The developer's own area map positions the building within the wider cluster of Yin Yom Beach, Cozy Beach, Pattaya View Point, Bali Hai and central Pattaya. Buyers should still test their own driving or walking routes, but the location supports more than one Pattaya use case rather than depending on a single beachfront strip.

Hospitality-style amenities

The project was built with reception, food-and-beverage spaces, a rooftop pool and fitness area, sauna and other service-oriented common facilities. The current Trademark Collection by Wyndham hotel confirms that hospitality use is active today. That is attractive for buyers who value service, but it also makes the management documents more important because private-owner access and hotel operation should not be assumed from the brand name alone.

Several usable layouts

The official range runs from a 27.14 sqm studio through compact one-bedrooms and two-bedroom units to 59–72 sqm duplexes. This gives the building more product variety than a tower made almost entirely of small studios. For resale comparisons, however, the spread inside the two-bedroom category is large enough that area and plan matter as much as the bedroom count.

Active resale choice

Large portals still show dozens of Beverly Mountain Bay units for sale and rent in September 2026. That does not guarantee liquidity, but it gives buyers observable asking prices and a choice of floors, sizes and ownership status rather than a single developer price list. The wide price spread is also a warning to compare like with like: view, furnishing, quota, condition and registered area can materially change value.

Documents beat the story

The project's main weakness is data consistency, not lack of information. Completion years, unit totals and street numbers vary across otherwise credible profiles. The right response is not to average them into a neat story; it is to use the completed building as the starting point and verify the selected unit's title, foreign quota, juristic-person records, outstanding charges and any hotel-management agreement before relying on investment claims.

About the project

Beverly Mountain Bay Pattaya is a completed high-rise condominium on Pratumnak Hill, along Pratumnak Soi 5. JANTARAPA's current project page describes a single 22-storey building on 1.5 rai with 199 residential units, ranging from studios to one- and two-bedroom apartments and duplexes. The location is on the hill rather than directly on the shoreline, which is worth stating because some resale ads loosely call it beachfront. What the project actually offers is a position between South Pattaya and Jomtien, with beach areas, the viewpoint and Bali Hai side of the city within the wider Pratumnak neighbourhood. For a buyer, the practical question is therefore not whether the lobby opens onto sand, but whether the hill location, road access and the view from a specific floor suit the intended use.

The branding history can be confusing until the older and current names are put together. Ramada Pattaya Mountain Bay appears throughout earlier project portals, while the building now hosts Beverly Mountain Bay, Trademark Collection by Wyndham. Wyndham's own location directory lists that Pattaya hotel, and the hotel's current site uses the same Pratumnak Soi 5 address. The evidence points to a change in hospitality branding around the same underlying development rather than a second tower. That distinction matters because old sales pages also carried rental-return programmes and hotel-management promises. Those historic offers should not be treated as current contractual rights. A resale buyer needs the agreement attached to the exact unit, the condominium rules and any current hotel-management arrangement, not a legacy brochure promise.

The building is clearly operational in 2026, but public completion dates do not line up. JANTARAPA's live project page and official sales kit say 'ready to move in 2023'. DDproperty, FazWaz and several older portal records use 2021, while PropertyHub's current Beverly Mountain Bay project page shows 2024. The current Wyndham-affiliated hotel is open and there is an active resale and rental market, so 'completed' is the defensible construction status. A single completion year is not. This is a good example of why a completed resale purchase should be anchored in the condominium title, juristic-person records and the unit's transfer history rather than a portal's project-year field.

Unit counts are easier to reconcile. The developer's own materials consistently state 199 units. DDproperty and FazWaz show 201; FazWaz's longer description clarifies that this can be read as 199 residential units plus two retail units. We therefore record 199 residential units as the primary figure and preserve 201 as the alternative all-premises count. The difference does not suggest a separate phase: the number of floors, developer, unit mix, location and Ramada alias all match. For buyers comparing density or reviewing common-area obligations, it is still useful to know why both figures circulate online.

The unit mix is unusually well documented for an older Pattaya project. The official project material gives a studio at about 27.14 sqm, one-bedroom units at 34.77–36.77 sqm, two-bedroom units at 43.81–67.12 sqm and duplex layouts at 59–72 sqm. The sales kit shows multiple one-bedroom plan types and a typical 3rd–14th floor plan combining studios, one-bedroom and two-bedroom apartments. That breadth means bedroom count is only a starting point. A 44 sqm two-bedroom and a 67 sqm two-bedroom are fundamentally different products, and current listings also show occasional labelling errors. On resale, the exact unit number, registered area, floor, orientation and plan should be matched before two asking prices are compared.

Facilities were designed around a hotel-style experience. JANTARAPA lists a lobby, 24-hour reception, restaurants, coffee shop, infinity-edge pool, pool bar, sauna, sky garden, sky fitness, golf putting area, CCTV and automated parking. FazWaz places the lobby on the first floor and the pool and gym at rooftop level. The operating hotel continues to advertise a rooftop pool, gym, sauna, restaurant and bar. That is a more service-heavy package than a basic residential tower, but the ownership consequence needs to be read carefully: a facility being in the building does not by itself establish which services are included for every private owner, which are hotel-operated, or whether there are different fees or access rules for different units.

As of 9 September 2026, the lowest visible asking-price anchor is THB 2.69 million. PropertyHub has a current listing at that level for a roughly 27.14 sqm compact unit, Thailand-Property shows the same project starting from THB 2.69 million, and Gecko Properties also carries a studio at THB 2.69 million. The catch is ownership status: Gecko marks its low-priced studio as Thai ownership, while other current listings in the building are explicitly offered in foreign quota. This is why the project-level starting price should be treated as a market floor, not as a promise that a foreign-freehold unit is available at the same number. Foreign-quota stock can be priced differently and changes unit by unit.

For a foreign buyer, the underlying asset remains a condominium despite the Wyndham hotel branding. Thai rules allow foreign freehold within the statutory foreign-ownership quota, capped at 49% of the condominium's aggregate unit area, subject to eligibility and transfer documentation. DDproperty labels the project tenure as freehold and current resale ads demonstrate both foreign-quota and Thai-ownership stock. The exact quota status of the selected unit must be confirmed with the condominium juristic person before transfer. Because this is a completed resale building, there is no single current developer instalment plan to rely on; reservation money, settlement timing and transfer-cost allocation are negotiated for the actual sale. That transaction structure should be checked together with any hotel-management agreement, outstanding common charges and the unit title.

Ownership format

Foreign freehold is possible within Thailand's 49% foreign-ownership quota for the condominium. If the selected unit is not available within that quota, foreign freehold cannot be transferred; a leasehold structure may be offered instead and its term and renewal mechanics must be checked in the actual contract. Beverly Mountain Bay currently has both foreign-quota and Thai-ownership listings, so the selected unit's status must be confirmed before transfer.
