The developer identity is unusually consistent for an older resale project. Home.co.th, DDproperty, PropertyHub and Scancondo all name Srichai International Co., Ltd. as the developer. The same sources also broadly agree on five buildings, eight floors and 664 units. There is no current developer sales programme to evaluate, which means due diligence should shift toward the operational reality of the estate: lifts, corridors, parking, security, pool condition, major-repair history, common-fee collection and whether maintenance quality differs materially from one building to another.

The completion date is the clearest unresolved factual conflict. DDproperty, PropertyHub, FazWaz and Hipflat use 2009, with several profiles specifying January 2009. Home.co.th instead lists Thai year 2548, equivalent to 2005. The core record therefore uses January 2009 because it is supported by several independent project databases, while the discrepancy is preserved rather than averaged away. For an actual purchase, the building age should be reconciled against the condominium juristic-person records and the selected unit's title documents, especially if planned or completed capital works are important to the decision.
The resale market is active enough to provide useful price discovery. On 9 September 2026, DDproperty showed a project sale range beginning around THB 1.19 million and extending to roughly THB 2.8 million, while FazWaz displayed stock from about THB 1.2 million. PropertyHub was carrying dozens of live sale and rental advertisements. That depth of stock is useful: a buyer can compare renovated and unrenovated units, different buildings and several size points rather than relying on one isolated listing. It also means the lowest headline price should never be treated as a project-wide valuation.
The historic size range reported by Home.co.th and Scancondo is about 26–52 sqm. Current market ads line up reasonably well with that range, including studios and one-bedroom apartments around 27–32 sqm, as well as 38, 41, 44–46 and 52 sqm one-bedroom units. Some portals also display larger or two-bedroom apartments, but those listings are not consistent enough with the standard project data to use as a formal original unit schedule. They may represent combined, altered or simply misclassified units. For this project, the condominium title and registered area of the apartment being purchased are more reliable than a generic unit-type table.
Location is practical rather than truly station-front. The project sits around Thanaphon 2 Alley, off the Ratchadaphisek Soi 18 / Pracha Rat Bamphen area in Huai Khwang. Major portals consistently associate it with Huai Khwang MRT, but their quoted distances vary from roughly 1.2 to 1.9 kilometres. A buyer who intends to commute by rail should therefore test the actual route from the relevant building rather than reading 'near MRT' as a promise of a short walk. The upside is that the surrounding district is already mature, with local retail, schools, markets, restaurants and everyday services embedded in the neighbourhood.
The amenity package is functional. PropertyHub lists lifts, parking, security, key-card access, CCTV and a swimming pool. FazWaz also confirms a communal pool, car parking, 24-hour security and CCTV. Fitness is less clear: DDproperty names a fitness corner while PropertyHub's structured facility list does not confirm one, so it is safer not to treat a gym as a core project facility until checked on site. PropertyHub also reports a common fee of THB 25 per sqm; because this is an older completed estate, the current juristic-person invoice and any special assessments should be checked before relying on that historic portal figure.
Foreign ownership needs to be checked at unit level. DDproperty labels the condominium tenure as freehold, but Thai condominium law only allows foreign freehold within the statutory foreign quota. Some resale records for Ratchada City 18 are explicitly marked Thai Quota, which is a useful reminder that a project-wide freehold label does not guarantee that every advertised apartment can be transferred to a foreign individual. Before paying a deposit, a foreign buyer should obtain the title deed, juristic-person foreign-quota confirmation and no-debt certificate and confirm the transfer mechanics for that exact unit.
Ratchada City 18 makes the most sense when judged as an older, high-volume urban resale complex rather than as a substitute for a new launch. Its strengths are a low entry price by Bangkok standards, a broad pool of live comparables and unit sizes that can be relatively generous for the money. Its weaknesses are equally tangible: age, building-to-building variation, inconsistent portal data and a location that is connected to the MRT network without being at the station door. A well-selected unit can work for owner-occupation or long-term rental, but the project rewards inspection and document review more than brochure-led buying.
