SENA Park Grand Ramindra is a completed low-rise estate of detached two-storey houses in Khan Na Yao on Bangkok’s eastern side. It sits by the Kanchanaphisek outer-ring corridor and also connects toward Ram Inthra through Sena Park Avenue. The location is suburban in the practical Bangkok sense rather than remote: Fashion Island and The Promenade are nearby, the Pink Line now serves the Ram Inthra corridor, and major road links are close at hand. Daily life, however, is still much more car-oriented than it would be in a central condominium district.

The estate is relatively contained for a landed-housing community. Multiple project profiles and historical reviews consistently describe 174 homes, while SENA’s legal disclosure gives the site area as 42 rai, 2 ngan and 17.6 square wah. The common facilities include a clubhouse, swimming pool with children’s and Jacuzzi areas, fitness room, landscaped communal areas and controlled security. That matters more than the original lifestyle slogans: the project has a real shared amenity core rather than being simply a collection of houses behind a gate.

The original house range was designed around family use. Geo Smart provides 154 sqm, Aqua Smart 165 sqm, Oxy Smart 190 sqm and the larger Nova Smart 239 sqm. The first three original formats are mainly three-bedroom homes, while Nova Smart is a four-bedroom layout, and the historical specifications show two parking spaces across the range. Resale stock can differ because owners have extended, renovated or reconfigured individual houses, so a current listing’s room count should not be assumed to represent the original developer plan.

There is no clean single completion year across the public record. Public project databases variously show 2014, 2018 and December 2020, while SENA’s live legal disclosure says construction started in December 2018 with part of the works expected to complete in December 2022. At the same time, SENA now markets the project as ready to move and the secondary market is active. For a buyer, the useful conclusion is not to force one project-wide completion date, but to verify the build year, transfer history and physical condition of the specific house being purchased.

The legal project structure also deserves a closer read. SENA is the consumer-facing project brand and developer name used across the market, yet the official project disclosure names Property Gateway Co., Ltd. as the land owner and land-allocation entity. The same disclosure identifies land title deed no. 6392 for part of the site, land-allocation licence no. 209/2556 and building permit no. ขคน.21/2559. None of that is inherently problematic, but the seller named in a transaction, the recipient of funds, the title holder and the contractual rights should form one documented chain for the particular property.

SENA’s live page currently shows a starting range from THB 8 million. Early-October 2026 resale advertisements include three-bedroom houses around THB 8.19–8.9 million, while larger or substantially altered homes are marketed much higher. This is therefore a project where a headline starting price is only a rough anchor. Plot size, house type, renovation level, solar equipment, age of finishes and any owner modifications can materially change the value of one house relative to another.

For a non-Thai buyer, land ownership is the decisive legal issue. Thai law generally prevents foreigners from owning land directly except under narrow statutory exceptions. A building interest can be dealt with separately, but a project listing marked freehold should not be read as proof that a foreign individual can register the underlying land in their own name. The estate can be attractive as a finished family-home product, yet the land and building rights still need to be mapped clearly in the documents of the specific transaction.

Ownership format

Resale listings describe houses in the project as freehold, but that does not give a foreign buyer an automatic right to own the land. The land title and the building interest need to be treated separately: direct foreign ownership of Thai land is generally unavailable except under narrow statutory exceptions.

Current project profiles most often show Geo Smart, Aqua Smart and Oxy Smart, while detailed early material also documents a 239 sqm Nova Smart. Newer market profiles use labels such as New Geo, New Aqua, New Oxy and Maple, and some resale homes have clearly been altered by owners. A listing’s plan name should therefore be treated as a starting point and matched against the actual floor plan, built area, plot and title documents of the specific property.
