Why this project is worth a look
Already in guest use
The sales material describes Santanyi Ungasan as ready, and a live short-stay listing supports that claim for at least one villa. The buyer can assess a real guest experience rather than only an artist's impression. Completion and lawful operation must still be established for the specific asset.
A genuinely private layout
The one-bedroom arrangement brings together a private pool, a kitchen and roof-terrace space for a couple or solo guest. It has a distinct appeal for short stays, although the missing area schedule prevents a sound square-metre comparison with alternative villas.
Management is visible
Agmakina Stays is already marketing the Ungasan villa to travellers. Public reviews provide an initial view of the service, while the value to an owner depends on a separate set of evidence: bookings, gross receipts, operating expenses and the terms of the actual management agreement.
A flexible Bukit base
Ungasan is a base for exploring several parts of South Bali, not a beachfront address in itself. The exact access road and neighbouring buildings remain unverified, and a guest-facing construction-noise warning makes a property-specific visit particularly informative.
Clear entry price, incomplete deal
The developer advertises prices from EUR 110,000. Whether that buys the available villa on the terms a purchaser expects is a different question, driven by the named unit, remaining lease period, contractual rights and all costs due at purchase and during operation.
About the project
Santanyi Ungasan Villas is being sold as an operating product rather than a promise of a future handover. Agmakina Group presents finished, furnished one-bedroom villas with their own pools and an established holiday-rental operation. That matters because there is something tangible to examine: the quality of the finished interiors, the arrival process for guests, the operator's maintenance arrangements and the actual experience of staying in the property. It does not remove the need to examine the purchase contract. The name also calls for care. Agmakina markets a separate Santanyi Balangan Villas property, which it describes as delivered and sold. The Balangan project should not be used to fill missing details about the villas for sale in Ungasan, even though the layouts and branding appear similar.

The accommodation itself is designed for two people. Public descriptions give one bedroom, one bathroom and a private swimming pool. The identifiable Santanyi Ungasan rental listing adds a living area, fitted kitchen and rooftop terrace, alongside air conditioning, wireless internet, a television, a coffee maker and on-site parking. Entry is arranged through a smart lock rather than a conventional hotel reception. Together, these details describe the everyday appeal more convincingly than a generic luxury label: guests have a private place to swim, somewhere to make meals and an outdoor space away from the bedroom. Yet the specification available for one rental unit is not a certified schedule of inclusions for every villa offered to purchasers. Furniture, appliances and equipment should be matched to the particular villa being acquired.
One bedroom is also a real limit, not merely a different price point in a wider range. A couple or solo traveller can use the space comfortably for a holiday, and a kitchen may make a longer visit more convenient. It is less suitable for a family that needs a second sleeping room, for two unrelated people who want privacy, or for someone expecting a dedicated working room. The sources do not supply verified building, land or internal floor areas for the Ungasan villas. In particular, the rooftop should not be treated as evidence for a stated number of storeys or added into an invented saleable-area figure. Anyone comparing these homes with other compact villas needs actual dimensioned plans, preferably distinguishing enclosed accommodation, poolside space and the terrace.
The address currently resolves only to Ungasan in South Kuta, Badung Regency, on Bali's southern Bukit Peninsula. Agmakina places the development in the wider Uluwatu market. Its rental description refers to Melasti Beach, Balangan Beach and the Garuda Wisnu Kencana cultural park as nearby destinations, but those references cannot establish a street address or reliable journey time. We found no published plot identification or verifiable coordinates for Santanyi Ungasan itself. That uncertainty has practical consequences. A villa can sit within an attractive district yet have a difficult access lane, neighbouring construction, very little privacy from the adjacent roof or an awkward journey to the places a buyer expects to visit. These are characteristics of a specific site, not of the district name on an advertisement.
Ungasan is not a beachfront promise. It is more useful to think of it as a base for moving around the Bukit than as a location where guests necessarily step straight onto the sand. The Santanyi Ungasan Airbnb listing also contains an unusually specific warning: construction is taking place nearby, typically between 8 a.m. and 6 p.m. The warning does not establish that every villa is affected equally, nor that work will continue indefinitely. It is nevertheless relevant to a buyer who expects quiet daytime use or needs strong guest reviews. Noise can change the appeal of a stay even when the villa itself is attractive. No independent completion date for the surrounding works was identified, so the immediate neighbours and the outlook from the roof deserve a closer look before a particular villa is reserved.
Agmakina's dedicated project page and development catalogue advertise entry pricing of EUR 110,000. An example elsewhere on the group's website uses roughly EUR 127,000 as its Santanyi investment-calculator reference. Those figures should not be blended into an assumed price range. An example calculator can use different assumptions, while a from-price says little about the unit available today. A reliable transaction budget needs a named villa, a written price, the included furnishings, the buyer's taxes and professional fees, the payment currency, any current rental-booking obligations and the agreed legal structure. The operator's general sales pages describe assistance with remote purchasing and a notary, but a unit-specific payment schedule or reservation agreement for Santanyi was not available in the research sources.
An operating rental channel is useful evidence, and there is a public Santanyi Ungasan listing hosted by Agmakina Stays with recorded guest reviews. This supports the narrower conclusion that at least one villa has been receiving paying guests. It does not prove that all the villas in the development have been transferred, that every unit is let under the same terms or that the person selling a particular villa owns the rights they intend to transfer. Nor does an active accommodation listing establish the property's planning classification or tourism permissions. A buyer can use the current listing to understand the guest offer and service standards while keeping the legal and financial verification separate.
