Why this project is worth a look
More space per baht
The resale market starts with compact units around 35 sqm but extends to much larger homes. The attraction is not simply a low headline price; it is the ability to trade budget against usable floor area in a completed building.
Unusual original layouts
The launch mix included units with private lift access and private parking, uncommon features in an eight-storey project. Those advantages need to be confirmed unit by unit because resale adverts often flatten the original typology into generic bedroom counts.
A visible resale market
Both sale and rental inventory are active, so buyers can work with real asking prices rather than developer projections. The wide spread between units makes condition, floor, outlook, parking and quota status more useful than a single project average.
Rama III, not rail-first
The address suits buyers who use Naradhiwas, Sathorn and the southern central road network. It is less compelling for someone whose first priority is a short walk to BTS or MRT; Nararam 3 BRT is the most relevant nearby transit point.
Age creates evidence
Years of occupation reveal how the property is actually maintained. That visibility is valuable, but it makes juristic-person finances, waterproofing, lifts, building systems and unit-level wear essential parts of due diligence.
About the project
Siamese Nang Linchee is an established low-rise condominium on Rama III Soi 73 in Chong Nonsi, Yan Nawa. It is no longer a developer-led new-build decision: both eight-storey buildings have been occupied for years and today’s buyer is choosing from individual resale units. Contemporary project material records 105 units in Building A and 109 in Building B, for 214 units in total, on a site of roughly 2 rai 2 ngan 73 sq wah. Parking was planned for about 138 cars. That scale matters because this is neither a tiny boutique block nor a large high-rise compound. It offers a broad range of apartment sizes and some unusually specific layouts, including units with private lift access or private parking. A buyer in 2026 should therefore treat the project as a mature residential building and inspect the actual unit, common-area condition and juristic-person records rather than relying on the launch-era presentation.
The location works best when understood as a Rama III / Naradhiwas address rather than a rail-station condo. Historical project reviews place the buildings roughly 100 metres inside Rama III Soi 73, and major listing portals consistently use the same Chong Nonsi, Yan Nawa location. Current DDproperty listings put Nararam 3 BRT at about 790 metres. That is walkable for some residents, but it is not the same convenience as stepping out beside a BTS or MRT entrance. The stronger mobility case is road access: Naradhiwas Rajanagarindra Road, Sathorn, Rama IV and the expressway network are all relevant routes from this part of the city. For a household that drives, uses taxis or combines car and BRT, the address can make practical sense. For someone who wants nearly every commute to begin on heavy rail, it is a less obvious fit.

The original apartment mix is one of the more distinctive parts of the project. Launch-period sources show one-bedroom units from roughly 34.7 to 68 sqm and two-bedroom units from about 56.6 to 79.8 sqm. There were also larger two-bedroom layouts in the 76–99 sqm range with private lift access, plus two-bedroom-plus-study formats around 93–103 sqm with private parking. The show-unit review covered a 35.4 sqm one-bedroom, a 57.1 sqm two-bedroom, an approximately 76 sqm two-bedroom with private lift and a 103.3 sqm two-plus-one with private parking. Resale portals now also show three-bedroom homes around 114–115 sqm. Because those larger areas sit outside the core launch schedule published by several sources, buyers should not assume every resale configuration is original. Combined units, internal alterations or later reclassification are possible, and the registered plan should take precedence over an agent’s bedroom label.
The common facilities are straightforward but still meaningful for a development of this age. Swimming pool, gym, garden areas, security, CCTV and keycard access appear consistently across the better sources. The detailed historical review shows the pool between the two buildings and rooftop gardens above them. It also records two standard lifts per building, four in total, excluding private lifts serving selected units. Parking was quoted at 138 spaces, around 70% of the unit count. None of those features should be evaluated only from the specification sheet today. A resale buyer needs to look at how the pool, roof gardens, lifts, pumps, parking ventilation and access systems are actually being maintained, and whether the juristic person has a credible reserve for larger replacement work as the building ages.
The October 2026 resale market is wide enough to make a single 'project price' misleading. The lowest fresh listing we could corroborate is THB 2.1M for a 35 sqm unit in Building B on the eighth floor. The seller describes it as a furnished one-bedroom, although one portal classifies the same unit as a studio. Other one-bedroom listings around 35–36 sqm sit closer to THB 2.5–3.2M. Two-bedroom asking prices include examples around THB 4.95M for about 80 sqm and THB 5.4M for 70 sqm, while larger homes can move into the THB 6–7.5M range and above. That spread is a reminder that resale units are not interchangeable. Floor, outlook, renovation standard, furniture, quota status, private parking and non-standard layouts can all move the asking price materially.
