Freya adds a dedicated room on the ground floor. That can work as an office, guest room or bedroom for an older family member; this is why some directories count the layout as four bedrooms even though the detailed plan describes three bedrooms plus one multipurpose room.
Amenities with purpose
The amenity package goes beyond a decorative lobby: a large garden, children’s areas, a pet zone, work spaces and the roughly 2 km jogging/bike route can all be used in normal weekly life. That matters more in a suburban estate where most errands still involve a car.
Connected, not walkable
Ram Inthra Km.9 Pink Line station is roughly 2.2–2.5 km away depending on source and route, and SENA promotes a shuttle service. Rail access is therefore helpful but it does not turn the project into a station-adjacent home; the last-mile leg remains part of the routine.
Title checks matter
SENA’s legal disclosure identifies multiple land-title deeds and a mortgage over the project land with Land and Houses Bank. That is not automatically a red flag, but the selected plot’s release and transfer path should be clear in the transaction documents, especially where a foreign buyer needs a separate lawful ownership structure.

The current project page presents Park Ville 2 mainly as a twin-house development and states 192 homes. Some third-party databases still show 193 homes and refer to both twin houses and detached houses. For a buyer looking at what is actually being marketed now, the developer’s current 192-home figure and twin-house product are the safer baseline; the older mix should not be treated as guaranteed live inventory.
The project sits on the Kanchanaphisek frontage/parallel road in Khan Na Yao, Bangkok 10230, inside the wider SENA Park Residences estate near Ram Inthra. This is suburban Bangkok rather than a rail-oriented inner-city address. A detailed road review gives the project coordinates as 13.842449, 100.683337 and notes that Park Ville 2 is roughly 1.1 km inside the wider estate from the shared main gate. That extra internal approach is easy to miss when a brochure focuses on nearby malls or the Pink Line. In day-to-day use, a car is still the natural default. SENA does, however, advertise a resident shuttle to Ram Inthra Km.9 station, which gives the project a useful public-transport fallback.

The land area is about 36 rai 1 ngan 31 sq wah according to SENA’s legal disclosure. Current house choices are much tighter than the project’s early marketing range. Freyr is a 177 sqm, two-storey twin house with three bedrooms, three bathrooms, a separate kitchen and parking for two cars. Freya is 180 sqm with the same bedroom and bathroom count, plus a dedicated multipurpose room on the ground floor. Some property directories call Freya a four-bedroom layout because that flexible room can function as a bedroom. The more precise description is three bedrooms plus one flexible room, which is also more useful when judging whether the layout works for an older parent, a home office or guests.
Older reviews described a broader 177–235 sqm range and a mix of twin and detached houses. Those figures help explain why some portals still show four bedrooms or parking for up to four cars, but they should not be merged into the current unit cards. More recent sales-focused material says the active twin-house range is Freyr at 177 sqm and Freya at 180 sqm, with plots starting from 39 sq wah. A buyer specifically seeking a detached house or a 200+ sqm format should therefore ask for live stock rather than assume the older product set is still for sale. This dossier keeps the historical scope visible as context without presenting it as current availability.
The shared amenities are more substantial than the token pool-and-gym package found in many small housing compounds. Sources consistently describe a two-storey clubhouse, saltwater swimming pool with a children’s section, fitness room, work and meeting areas, a large landscaped garden, children’s play space, a pet area and a combined jogging/bike route marketed at about 2 km. Access control, CCTV and 24-hour security are also part of the project setup. For an owner-occupier, these facilities matter because the location is not a walk-out urban neighbourhood: being able to exercise, work for a few hours or take children and pets outside without leaving the compound adds practical value.
Energy efficiency is a major part of SENA’s pitch. The homes are promoted with rooftop solar and EV-ready infrastructure, while common areas also use solar power. The equipment claim is credible enough to record as a feature, but the savings claims need more caution. Different promotional pages cite different solar-system specifications and different estimated electricity savings. Rather than turning those numbers into a promised return, a buyer should inspect the actual system attached to the selected house: panel and inverter capacity, whether a battery is included, warranties, service responsibility and whether the equipment is included in the quoted purchase price. The hardware matters; the headline percentage saving is marketing until the installed specification is verified.
As of 4 October 2026, the main SENA project page advertises a starting price of THB 7.19 million. Separate SENA campaign pages have recently shown THB 7.69 million, while older market pages show THB 7.5–7.9 million or more. These figures should not be averaged. They reflect different campaign dates, plots and possible incentives. The THB 7.19 million number is therefore used only as the current developer-advertised entry point, not as a promise that a specific Freyr or Freya home is available at that price. The selected plot, land size, included fit-out, promotion and transfer terms need a fresh quotation.
Foreign-buyer structuring is a more important issue here than it would be for a condominium. Park Ville 2 is housing on land, and Thailand generally does not allow a foreign individual to hold ordinary freehold title to land in their own name except in narrow statutory circumstances. SENA’s public project page does not publish a dedicated foreign-purchaser structure for this development, so it would be unsafe to assume a lease, building-only ownership or any other arrangement before seeing the actual contract. The developer’s disclosure also states that the project land is covered by multiple land-title deeds and is mortgaged to Land and Houses Bank. For a specific purchase, the transfer documents should make clear how the selected plot is released and conveyed.
There is no clean single answer on construction status in the public sources. SENA says construction started in November 2023 and originally expected part of the project to be completed in December 2024. PropertyHub labels the project completed in 2024; Tooktee gives a 2026 completion year; SENA still carries Park Ville 2 under its new-project inventory; and an independent review described some homes as ready earlier. Because those labels conflict, this record deliberately omits a definitive construction_status and expected_completion field. The useful question is not which portal has the neatest year, but whether the exact house, access roads, common facilities and transfer paperwork are complete and ready for handover now.
