Why this project is worth a look
Small-building scale
South Beach is a single low-rise building with a relatively small apartment count: most databases show 56 units, while one detailed local source shows 48. Either figure makes it far more compact than Pattaya’s large resort compounds. That can suit buyers who prefer fewer neighbours and a simpler property, but it also makes the juristic person’s finances and reserve planning especially important because major repairs are shared across a smaller owner base.
Fully inspectable
The condominium has been operating for more than a decade, so there is no construction or handover risk to price in. A buyer can inspect the actual unit, roof, pool, lift, parking and common areas before signing. The trade-off is that building age becomes a real due-diligence item: maintenance history, waterproofing, equipment replacement, arrears and planned capital works matter more than the original sales brochure.
Pratumnak position
Orissa Alley gives South Beach a residential Pratumnak address with access from Soi 5 and Soi 6 rather than direct beachfront exposure. FazWaz puts Pratumnak Beach at about 0.9 km. The setting can work well for owners who want to move between central Pattaya and Jomtien, but Pratumnak’s slopes make actual walking comfort more personal than a map distance suggests.
Useful unit sizes
The building contains studios, one-bedroom and two-bedroom apartments. Project sources broadly place studios around 31–35 sqm, one-bedrooms around 51–54 sqm and two-bedrooms around 72 sqm. That gives buyers a genuine choice between a low-entry studio and a more liveable two-bedroom without moving into a much larger development. Individual resale layouts and renovations still need to be inspected unit by unit.
Active resale stock
Several units were actively marketed in 2026, and some studio listings explicitly showed foreign ownership. This gives a buyer more than one real-world benchmark for condition and asking price inside the same building. It does not remove legal checks: foreign quota, title, common-fee arrears and the seller’s ability to transfer clean ownership must be confirmed for the chosen apartment.

Most current project databases describe a single seven-storey building with 56 units, completed in 2012. One detailed local profile instead gives eight storeys, 48 units and a Q2 2013 completion date, even though that same page later says the building was completed in 2012. This is not enough to treat the records as two separate projects, but it is a useful warning: for an older resale condominium, the juristic-person records, registered building plans and the title deed of the chosen unit matter more than whichever project card happens to rank first online.
The address is on Orissa Alley in Pratumnak, with practical access from both Pratumnak Soi 5 and Soi 6. It is an inner residential street rather than beachfront frontage or a major traffic corridor. FazWaz places Pratumnak Beach at roughly 0.9 km and shows the local night market and everyday shops nearby. The location works well for buyers who want to sit between central Pattaya, Bali Hai and Jomtien without living directly in the busiest parts of any of them. That does not automatically make it a car-free address. Pratumnak is hilly, side streets can feel longer in heat or rain, and the most useful walking route depends on which beach access, convenience store or transport line you use. Anyone buying for full-time living should walk the immediate neighbourhood at the times of day they expect to use it.

The building’s small scale is one of the clearest reasons to shortlist it. Whether the correct historical count is 48 or 56 apartments, South Beach is materially smaller than Pattaya’s resort-style towers and multi-building compounds. The common areas are correspondingly simple: a lobby, passenger lift, covered parking, CCTV and security, with the rooftop swimming pool and deck forming the main leisure space. Buyers who prefer a quieter, low-rise condominium may see that as a strength. Buyers who expect extensive gyms, co-working rooms, children’s zones, multiple pools and large landscaped grounds will find the amenity package modest. Parking deserves particular attention. One detailed project source cites about ten spaces and a FazWaz resident review also describes the parking area as tight. If you own a car, verify your practical parking rights rather than assuming that a condominium purchase comes with a dedicated space.
The unit mix is straightforward but useful. FazWaz lists studios at roughly 31–35 sqm, one-bedroom units at 51 sqm and two-bedroom homes at 72 sqm. A second detailed profile gives approximately 32, 54 and 72 sqm. Live resale listings in 2026 confirm studios around 30.55–35 sqm and two-bedroom units around 72 sqm. Those are healthy sizes for buyers who are comparing South Beach with newer compact studios elsewhere in Pattaya, but the age of the building changes what “same size” means. Individual apartments have had more than a decade to be renovated, re-furnished, altered or neglected. Some listings may describe balconies, fitted kitchens or views that are not representative of every unit. Treat the project-level areas as a guide to the building’s original mix; the title-deed area, actual layout, condition, furniture inventory and any alterations in the chosen resale unit should control the decision.
Facilities require a little more caution than the headline project descriptions suggest. The rooftop pool, lift, parking, lobby, CCTV and 24-hour security appear consistently enough to treat them as core building features. The gym does not. FazWaz and Casa Pattaya include fitness facilities in their project data, while another detailed local profile omits a gym and a recent resident review explicitly says there is no gym. We therefore do not present a fitness room as a confirmed facility. Common-area fees also conflict: FazWaz and My Pattaya Real Estate show THB 52 per sqm per month, while Casa Pattaya displays THB 40 without making the calculation basis sufficiently clear. For a 2012 building, the current juristic-person budget, reserve fund, arrears, major-repair history and meeting resolutions are more meaningful than an old portal field. Ask for the current fee schedule and building accounts before committing to a purchase.
South Beach has active resale liquidity at the lower end of the Pratumnak market, at least in the sense that there are multiple live units advertised. On 7 September 2026, the lowest visible asking level we found was about THB 1.59 million for a studio, with other current studio asks around THB 1.69–1.79 million and two-bedroom units around THB 3.6 million and above. These are asking prices, not appraised values or achieved sale prices. Floor, view, renovation quality, furniture, seller urgency and ownership status can easily produce large differences inside the same building. Importantly, recent studio listings have explicitly advertised foreign ownership, showing that foreign-freehold units do circulate here. That still does not guarantee that the cheapest unit, or the unit you choose, can be transferred into foreign quota. The quota position must be confirmed for that transaction before a non-refundable deposit is paid.
For a foreign buyer, the legal framework is the standard Thai condominium regime. Foreigners may own condominium units freehold provided the aggregate foreign-owned area remains within the statutory 49% cap and the condominium juristic person can issue the required confirmation for transfer. In a resale, due diligence should focus on the seller’s title, liens or encumbrances, outstanding common fees, the foreign-quota certificate, the payment route and the agreed allocation of taxes and transfer costs. The building itself deserves equal attention: inspect the lift, rooftop waterproofing and pool areas, fire-safety systems, parking, common-area maintenance and house rules. South Beach is strongest when evaluated as an existing, inspectable piece of real estate in a mature neighbourhood. There is no construction story to believe or disbelieve; the buyer can see the unit, building management and physical condition before deciding whether the price compensates for the age and relatively simple amenity package.

Ownership format
A foreign buyer may hold a condominium unit freehold within the statutory foreign quota, which may not exceed 49% of the total unit area in the building. The selected unit still needs a current quota certificate from the condominium juristic person. If foreign quota is unavailable, any leasehold alternative is a separate contractual structure and must be reviewed for the specific seller and documents.

A Thai company with the exact registered English name AMORN PROPERTY MANAGEMENT CO.,LTD., registration 0205551023786, did exist and is now shown as liquidation completed, but the corporate record alone does not prove that it developed this building.
