Pratamnak, not beachfront

The building sits on Soi 4 inside Pratamnak rather than directly on the shoreline. The beach is walkable, but sea views are not an automatic feature of every apartment. The location works better for buyers who value a settled neighbourhood between central Pattaya and Jomtien, with everyday services around the surrounding streets, than for someone whose priority is stepping straight from a lobby onto the beach.

Resale stock is varied

Open-market inventory includes compact one-bedrooms, conventional two-bedroom layouts and much larger upper-floor units. That gives buyers several price points but makes project-wide averages less useful. A 30 sqm resale and a 160 sqm upper-floor apartment are not interchangeable products simply because they share the same address. Registered area, floor, view, renovation, furnishing and title status should drive the comparison.

Ownership is unit-specific

Foreign ownership is not a blanket attribute attached to the building. Thailand limits foreign ownership to 49% of the total condominium unit area, and the juristic person must confirm the available foreign proportion for transfer. For an overseas buyer, that means the ownership status of the selected apartment belongs near the top of the shortlist criteria, not at the end of the paperwork process.

A few web catalogues attach a different set of figures to the shortened name Siam Oriental Garden — two buildings, seven floors, 56 units and a 2007 completion. Those records conflict with the developer and the exact Garden 1 profiles, so they have been treated as database conflation rather than blended into this dossier.

The company markets itself as Siam Oriental Condos and states that it has operated in Thailand since 2004, concentrating its developments on Pratamnak. Major project databases identify The Siam Oriental Trading Co., Ltd. as the developer entity for Garden 1. For a buyer, the useful point is not the marketing history by itself but the need to match the resale unit to the correct building. Listings in this neighbourhood are often shortened to Garden, Siam Oriental or similar variants. Before paying a deposit, the unit number, condominium title, registered project name and seller details should all point to the same property rather than relying on the listing headline alone.

The building sits on Pratamnak Soi 4, on the hill between central Pattaya and Jomtien. It is not a beachfront tower and should not be marketed as one. Its appeal is a more residential setting with everyday shops, restaurants and services around the surrounding sois. FazWaz places Pratumnak Beach at roughly 0.7 km, while a specialist Japanese project directory gives about 0.9 km; the difference is plausible given different start points and walking routes. The practical takeaway is that the coast is reachable on foot, but buyers who plan to walk daily should test the actual route and the hill for themselves. Road access also works in both directions, towards central Pattaya and towards Jomtien, which is useful for residents who do not want their daily routine tied to only one side of the city.

Public project data consistently shows one- and two-bedroom apartments as the core mix. FazWaz lists 35 sqm for a one-bedroom and 78 sqm for a two-bedroom; a specialist Japanese directory gives a broader 35–48 sqm range for one-bedroom stock. Resale inventory is less tidy. A DDproperty listing posted in August 2026 offers a 30.04 sqm one-bedroom, while PropertyHub shows a 160 sqm two-bedroom on the eighth floor. Those larger or smaller resale examples should not be treated as proof of a standard original floor-plan range: units can be combined, altered or simply measured and described differently across portals. The title plan and registered area of the apartment being purchased are the figures that matter for a transaction.

The amenity package is straightforward rather than resort-scale. The developer lists a swimming pool, recreation area, sun terrace, lift, 24-hour CCTV, security and underground parking. FazWaz also lists a communal gym and lobby area. That is a sensible fit for a 78-unit residential building if the buyer values a compact condominium over a large complex with multiple pools and extensive leisure facilities. Because Garden 1 is already mature, however, the relevant question is how those shared assets perform today. The lift, pool equipment, waterproofing, parking access, façade condition and common-area maintenance can all be inspected. An openly available 2021 co-owner meeting record discussed building budget items, façade work and an internet installation, illustrating why recent juristic-person records are more useful to a resale buyer than an old amenity list alone.

FazWaz currently publishes a common-area fee of THB 39 per sqm per month and a sinking-fund figure of THB 500 per sqm. These are useful reference points, but we did not find a current September 2026 fee schedule issued directly by the condominium juristic person. A resale buyer should therefore confirm the live tariff, whether the seller has cleared all common fees, the balance and intended use of the reserve fund, and whether any extraordinary building contribution has been approved. In an older building, those details can matter as much as the asking price because a seemingly inexpensive apartment can become less attractive if major common works or unpaid owner obligations sit immediately behind the transfer.

The lowest asking price located during this research was THB 1.2M for a 30.04 sqm one-bedroom on DDproperty, listed on 6 August 2026. It is a market listing, not a developer price, and it sits below a number of other Garden 1 offers, so the specific unit deserves normal due diligence on floor, view, renovation, furniture, title status, outstanding fees and the reason for the pricing. Resale stock in the same building ranges into much larger and more expensive apartments, so the headline minimum should not be read as a project-wide valuation. Foreign buyers also need a unit-level ownership check: a condominium can qualify for foreign freehold in principle while a particular resale apartment may be registered in Thai quota or otherwise unavailable for foreign registration at that moment. The juristic-person confirmation of foreign quota is therefore part of the deal, not a generic project feature.

Ownership format

A foreign buyer may register a condominium unit in their own name if foreign-quota capacity is available at the time of transfer; foreign ownership is limited to 49% of the aggregate unit area in the condominium. The status of the selected unit should be confirmed through the condominium juristic person before transfer registration.
