A smaller building
With 121 apartments in one eight-storey block, the project is easy to understand for buyers who do not want a thousand-unit complex. The amenity offer is still substantial for that scale. The trade-off is that management quality matters visibly because a relatively small owner base ultimately supports the pool, fitness areas, lift, security and other shared assets.
A simple unit mix
The original product is entirely one-bedroom, from 25 to 33 sqm. That makes resale comparisons cleaner: the real differences are usually layout, floor, view, renovation and furniture rather than radically different apartment categories. It suits one person or a couple; a household needing a genuine second bedroom should look elsewhere from the outset.
Useful shared space
Co-working areas, a library corner, fitness room, boxing corner and the sky-level pool give residents several places to work or spend time outside a compact apartment. An EV charging station was also part of the original specification. In 2026, their maintenance and operating rules matter more than the fact that they appeared in the launch feature list.
An established market
The project has moved beyond developer sales into a normal secondary market, with both sale and rental inventory visible in August 2026. Buyers can compare actual apartments rather than negotiate against one historical launch price. The THB 1.59M lower sale anchor is a specific resale ask, not a project-wide valuation.
Quieter, not station-front
The building sits inside Soi 20 Mithuna rather than directly on busy Ratchadaphisek Road. That offers a more residential setting, but Sutthisan MRT is roughly 1.2–1.5 km away depending on the mapping reference. It works better for residents comfortable using a motorcycle taxi or car for the short connection than for someone who insists on a daily station walk.
About the project
Asher Ratchada-Huai Khwang is a completed low-rise condominium by A Plus Real Estate in the residential street network of Huai Khwang, inside Soi 20 Mithuna Yaek 5. It consists of one eight-storey residential building with 121 units and a basement parking level. Primary sales are no longer the relevant buying route: the developer publicly announced the project sold out in August 2023. In 2026, a buyer is therefore choosing an individual resale unit from an existing owner rather than buying generic developer stock. Condition, furniture, rental history, juristic-person arrears and foreign-quota availability matter more than the original launch package.
The name needs careful handling because Asher Ratchada is a separate development. Thailand's government EIA database lists individual reports for Asher Ratchada-Huai Khwang and Asher Ratchada under the same project owner. The target property here is report no. 12883 and the 121-unit building associated with 2021 completion. Asher Ratchada has a different report, 117 units and an earlier completion year. They are not phases of one building and they should not share pricing, unit data or resale stock. The physical scale is compact. Launch-era project information describes a site of about 0-3-55 rai, a single eight-storey block, one basement parking level and 121 apartments. Parking was stated at approximately 30% excluding tandem spaces. That ratio is worth treating as a practical ownership question rather than a brochure statistic: anyone planning to drive every day should inspect the evening parking situation, confirm the current allocation rules and understand whether spaces are fixed, shared or managed by the juristic person. A smaller resident population can feel more private, but it also means that the ongoing cost of substantial shared facilities is spread across a limited number of owners.
The original residential mix is entirely one-bedroom. The published range is 25–33 sqm, divided at launch into seven plan families: A, B1, B2, B3, C, D and E. The differences are not just cosmetic variations in size. Kitchen position, balcony arrangement, bathroom access and the shape of the living area vary between layouts. This works naturally for one person or a couple seeking a compact Bangkok base, but there is no original two-bedroom family product to graduate into. Current rental advertisements occasionally claim 43 sqm units; because that exceeds the documented original range, we do not treat 43 sqm as an established standard unit type without documents for the specific property.
A current project profile gives the ceiling height as 2.4 metres. That is functional rather than generous, so a viewing should focus on daylight, room depth, storage and furniture circulation as much as headline floor area. In a 28–31 sqm apartment, a sensible kitchen separation or useful wardrobe wall can have more daily value than a few extra square metres in an awkward shape. Launch reviews show that some plans used enclosed kitchens, while several B-series configurations placed bathroom access through the bedroom. Those details can materially change how comfortable the unit feels when guests stay over or when the apartment is used as a long-term rental.
