Why this project is worth a look

An existing city base

The project is anchored in an established Thon Buri neighbourhood rather than relying on a district that still has to be created. A major road is at the site, the operating BTS is already accessible, and hospitals and retail exist around the project today. The future Purple Line could improve the location further, but the purchase case does not have to depend entirely on that future infrastructure.

A broad size ladder

Five clear unit bands run from 35 sqm to 190 sqm. That gives owner-occupiers more room to match the apartment to their life stage instead of choosing between a very small investor unit and a much more expensive family home elsewhere. The 42.5 sqm and 53–71 sqm ranges are particularly useful for buyers who need a separate work, child or flexible-use zone.

Amenities across levels

Common facilities are spread through the building rather than concentrated in a decorative lobby. Everyday services sit near the entrance, a major leisure cluster is on the seventh floor, and view-oriented spaces are high in the tower and on the roof. That distribution makes sense in a large project, but it also makes the precise relationship between a unit, lifts and amenity floors worth checking before purchase.

Two transport horizons

The location has a transport network that works now through BTS and roads, plus potential upside from the Purple Line extension under construction. That is more robust than a project whose accessibility depends on one future station. Buyers should still underwrite the present-day journey separately and treat the future station as an additional scenario rather than an operating fact.

Risks can be identified

The project is unusually well documented for an early-stage launch: floor count, unit total, size bands, floor use and much of the amenity programme are public. The trade-off is that construction is still early, public prices have moved and completion dates conflict across sources. The attraction is therefore not an absence of risk, but the ability to define the key contract checks before committing capital.

About the project

Supalai Premier Taksin–Wongwian Yai is a new high-rise residential project by Supalai on Bangkok’s Thon Buri side, fronting Somdet Phra Chao Taksin Road in Bukkhalo. The scheme is a single 38-storey tower with 830 units in the official project count: 828 homes and two retail units. Apartment sizes run from 35 to 190 sqm and the mix stretches from one to four bedrooms. That breadth matters more than the project’s premium branding. A buyer can choose anything from a compact home for one person or a couple to a genuinely large family apartment without leaving the development. The building is still at an early construction stage, however, so the purchase is for a future product rather than a completed home. Timing, final execution and the exact unit pool available at contract stage therefore deserve more weight than they would in a ready-to-move project.

The location works because Thon Buri is already connected to Bangkok’s established commercial core rather than waiting for a new district to appear around it. The site sits directly on a major road, without a long drive into a secondary soi. Supalai states that Wongwian Yai and Pho Nimit stations on the operating BTS Silom Line are about 900 metres away and plans a shuttle to Pho Nimit. A station on the southern extension of the MRT Purple Line, near Somdet Phra Pinklao Hospital, is marketed at roughly 350 metres. That future line is meaningful, but it is not an operating transport option in August 2026. A present-day commute still depends on the road network, the existing BTS, buses, taxis or private transport, so buyers should separate today’s connectivity from the project’s future transit story.

This is not a small boutique tower. Parking occupies several lower levels, residential floors sit above, and amenity zones are distributed across the ground level, the seventh floor, the upper tower and the rooftop. Published plans include an infinity-edge pool, fitness facilities, steam room, theatre room, children’s areas, social and work spaces, a sky lounge, gardens and a rooftop jogging track. Parcel handling and private storage are also part of the ground-level programme. The breadth of facilities is useful in a large building, but 828 homes also mean meaningful pressure on lifts, common areas and management during peak periods. Unit selection should therefore include a close look at the distance to lift cores, service zones and amenity floors rather than focusing only on the view and internal plan.

The unit ladder starts with a 35 sqm one-bedroom. A one-bedroom-plus format is about 42.5 sqm, two-bedroom units span roughly 53–71 sqm, three-bedroom homes run from about 92 to 129.5 sqm, and the four-bedroom format reaches 190 sqm. That is a wide range for a single Bangkok condominium. It gives couples and families room to move up in size without changing location, and it makes the project relevant to several owner-occupier profiles rather than only entry-level investors. Size alone is not enough to judge value, though. Different orientations, floors and sightlines can create substantial differences in heat exposure, road noise, privacy and eventual resale appeal even within the same nominal unit type.

