One eight-storey building with 150 units is a smaller residential population than many mass-market developments in the area. The pool, fitness room, work spaces and rooftop garden are shared across fewer households. The nuance is that low internal density does not make the surrounding district quiet: Ramintra remains a busy retail and transport environment.

Compact, focused layouts

The range is centred on one-bedroom and one-bedroom-plus homes, broadly from 21.4 to 43 sqm. That is a coherent fit for a single resident or couple, particularly when a separate bedroom and a small work zone matter more than a large overall floor plate. Buyers needing genuine two- or three-bedroom family space should look elsewhere rather than force this project into the wrong use case.

Frasers Property Home launched the scheme in 2025, and by 2026 it had moved from a construction story to a completed, occupied building. That distinction matters. A buyer is no longer assessing a promise from renders: the actual building, common areas, approach road, views, noise and individual unit condition can now be inspected. The developer's official page shows a starting reference of THB 2.39 million as of 20 August 2026. Other property directories still display different price points, so the number on a portal should be treated as a lead, not as the final price of an identifiable unit.

The development consists of one low-rise building with eight residential floors, underground parking and shared facilities spread across several levels. Homes run from the second through eighth floors. The second floor carries the main amenity deck, including the swimming pool, fitness room, co-working area and meeting room, while the rooftop has a landscaped garden. The arrival level includes the lobby and juristic office, and the building has two passenger lifts. With 150 homes, this is materially smaller than many mass-market projects in outer Bangkok. That does not automatically make it quiet, but it does mean the pool, gym, lifts and management areas are shared by a relatively limited number of households rather than by several hundred or more than a thousand units.

The location is the most straightforward reason to consider the project. The entrance is on Soi Ramintra 99, very close to the main Ramintra Road. Frasers Property states roughly 100 metres to Wong Waen Ramintra station; independent project reviews put the walk at around 150 metres depending on the reference point. Fashion Island is next to the site rather than merely somewhere in the district. For day-to-day living, that makes groceries, food, services and retail genuinely walkable. Drivers also have access toward Kanchanaphisek Outer Ring Road and the wider eastern Bangkok road network. The trade-off is equally clear: this is an active retail-and-transport location. Buyers who want a secluded residential lane, low traffic and a distinctly central-Bangkok urban setting should not assume this address will feel like either of those things.

The unit mix is deliberately compact. Project material groups the layouts into Types A, B, C and D, but third-party databases differ slightly on the exact minimum and maximum areas for each sub-type. The most consistently supported picture is one-bedroom homes of roughly 21.4–34.0 sqm and one-bedroom-plus layouts around 37.0–43.0 sqm. This is not a family-oriented two- or three-bedroom scheme. It is better suited to a single resident, a couple, or someone who values an extra work or flex zone without moving into a large apartment. Within the same nominal category, the plan matters: kitchen separation, window position, bedroom orientation and whether the living area faces the courtyard can affect the feel of a small home more than a modest difference in headline square metres.

At launch, independent reviews described the apartments as fully fitted, with flooring, kitchen cabinetry, hob and hood, digital door lock and bathroom sanitary ware included to the project's standard specification. A 2026 buyer, however, is purchasing an actual finished unit, not the launch specification in isolation. Some inventory may still come from the developer while other units may be resales; furniture packages, appliances and owner upgrades can therefore vary. The same caution applies to running costs. Launch-era articles published indicative common-area and sinking-fund charges, but those figures date from 2025 and should not be copied forward without a current statement from the juristic person or seller. Before paying a reservation, the buyer should obtain the latest transfer-cost sheet, common fee, sinking fund position and an inventory list for the exact unit.

Foreign buyers also need to separate the project's tenure from the legal status of a particular apartment. DDproperty lists KLOS Ramintra-Fashion as freehold, consistent with a registered condominium where units can be transferred as ownership interests. That does not make every available unit automatically eligible for foreign freehold. Thai condominium law caps foreign ownership at 49% of the aggregate unit area in the building, and the transfer process requires confirmation that foreign quota remains available. In practical terms, the unit number and tenure should be confirmed before treating a quoted price as an executable purchase. If a seller proposes leasehold instead, that should be reviewed as a separate contractual structure rather than assumed to be equivalent to a foreign-quota freehold transfer.

For an investment case, the useful evidence is the live rental market rather than a guaranteed-return claim. PropertyHub showed current listings in the building on 19 August 2026, including a 23 sqm unit asking THB 11,000 per month and units around 28 sqm asking THB 15,000. These are asking rents, not proven contracted rents, and they are not enough to calculate a defensible yield without the actual purchase price, vacancy, furnishing, agent costs and owner expenses. Still, the listings confirm that the completed building is already competing for tenants in the local market. An investor can therefore inspect real alternatives and compare the chosen unit on entry price, floor, outlook, furnishing and rental competition instead of relying on a forecast made before completion.

Ownership format

The project is listed as a freehold condominium. A foreign buyer can register freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate condominium unit area in the building; quota availability must be confirmed for the selected unit before transfer. If the foreign quota is exhausted, any leasehold alternative needs to be checked for that specific offer rather than assumed.

Published Type A-D areas vary slightly by directory.