The amenity package is more developed than the basic low-rise combination of a small pool and gym. The original scheme included a double-volume lobby with Wi-Fi, co-working space, a library corner, fitness room, boxing corner, a sky-level infinity-edge pool and an EV charging station. Access control, CCTV and 24-hour security are also listed in current project profiles. In a completed building, however, the useful question is no longer whether an amenity appeared in the launch brochure. Pool condition, gym equipment, lift maintenance, access systems and staffing are evidence of how the building is actually managed. The published common fee is currently THB 49 per sqm, but the latest rate, sinking-fund position and any arrears attached to the selected unit should be confirmed directly with the condominium juristic person.
The location is more nuanced than the project's name and launch advertising might suggest. The building is not on the Ratchadaphisek frontage and it is not a station-door condominium. It sits inside Soi 20 Mithuna Yaek 5, roughly 500 metres from Sutthisan Winitchai Road. Launch material described Sutthisan MRT as two minutes away and Huai Khwang MRT as three minutes away, but those were driving times. Independent location profiles put Sutthisan at roughly 1.2–1.5 km depending on the reference point. In normal daily use, many residents will choose a motorcycle taxi, taxi or private vehicle for the first leg rather than walk to the MRT in Bangkok heat or rain.
That deeper soi position also has an upside. The immediate surroundings are more residential and separated from the constant traffic of Ratchadaphisek Road, while Sutthisan Winitchai provides connections back toward Ratchada and across the district. The wider catchment includes the Rama 9 and Thailand Cultural Centre commercial areas, with The Street Ratchada, Esplanade, Big C Ratchadaphisek, Fortune Town and Central Rama 9 among the better-known destinations. A buyer whose routine depends on stepping directly onto the Blue Line should compare closer station-front buildings. Someone working around Ratchada, Huai Khwang or Sutthisan and willing to use short local transport may find the trade-off more attractive.
The resale market is active enough to establish a meaningful price range rather than rely on old developer prices. On 1 September 2026, the lowest active asking price we could verify was THB 1.59M for a unit of about 27 sqm, listed on 6 August. The same current project search also showed roughly THB 1.9M for 28 sqm and THB 3.05M for 31 sqm. Floor area alone clearly does not explain that spread. Floor level, view, renovation, furniture, appliance condition, seller urgency and legal readiness all affect the asking price. THB 1.59M is therefore a lower market anchor, not a promise that any one-bedroom in the building can be bought at that figure.
The rental side remains active as well. Late-August 2026 listings for typical 25–31 sqm units clustered around THB 12,000–14,500 per month. There are higher asks, but some belong to unusually stated floor areas or more extensively renovated properties. Those advertisements demonstrate that tenants still search the building, but they do not establish a guaranteed yield. Asking rent is not the same as signed rent, and an owner still absorbs vacancy, agent fees, common charges, repairs and replacement of furniture or appliances. For an investment purchase, actual lease history for the selected unit is more useful than applying a portal rent to every apartment.
Foreign ownership is comparatively straightforward in legal structure because this is a registered condominium, but it is not automatic. Thai condominium rules allow eligible foreign buyers to own units freehold only within the foreign quota, capped at 49% of the total condominium-unit area in the building. Current resale advertisements describe units as freehold, but that label does not prove that the selected unit can be transferred to a foreign buyer at the time of purchase. The condominium juristic person must issue a certificate confirming the foreign-ownership proportion for the Land Department transfer. A buyer who specifically needs foreign freehold should make that certificate a pre-deposit condition rather than assume availability from the listing.
Taken as a whole, Asher Ratchada-Huai Khwang has a clear use case. It is not a new-build payment-plan product, not a true walk-out-of-the-lobby MRT location and not a family condominium with larger two-bedroom stock. Its appeal is in compact completed one-bedroom units, a small building, a usable shared-facility package and an observable resale and rental market at relatively accessible Bangkok price points. The limitations are equally concrete: an inner-soi address, limited parking, modest ceiling height and the need to judge each resale unit on its own condition. Buyers who accept those trade-offs should compare actual units and documents rather than rely on the old 'smart condominium' positioning.