Pricing needs a date attached to it. At the September 2025 launch, Supalai and contemporary project reviews publicised a THB 2.19M starting point. By August 2026, Supalai’s live public project promotion shows a higher starting figure of THB 2.59M. Active DDproperty listings were around THB 2.74M at the low end when checked, while other portals displayed still higher lower bounds. For this dossier, THB 2.59M is treated only as the current public developer anchor on 22 August 2026, not as a blanket price for every one-bedroom unit. Before committing, a buyer needs the exact unit number, floor, aspect, fit-out package, instalment schedule, balance due on transfer and all transaction charges. Launch pricing is useful history, but it is not a promise that equivalent stock remains available at the old number.

Completion timing is another area where sources have not converged. Several large property platforms continue to display January 2028, yet a Supalai press release links the condominium’s completion to 2029, in line with the expected opening period of the southern Purple Line extension. Later Thai project reviews also use 2029. The registry therefore uses 2029 as the stronger first-party indication and keeps 2028 as an explicit source conflict rather than averaging the dates. For a buyer, the contractual completion and transfer clauses should control any plan for moving in, renting out or reselling. A one-year difference is material when a project is still early in construction because it changes both the waiting cost and the timing of the final capital requirement.

The surrounding neighbourhood is already urban rather than speculative. Hospitals, established retail and the street network of Thon Buri are in place today. Supalai places Samitivej Thonburi Hospital at roughly 350 metres, The Mall Lifestore Thapra at about 1.6 km and ICONSIAM at about 3.8 km. This is not a resort residence or an isolated suburban compound; its appeal is city access, multiple road links and the prospect of stronger rail connectivity over time. Buyers who work in Sathorn or Silom should still test the trip during their own commuting hours. Marketing claims about reaching the CBD in around ten minutes can describe a favourable driving scenario, but they are not a substitute for a route checked in real traffic.

For an international buyer, the legal question is not whether a listing labels the tenure as freehold; it is whether the chosen unit can actually be transferred within the foreign ownership quota at registration. Thai condominium rules cap foreign freehold ownership at 49% of the aggregate condominium-unit area in a building. Public project pages and current portals support condominium/freehold tenure in general, but none of the material reviewed discloses the remaining foreign quota for individual units. That makes quota confirmation, the sale and purchase contract, evidence for overseas fund remittance and transfer documentation more important than a simple freehold badge. In an off-plan purchase, these points should be agreed before a material reservation or contract payment, not left until handover.

Ownership format

The project is a condominium development. A foreign buyer can register freehold only while the selected unit can be transferred within Thailand’s statutory foreign quota, capped at 49% of the aggregate condominium-unit area in the building. Public materials do not disclose the remaining quota for individual units, so it must be confirmed before reservation. If a unit cannot be transferred within the foreign quota, any alternative structure, including long leasehold, needs separate contract and title review.

35 sqm

The entry format and smallest published size in the project. At 35 sqm it still separates the bedroom from the living area, making it a more conventional city home than a studio. It is the simplest fit for one person or a couple, although floor and orientation can materially change road noise, heat and outlook.

42.5 sqm

The extra room creates a useful buffer for a study, child’s room or guest space without moving all the way to a two-bedroom. It is one of the more flexible choices for a couple working from home or planning to stay for several years. The detailed plan should be checked for natural light and the way the additional room is separated from the main living area.

2 bedrooms
53–71 sqm

The size band is wide enough that two apartments with the same bedroom count can feel very different. The lower end suits a small family or a couple needing a dedicated office, while the larger layouts provide more storage and shared living space. Comparing these units by bedroom count alone would miss the importance of exact size, kitchen position and orientation.

3 bedrooms
92–129.5 sqm

The family segment starts around 92 sqm and extends to almost 130 sqm. Published project material says larger homes from three bedrooms upward receive fixed parking with provision for EV charging, which differentiates them from smaller layouts. These units make more sense as long-term homes, so storage, bedroom privacy and the exact parking allocation matter alongside price and view.

4 bedrooms
190 sqm

The largest published format is 190 sqm. This is not a typical investor apartment but a relatively rare family product within the scheme, where the decision will depend on the exact plan, views and remaining stock. Launch material placed this type in a much higher price bracket, so current availability and pricing should be requested for the specific unit rather than inferred from the project’s headline price.

The size bands are supported by detailed Thai project reviews and fit Supalai’s official overall 35–190 sqm range. Current public pricing by unit type was not consistently disclosed on 22 August 2026, so launch-era type prices are not presented as live prices here.
