Why this project is worth a look

Existing resale stock

The building is presented as completed in 2012, so buyers can inspect the actual apartment and common areas rather than underwrite a future handover. The due-diligence focus shifts to condition, management, liabilities and the seller's title.

Low entry anchor

The lowest identifiable asking price is THB 1.29M for a 40 sqm one-bedroom unit. Because that listing also contains an obvious floor-number error, the figure is useful as a market floor reference only and needs live verification.

Several project records repeat a total of 14 units. If the figure is confirmed by condominium documents, internal comparable sales will be scarce, making unit condition and competing buildings in the same location especially important for pricing.

Paperwork beats branding

Online databases confuse A Plus with the separate APUS Condominium and overlap its address with View Talay 5C. For this asset, the unit title, registered condominium name and foreign-quota letter are more reliable identifiers than the marketing name used by a listing portal.

A Plus Condominium is a small Pattaya resale project with a surprisingly thin and inconsistent public record. The stable facts are more useful than the marketing labels: multiple property databases place it in Nong Prue, Bang Lamung, at 477/41 Moo 12 around Thap Phraya Road, and describe it as completed in 2012 with 14 units. This is not an off-plan purchase where the buyer is underwriting construction and a future handover. The decision is about an existing apartment, its title, physical condition, condominium management and the seller's ability to transfer it. In a case like this, the paperwork attached to the chosen unit matters far more than an old project description. A buyer should expect the title deed, condominium juristic-person documents and current fee position to answer questions that the internet cannot answer cleanly.

The biggest issue is identity. Several records tie the 477/41 address to the View Talay 5C area on Thap Phraya Road, close to the South Pattaya and Jomtien side of the city. Some listing systems, however, label A Plus as Central Pattaya. There is also a completely separate project called APUS Condominium in Central Pattaya. APUS was completed in 2010 and is widely documented as two eight-storey buildings with 158 units. One major property database has copied those exact APUS figures into its A Plus page. We have therefore excluded the 2010 / 158-unit / two-building / eight-storey dataset from this record. For a buyer, the practical solution is straightforward: use the listing name only to start the search, then identify the actual property through the unit title, registered condominium name and exact address before paying a reservation or deposit.

The more consistent A Plus records point to a compact completed inventory rather than a large master-planned scheme. Public profiles repeat the 2012 completion date and a 14-unit count. Current resale material includes one-bedroom apartments around 34 to 51 sqm, while secondary project descriptions publish a broader 37 to 101 sqm area range. We did not find a primary floor-plan book, registered schedule of unit types or reliable floor stack. That means the broader range should not be treated as an official unit matrix. On the resale market, this limitation is manageable because the buyer is purchasing one identifiable apartment rather than a theoretical type. The title should establish the registered area, and any alteration to the original layout should be checked against the documents and the physical unit.

Facilities are easier to reconcile than the project history. Swimming pool, fitness space, garden, parking, 24-hour security and CCTV recur across several independent project and listing records; some also mention a sauna and key-card access. In a 2012 building, however, the current condition of these amenities matters more than whether they once appeared on a project page. Common-area upkeep, lift condition, water systems, parking use and the visible standard of corridors and façades can reveal how actively the condominium is being managed. Buyers should also ask for the current common-area fee, any outstanding balance attached to the unit and whether the juristic person is planning material repair work. None of those items can be safely inferred from a facilities list.

Pricing needs the same discipline. The lowest identifiable resale anchor we found is THB 1.29M for a furnished one-bedroom apartment of 40 sqm, but that listing contains an obvious floor-number error and therefore has a visible data-quality problem. A separate, more recent DDproperty listing published in August 2026 offered a 34 sqm one-bedroom at THB 2.8M. That spread is too wide to turn into a simple project-wide valuation. Condition, renovation, outlook, furniture, title structure and the accuracy of the underlying listing can all change the price of an older resale unit. The THB 1.29M figure is useful as a lower market reference only. It is not a promise that an available, transferable foreign-freehold apartment can be bought at that level.

For an overseas buyer, ownership is a unit-level question. Thai condominium law allows foreign freehold ownership only within the foreign quota, which cannot exceed 49% of the total area of all units in the registered condominium. A platform label saying 'freehold' does not establish that quota is available for the apartment being offered today. Before money moves, the buyer should see the unit title and obtain confirmation from the condominium juristic person that the foreign quota is available for the proposed transfer. If a seller offers a leasehold structure instead, the rights, term and transfer mechanics need to be read from that specific contract. The identity issues around A Plus make this documentary check more important, not less.

The developer is another boundary we cannot responsibly fill in. A number of secondary property platforms attribute A Plus Condominium to A Plus Condo & House Co., Ltd., but we did not locate a primary developer page, original project brochure or other first-party record that firmly links that company to this exact condominium. For that reason the developer field is intentionally omitted from the registry record. On a completed resale asset, the missing developer history does not automatically prevent a purchase. Years after completion, the decisive legal evidence is usually the unit title, condominium registration, juristic-person status, liabilities and transfer documentation. Still, buyers should know that the developer attribution here is secondary rather than verified first-party information.

A Plus is therefore best approached as a unit-specific resale opportunity rather than as a project brand to buy on reputation. Its positives are tangible: it is completed, resale stock exists, and the lower end of the advertised market is accessible by Pattaya standards. Its weakness is an unusually messy data trail, including confusion with APUS and address records that overlap with View Talay 5C. If a particular apartment looks attractive, the next step is not to collect more generic project descriptions. It is to obtain the title, foreign-quota confirmation, common-fee clearance, registered condominium name and a clean explanation of where that unit physically sits. Those documents can turn a confusing online profile into a straightforward transaction — or reveal that the listing has been categorised incorrectly.

Ownership format

A foreign buyer can hold a condominium unit on a freehold basis only within the statutory foreign quota, capped at 49% of the total area of all units in the registered condominium. There is no public evidence confirming foreign-quota availability for a specific A Plus Condominium unit, so the title route and the condominium juristic person's quota letter need to be checked before funds are transferred. If the quota is exhausted, any leasehold route depends on the specific unit and contract.
