Why this project is worth a look
Space by central standards
The resale pool regularly includes one-bedroom homes around 54–65 sqm, two-bedroom units roughly 98–115 sqm, and three-bedroom apartments from about 130 sqm upward. That is generous for central Bangkok, but it also means renovation and mechanical condition carry more weight than they would in a brand-new compact unit.
A building you can inspect
The project is complete and operating. Buyers can assess the actual lobby, lifts, traffic noise, views, parking, shared facilities and the condition of the exact apartment before committing, rather than relying on a launch brochure or construction schedule.
Substantial shared facilities
Multiple sources confirm pools, fitness facilities, tennis, sauna, steam rooms, children’s areas and landscaped space. The breadth of the amenity set is a genuine feature of the building, although the present condition of each facility should still be checked during a viewing.
Useful Sathon transport
Sathorn BRT is quoted at roughly 180–220 metres and BTS Chong Nonsi at about 500–700 metres. That works well for many Sathon commutes without making the stronger claim that the building sits directly on a BTS entrance.
Unit selection matters
A late-2000s building should be bought apartment by apartment. Renovation history, air-conditioning, windows, waterproofing, common charges, planned major repairs and title/quota status can make two similarly sized units very different propositions.
About the project
The Empire Place is a completed high-rise condominium on Naradhiwas Rajanagarindra Road in Bangkok’s Sathon district. CapitaLand’s historical portfolio records place the development under TCC Capital Land Limited and list 493 residential units, a figure that is also repeated by FazWaz, DDproperty and several established Bangkok property databases. There is one 45-storey tower. For a buyer today, this is not an off-plan proposition: the building has been operating for years, so the real decision is between individual resale units with different renovation standards, views, floors, ownership quota status and asking prices.
What sets the building apart from much of Bangkok’s newer central-city stock is the amount of space inside many units. One-bedroom apartments are commonly marketed in roughly the mid-50s to mid-60s square metres, two-bedroom units around the high-90s to mid-110s, and three-bedroom homes from about 130 square metres upward. Duplexes and large penthouses also appear in the resale pool. That makes The Empire Place more relevant to buyers looking for a full-size city home than to buyers chasing the smallest possible entry ticket into Sathon. The trade-off is that an older building produces a wider gap between individual units: some have dated interiors, while others have been extensively rebuilt or combined.

The address used by Marriott is 88 Naradhiwas Rajanagarindra Road, Khwaeng Yan Nawa, Khet Sathon, Bangkok 10120. Marriott Vacation Club operates at The Empire Place, which is useful as an independent confirmation of the building and address. It should not, however, be read as evidence that the entire condominium is a Marriott-branded residence or that a privately owned resale apartment participates in Marriott’s hospitality or rental system. A normal resale unit here remains a separate condominium title owned and sold on its own terms.
The location works primarily as a Sathon business-district address. Current listing platforms put Sathorn BRT roughly 180–220 metres away, while the walk to BTS Chong Nonsi is generally quoted at about 500–700 metres. This is therefore walkable central Bangkok rather than a literal station-front building. Confirmed shared facilities include swimming pools, a gym, tennis court, sauna and steam facilities, children’s areas, gardens, lobby spaces and security. Several specialist databases also report 752 parking spaces, an unusually generous parking provision relative to the 493-unit count for a central high-rise.
As of 20 September 2026, The Empire Place has an active resale market rather than a single developer price list. Eastblue’s current inventory shows an entry point around THB 7.39 million for a 57 sqm one-bedroom unit; FazWaz starts around THB 7.9 million, while DDproperty carries a much larger pool of listings across several bedroom counts. These are asking prices, not a project-wide tariff. Renovation quality, floor, outlook, furnishing, tenancy and ownership quota can move the price materially, so the lowest public listing is best treated as a market anchor to investigate rather than a promise of available stock.
Foreign ownership needs to be checked at unit level. The condominium itself is a freehold project, but Thai law limits aggregate foreign ownership to 49% of the total area of all condominium units. Resale advertisements for The Empire Place can be marked under different quota categories, and a unit advertised as freehold is not automatically transferable into a foreign buyer’s name if the building’s foreign quota is unavailable for that unit. Before paying a meaningful deposit, the buyer should obtain a current quota confirmation from the condominium juristic person and make sure the transfer-of-funds evidence required for registration is in order.
The most important due-diligence question is therefore not whether The Empire Place is attractive in the abstract, but whether the specific apartment justifies its price inside a mature building. CapitaLand’s 2008 annual report records the project as completed in 2008, while most modern listing portals describe completion as 2009. The discrepancy does not suggest a different project, but it does underline the age of the property. Condition of in-unit systems, air-conditioning, windows, waterproofing, renovation quality, current common fees, planned major works and the finances of the condominium juristic person all matter. Two units with the same floor area can be very different purchases once those factors are inspected.
Ownership format
The condominium is freehold. A foreign buyer can register a selected unit in freehold within the 49% foreign-ownership quota measured by total unit area; quota availability must be confirmed for the specific unit before transfer. Any leasehold alternative, if relevant, needs separate contractual verification.
Unit types & sizes
A core resale format in the building. Current listings show meaningful price differences even at similar floor areas, so renovation, floor, outlook and quota status matter more than a project-wide average.
A full-size layout with substantially more living space than many newer central two-bedroom units. Resale stock includes apartments around 100, 105, 107 and 114–115 sqm.
The main family-sized format. Alongside typical 130–180 sqm apartments, the resale market contains much larger units, so bedroom count alone does not describe the scale or specification of a particular home.
A limited part of the building’s stock. These units should not be valued from a simple project-wide price per square metre because layout, combinations, private features, views and renovation quality can materially change the result.
The ranges combine current project databases and live resale listings rather than a single surviving developer catalogue. The building also contains listings described as studios, duplexes, penthouses and very large combined units. For any selected apartment, floor area and configuration should be checked against the title and unit plan, especially where the listing sits well outside the common size range.