Rental management may be convenient, but convenience has a price and a contract. Agmakina's published management guide says its usual fee is 15% of rental income and describes work including pricing, distribution, guest support, cleaning and upkeep. We have not seen a Santanyi-specific management agreement establishing that exact fee or defining every cost included in it. Platform commissions, utilities, repairs, consumables, pool maintenance, local charges and the owner's own tax circumstances can materially change what remains from a booking. Some services may be included by one operator and billed separately by another. For a villa already trading, the most informative evidence would be actual statements showing revenue received, fees, cancellations, operating costs and payments to the owner, followed by the agreement explaining how those numbers will be treated after a sale.
The group's occupancy disclosures provide some trading context but not a mature track record. In September 2026 it publicised 90% occupancy for Santanyi Ungasan, while explicitly explaining that the sample covered only the first seven days after opening. A later October report, with data through 9 October 2026, gives the Ungasan villa 80% occupancy over the most recent 30 days. That same report excludes Santanyi from its primary 90-day comparison because it has not been open long enough. These numbers are not contradictory: they describe different periods. They are also the operator's published figures rather than independently audited accounts. Occupancy alone does not tell a buyer what nightly rates were actually collected, how many nights were blocked for maintenance, or how much cash an owner ultimately received.
The area's economics make that distinction important. Agmakina cites PriceLabs neighbourhood figures dated 14 September 2026 showing 160 competing listings around Ungasan, an area occupancy comparison of 56% and a EUR 55 nightly median for one-bedroom accommodation. The data may be a useful starting point, but it comes to the reader through a commercially interested operator; it is not a bespoke independent valuation of Santanyi. A private pool and professional hosting can help a villa compete, yet similar-looking properties may have very different reviews, locations and ongoing costs. The purchase case should survive more than a few weeks of strong bookings. It should also make sense at a less generous occupancy level and after the full cost of keeping the property in good condition.
Ownership is a separate decision from the villa's physical appeal. Agmakina generally offers its developments through contractual long-term land leases, marketed as leasehold. A lease is not the same as freehold ownership of the land. Indonesian land law also distinguishes Hak Milik, full land ownership generally reserved for Indonesian citizens, from rights such as Hak Pakai, a right of use subject to eligibility and conditions, and Hak Guna Bangunan, a right to build and use land under specified rules. None should be automatically substituted for the actual instrument behind this particular sale. Public materials did not establish the land-title holder, the contracting entity, when the lease clock started, when it ends or whether any renewal is enforceable rather than merely proposed. Those details affect both how the owner can use the villa and what a future buyer may be willing to pay.
The developer presents the scheme as ready and rented, and the live guest listing lends support to an operational-completion description. Building and operating permissions still need their own evidence. Indonesia's PBG framework concerns approval for building works; SLF relates to the building's fitness for use. Neither the project-specific documents nor a verifiable planning or tourism-use approval were available in the sources reviewed. That is not evidence that approvals are missing. Similarly, Agmakina Group is clearly the public development brand, but a marketing website cannot show which Indonesian legal entity owns the land rights, signs the sale agreement or receives the purchase funds. Corporate directories show more than one company with an Agmakina-related name, making the identification of the actual counterparty especially worthwhile.
The public sales inventory is not settled either. The Spanish-language catalogue says two Santanyi Ungasan villas remain, while a version of the English homepage says four; the project page labels a figure of two units without clearly establishing the total development size. This is not enough to publish a definitive unit count or available-stock figure. A buyer should instead establish which numbered villa is actually being offered and whether there are leases, bookings or operating agreements attached to it. The remaining land-lease term can matter as much as the asking price, especially when the intention is to resell later. An appealing furnished villa may still be difficult to value when the rights to transfer it, the renewal mechanics and the future operating costs are unclear.
Santanyi Ungasan therefore makes the most sense as a potentially inspectable, compact rental villa with an existing guest-facing operation, not as a pre-packaged return claim. It may work for a buyer who wants occasional personal use alongside professional letting, provided owner stays are actually permitted under the agreement. A rental-focused purchaser has a different priority: real net distributions, a legally workable structure and sufficient remaining lease time. The next useful information is not another marketing projection but a documented offer for a particular villa, its exact map location, the title and lease documents, planning and operating permissions, and a complete history of receipts and expenses. Those materials would turn the apparent benefits of a finished property into facts that can support a purchase decision.
Ownership format
Agmakina Group markets its villas on a contractual land-lease basis, commonly called leasehold. No unit-specific Santanyi Ungasan agreement, lease commencement and expiry dates, renewal terms or land-title holder have been publicly verified.

Best for: Buyers seeking a compact, completed private-pool villa for occasional trips as a couple, with the possibility of holiday letting when they are away. Personal-use dates still need to be addressed in the management agreement.; Rental-oriented buyers who would rather analyse an existing guest listing and operating statements than speculate on a building schedule, and who are prepared to distinguish gross bookings from net distributions.; Purchasers comfortable evaluating a contractual land lease, its remaining term, the transfer rights and the implications of any renewal provisions before thinking about resale.; may not suit: Families who need separate bedrooms or a dedicated office and buyers seeking a spacious permanent residence: the established one-bedroom arrangement is not designed around those needs.; Anyone requiring a verified beachfront location, guaranteed ocean views, a publicly disclosed land title or audited net returns before considering a property. None of those claims has been established for this project..
