Why this project is worth a look

Deep resale choice

Circle usually has a meaningful number of units on the market across different floors, sizes and renovation levels. That gives a buyer something more useful than a single showcase listing: you can compare what the market is charging for condition, view, floor height and space within the same development. The key is to compare units with similar quota status and genuinely comparable specifications.

Multiple transport options

The project sits within reach of MRT Phetchaburi and Airport Rail Link Makkasan, while BTS Nana connects it to the Sukhumvit line. It is not directly above a station, but it offers more than one way to move through central Bangkok. For a resident who regularly travels between Asoke, Rama 9, Sukhumvit and the airport corridor, that flexibility can be more useful than dependence on a single line.

Broader unit spectrum

Circle is not limited to compact studios and one-bedroom apartments. The resale market also shows two- and three-bedroom homes, plus very large upper-floor formats around 295–296 sqm. That makes the development relevant to both individual city buyers and households needing substantial space, although large units deserve especially careful verification against their registered plans.

Facilities are inspectable

The pool, gym, garden, spa areas, library and other shared spaces already exist and can be judged in their current condition. For an established building, this is a major advantage over buying from renderings: the buyer can see how the property has aged, how common areas are maintained and whether the current management standard supports the asking price.

About the project

Circle Condominium is a large completed residential complex on New Phetchaburi Road in central Bangkok, positioned between the Asoke–Phetchaburi corridor, Makkasan and the approach to Nana. It is no longer a developer-led new launch. The building is established, occupied and actively traded on the resale and rental markets. That changes what a buyer should investigate. Instead of relying on renderings or construction promises, you can inspect the actual tower, common areas, management environment, views, lift traffic and the exact condition of the unit being offered. The trade-off is greater variation between individual homes: after more than a decade of occupation, different owners have renovated, furnished or altered their units to very different standards.

The development contains two residential towers. Fragrant Property's current project page identifies Tower I at 30 floors and Tower II at 43 floors, with 917 units in total, on a 5-0-3 rai site. This is a sizeable city condominium rather than a boutique building. Its scale creates a relatively deep secondary market: major portals regularly carry dozens of units for sale and a much larger pool of rentals. That liquidity is useful when comparing layouts and prices, but scale also means that tower, floor, orientation, corridor position and proximity to lifts matter. A buyer should compare like with like rather than treating every listing under the Circle name as interchangeable.

The physical identity is unusually well supported for an older project. A filing by the Circle Condominium Juristic Person with Thailand's Office of Natural Resources and Environmental Policy and Planning gives the address as 1674 Phetchaburi Rd., Makkasan, Ratchathewi, Bangkok 10400. Property databases place the same complex by Soi Phetchaburi 36 on New Phetchaburi Road. This helps reconcile the names used around the market: Circle Condominium, Circle 1 and Petchburi Circle refer to the same development in this dossier. The two towers are components of that condominium, not separate projects that should be priced or researched as unrelated buildings.

Transport is one of the practical reasons to consider the location, but the project should not be described as an on-station condominium. Fragrant Property gives roughly 700 metres to MRT Phetchaburi, 1.4 kilometres to BTS Nana and 1.3 kilometres to the Rama 9 expressway access; other property databases give slightly different walking distances to the MRT depending on the route and measurement point. Airport Rail Link Makkasan is also nearby. In day-to-day terms, Circle works well for someone moving between Asoke, Sukhumvit, Rama 9 and the airport rail corridor, but the final walk is through the real New Phetchaburi urban environment. It is worth testing that route in heat, rain and evening traffic before deciding that the station distance fits your routine.

The common facilities are more extensive than the basic pool-and-gym package found in many comparable buildings. Across the developer and major project databases, the recurring features include a swimming pool with a children's section, gym, spa facilities, jacuzzi, library, media or movie room, garden, parking, 24-hour security, CCTV and key-card access. FazWaz specifically places the pool, communal gym and garden on the eighth floor. With a mature condominium, the current condition matters more than the original feature list. Equipment can be replaced, rules can change and some services can operate differently from their launch-era descriptions, so facilities should be inspected rather than valued purely from a portal checklist.

The unit mix is one of Circle's more interesting characteristics. PropertyHub's project data lists a 32.28 sqm studio, one-bedroom layouts at 42.60–47.60 sqm and a 72.75 sqm two-bedroom type. FazWaz shows a broader resale range: approximately 32–47 sqm for one-bedroom units, 72–93 sqm for two bedrooms, 94–177 sqm for three bedrooms and very large four-bedroom homes around 296 sqm. Those figures should not be mistaken for one perfectly consistent original schedule. The resale market includes different descriptions, possible alterations and large penthouse-format units. For any purchase, the condominium title deed and registered plan for the exact unit are more important than a generic portal floor-plan label.

The current lower price anchor on FazWaz is THB 3.6 million as of 1 September 2026. That number is useful for establishing the broad entry budget, but it is not a developer price and it does not mean that a typical unit in average condition can always be bought at that level. Resale pricing can move sharply with renovation quality, floor, view, size, seller motivation and quota status. For a foreign buyer, quota status is particularly important: a unit labelled Thai Quota and one that can be transferred within Foreign Quota are not legally equivalent purchases even if their asking prices and floor areas look similar.

Circle is best understood as an established central-Bangkok condominium with a functioning secondary market rather than a speculative bet on a future neighbourhood. Its appeal is the combination of broad resale choice, larger common areas and access to several transport corridors. Its limitations are equally tangible: building age, a large resident population, the need to assess individual unit condition carefully, and inconsistencies across public databases on items such as completion year and common-area fees. A sensible buying process here is to inspect several comparable units in both towers, request the current juristic-person documents and only then decide whether the price difference between listings is justified.

Ownership format

A foreign buyer can register condominium freehold only if the selected unit can be transferred within the statutory foreign quota, capped at 49% of the aggregate condominium unit area in the building. Current Circle listings include both Foreign Quota and Thai Quota labels, so the transfer status must be verified for the exact unit with the condominium juristic person; a lease may be available only if separately offered by the owner and is not equivalent to registered foreign freehold.

  • The current common-area fee is inconsistent across sources: PropertyHub lists THB 40/sqm while FazWaz lists THB 53/sqm. The live rate should be obtained from the Circle Condominium Juristic Person, so no fixed fee is placed in the main project fields.
  • Published distance to MRT Phetchaburi varies: the developer gives 700 m, Serve gives 800 m and FazWaz gives 900 m. The difference is likely due to different starting points and walking routes; the actual route should be tested on site.
