Why this project is worth a look
Phase identity matters
Siamese Asset reports the original 70-home Phase 1 separately from the 36-home Phase 2. Keeping them apart prevents newer Phase 2 layouts and lower asking prices from distorting the picture of the original estate.
Proper family-scale space
Phase 1 offers twin and detached houses from roughly 182 sqm to the mid-300s. The range is meaningful for owner-occupiers, from the relatively compact Kin Man to larger four-bedroom Kin Chou homes.
Industrialised home system
SCG HEIM modular construction was a genuine differentiator at launch, with steel-frame modules and integrated building systems. On resale, however, the original specification is only the starting point; the current physical condition determines how much of that value remains.
A finished neighbourhood
A buyer can inspect the real streets, neighbours, landscaping and security rather than relying on a future master plan. The corresponding responsibility is to inspect an ageing house carefully and to understand current estate management rather than launch-era promises.
Land rights need work
For a foreign buyer, a landed home is legally more complicated than a condominium unit. The land title, building ownership and any lease arrangement need to be checked for the specific property before the economics of the deal can be judged.
About the project
Siamese Kin Ramintra is a gated landed-housing development by Siamese Asset in Khan Na Yao, eastern Bangkok. The first thing to get right is the project identity. Siamese Asset’s corporate disclosures separate the original development as Siamese Kin Ramintra Phase 1 and list a later Siamese Kin Ramintra Phase 2 as a different project. Phase 1 has 70 homes; Phase 2 has 36. Many property portals blur those phases together and show totals of 107, 106 or even 143 units under the same consumer-facing name. This dossier therefore covers the original Phase 1 rather than combining later stock, layouts and pricing into one artificial project.
That distinction matters most when looking at price. By the end of 2025, Siamese Asset reported 69 of the 70 Phase 1 homes as sold. In other words, a buyer in 2026 should treat this primarily as a resale search, not as a conventional new-launch inventory exercise. Current DDproperty listings included a house of roughly 206 sqm at THB 11.99M on 6 October 2026 and a 334 sqm house at THB 16M. Those are useful market anchors, but they are not a developer price list. Plot size, renovation history, furnishing, position within the estate and the condition of the building systems can easily create a large gap between two houses that started from the same plan.

The original phase is built around two-storey detached and twin houses. Legacy project material consistently identifies Kin Man at about 182.6–188.9 sqm with three bedrooms, Kin Oku at about 206.5 sqm with three bedrooms, and larger Kin Chou variants around 292 sqm and 334.8 sqm with four bedrooms. Older consumer pages for the wider Siamese Kin scheme also show the three-storey Kin Sen townhouse. Because the developer later reports Phase 2 separately, the townhouse product is not folded into the Phase 1 unit mix here. On any resale viewing, the original plan name should still be cross-checked against the actual title and floor plan, as owners may have altered internal rooms or systems over time.
What made Siamese Kin distinctive at launch was the SCG HEIM modular construction concept associated with Japanese industrialised homebuilding. Contemporary descriptions refer to factory-produced structural modules, steel framing, enhanced wall insulation, filtered-air systems, home automation and security sensors. That background is useful because it tells a buyer what sort of house they are inspecting. It is not a substitute for inspection. A house that is several years old should be assessed on the current condition of the roof, joints and seals, moisture protection, air-conditioning, electrical and plumbing systems, built-in automation and any modifications made by previous owners.
The shared amenity package is relatively restrained. Sources repeatedly confirm controlled access, CCTV, 24-hour security and a communal garden, while a detailed launch-era review states that the scheme did not have a clubhouse. The estate was also organised into smaller residential clusters with additional gates. For an owner-occupier, that can be more relevant than a long amenity list: the everyday value depends on whether the roads, landscaping, gates and security are still managed properly. The current common-area charge is not reliably published, so a buyer should request the latest fee schedule and check whether the particular property has any outstanding estate charges before agreeing a price.
The location is on Soi Ram Inthra 64 in Khan Na Yao, with access to the Ram Inthra and Ratchada–Ram Inthra road network. Fashion Island and The Promenade are major nearby retail anchors, and the eastern ring road gives useful road connectivity around this side of Bangkok. The Pink Line improves public-transport options compared with the project’s launch years, but this is still a car-oriented address rather than a station-front development. A current listing places the project roughly 1.6 km from PK25 Outer Ring Road–Ram Inthra station. Buyers commuting toward central Bangkok should test the trip at the actual hours they expect to travel; east-Bangkok road access can look simple on a map but behave very differently at peak time.
Foreign ownership needs more care here than it would in a condominium. These are landed homes, and foreign nationals generally cannot hold ordinary freehold title to Thai land. Thailand has a narrow statutory route for residential land ownership under Section 96 bis of the Land Code, involving conditions such as a substantial qualifying investment and ministerial approval, but that is not the normal way an overseas buyer acquires a house. A listing described as 'freehold' may simply describe the tenure available to a legally eligible Thai owner. An overseas buyer needs a property-specific review of the land title, the building ownership, any proposed lease and the exit or inheritance mechanics before treating the structure as workable.
The strongest reason to consider Phase 1 is not that it is new—it is not—but that it combines substantial internal space, a relatively low-density landed format and an unusual construction system in an established part of eastern Bangkok. The trade-off is that the purchase decision becomes very house-specific. A well-kept Kin Oku or Kin Chou with a good plot and clear documents can be materially more attractive than a cheaper unit requiring major system work. Conversely, a buyer seeking a simple foreign-title structure, a small ticket size or an investment that can be compared mainly on rental yield will probably find a condominium easier to analyse and transact.
Ownership format
Foreign buyers generally cannot hold ordinary freehold title to Thai land. A house purchase may therefore require separate treatment of the land and the building; any leasehold or other lawful structure must be confirmed from the title deed and the contract for the specific property. Nominee-company structures are not treated as a legitimate solution.
Home types & sizes
A two-storey, three-bedroom twin house with two parking spaces. It is the most compact confirmed Phase 1 house format; on resale, plot size and owner alterations should be checked against the original documents.
A two-storey, three-bedroom detached house with two parking spaces. One of the October 2026 resale listings is close to this floor area, making Kin Oku the clearest bridge between the original plan and the current secondary market.
A four-bedroom layout with three parking spaces, materially larger than Kin Oku without going to the biggest Kin Chou footprint. Independent project reviews identify this variant; the exact plan name should be confirmed for any resale house.
The large four-bedroom format, originally shown with a maid's room and three parking spaces. A house of this size was marketed around THB 16M in September–October 2026, although plot and condition matter more than the matching floor area alone.
The layouts above are treated as the original Phase 1 house range. Older consumer pages often place the Kin Sen townhouse under the same overall project name, but corporate disclosures separate the later Phase 2; Kin Sen is therefore excluded here. Resale homes may also have been modified from their original internal layouts. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 11.99M in a DDproperty resale listing dated 6 October 2026 for a house of about 206 sqm. This is a secondary-market reference, not confirmed developer inventory; the exact house, condition, furniture, land rights and transaction terms need to be checked separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. - Siamese Asset's corporate disclosures show 70 homes in Phase 1 and 36 in Phase 2, while public property portals often display 107 or 143 units under the shared project name. This dossier follows the developer's phase-level disclosure.
- Sources disagree on the original completion year: several legacy sources state 2018, while FazWaz and current DDproperty listings use July 2019. A definitive Phase 1 handover date was not available on the accessible current developer page.
- The land-title type and the legally available ownership structure for a foreign buyer are not publicly confirmed for an individual house. They must be checked against the selected plot and building documents.