There is an active rental market, but the evidence supports reference points rather than a promised yield. Current listings include roughly 36 sqm one-bedroom units at THB 13,000 per month, 60–81 sqm two-bedroom units around THB 23,000–25,000, and larger three-bedroom units at higher rents. These are advertised rents, not a database of signed leases. For an investment purchase, the useful questions are much more specific: whether the selected unit has an actual rental history, how long it has remained vacant between tenants, what furniture and appliances are included, who pays for small repairs, and how much discounting is typical in negotiation. An established building has the advantage that those questions can be investigated with real units and real tenants. The downside is that the condition of two apartments with identical floor area may differ dramatically after a decade of private ownership.
Foreign ownership is workable in principle because this is a registered condominium, but quota must be checked at unit level. Thai rules allow foreign freehold ownership up to 49% of the total condominium area in a registered building. At transfer, the condominium juristic person must certify that the foreign-ownership ceiling will not be exceeded, and the buyer also needs the required banking evidence for the funds used in the acquisition. Resale portals currently label some Siamese Nang Linchee units as Thai quota and some as foreign quota; the lowest THB 2.1M listing does not provide a reliable quota confirmation. That distinction matters. A low asking price does not automatically mean that the same unit is immediately registrable in a foreign buyer’s name.
The completion date is the clearest factual inconsistency in the source set. A detailed launch-era review gives 30 June 2015, and major international portals use July 2015, while some directories state 2013 or 2014. For this dossier, 2015 is the most defensible working date because it is supported by the most specific contemporary project material and by several large current portals. The practical issue for a buyer is not the difference between those directory labels but what roughly eleven years of use mean for the building. Waterproofing, lift maintenance, pumps, fire-safety systems, façade work, the sinking fund and any planned capital repairs deserve attention. Inside the apartment, air conditioners, windows, plumbing, electrics and owner alterations matter just as much. Mature stock can be easier to assess than a new launch precisely because these conditions are visible before purchase.
Siamese Nang Linchee therefore makes sense as a value-and-space proposition rather than as a substitute for a new transit-oriented tower. It can offer substantially more floor area for the money than many newer central Bangkok condominiums, with a pool, gym and an established Rama III / Nang Linchee setting. In return, buyers accept an older building, a location that depends more on road and BRT access, and the need to choose the individual unit carefully. For an owner-occupier whose daily routes match this part of Bangkok, that trade can be attractive. For an investor, the decision should rest on the specific purchase price, real rental evidence, renovation condition, juristic-person health and foreign-quota availability rather than a headline project average or old developer pricing.
Ownership format
A foreign buyer may hold a condominium unit freehold provided the building remains within the statutory foreign-ownership ceiling of 49% of total saleable condominium area. The quota must be confirmed for the specific unit through the condominium juristic person, together with the required evidence for the transfer of funds; a generic 'freehold' label in a resale advert does not by itself confirm foreign-quota availability.
Unit types & sizes
The smallest original format starts around 35 sqm. A current October 2026 resale at 35 sqm is asking THB 2.1M; the seller describes it as a one-bedroom, although one aggregator classifies the same unit as a studio.
The core family format. The launch-era review shows an example around 57 sqm, while current resale stock contains many units in the 60–80 sqm range; bathroom count and internal configuration vary by property.
A distinct larger format in the original product mix. In the approximately 76 sqm show unit, the lift opened into a private arrival area; this feature must be confirmed for the exact unit number.
A larger original format with an additional room; launch material associated some of these homes with private parking. Larger three-bedroom resales also appear today, so the registered plan and area should be checked separately.
The ranges above come from launch-period project material. Current resale stock includes layouts outside that schedule, including three-bedroom units around 114–115 sqm; these may reflect a different original configuration, combined units or alterations. The registered plan and area of the selected property should control the transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sources disagree on completion year: the detailed launch-era review gives 30 June 2015 and major portals use July 2015, while some directories state 2013 or 2014. This record uses 2015 as the best-supported specific date.
- Most major portals give 336 Rama III Soi 73, while one directory uses street number 298. The soi, subdistrict and physical location are consistent; the selected unit's legal documents should control the formal address.
- The current common-area fee and foreign-quota availability cannot be assumed to be identical across all resales. Portals still show the historical THB 45/sqm monthly fee, but the juristic person should confirm the live fee and quota status for the selected unit before purchase.
