyHub asking inventory checked on 3 Oct 2026. This is a lower resale-market anchor, not a confirmed transaction price; availability, condition, foreign-quota status and terms for the selected apartment require separate verification.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Owner-occupiers who want an established building in the Sathorn-Naradhiwas business corridor and are comfortable judging resale units one by one.; Buyers looking below the entry ticket of many new central-Bangkok launches and valuing an observable building with several internal resale comparables.; People considering a compact one-bedroom but wanting two-bedroom and duplex alternatives within the same project.; Foreign buyers seeking a freehold condominium route and prepared to verify foreign-quota availability for the exact apartment before transfer.; may not suit: Buyers who specifically want a new building with current-generation common-area specification and minimal exposure to age-related apartment or systems refurbishment.; Anyone who needs a true station-door location with no last-mile segment; the building is on Naradhiwas Soi 14 rather than immediately beside a BTS platform.; Buyers who want to decide from one price-per-sqm number without reviewing condition, title, foreign quota, juristic-person records and maintenance history..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year conflicts: PropertyHub shows 2014, Home.co.th and DDproperty's summary metadata show 2015, while DDproperty's long-form description says 2016. The main record therefore keeps only completed status without selecting a year.
  • Published unit bands conflict: Home.co.th gives 1BR 27–42, 2BR 51–56 and duplex 49–72 sqm; PropertyHub gives studio 27, 1BR 28–39, 2BR 43–46 and duplex 50–71 sqm. The selected unit's title and plan should control.
  • Site area also differs: Home.co.th publishes 1 rai 2 ngan 62 sq wah, while DDproperty's long-form section gives 1 rai 2 ngan 50 sq wah. Site area is not promoted to the main record until a primary document resolves the difference.
