The first task was to separate this property from similarly named LPN projects in the same part of Bangkok. LPN's own completed-project records identify Lumpini Place Narathiwasratchanakarin as a 9-storey residential condominium with two buildings and 233 units. The same corporate table separately lists Lumpini Place Sathorn with four buildings and 603 units. Several commercial databases appear to blend those records, which explains why some pages describe the Narathiwasratchanakarin project as a four-building, 603-unit complex. We have not carried that mixed data into the project record.

There is also a genuine date conflict. LPN's corporate history places development and construction in 2003–2004, and another company disclosure describes the project among those completed in 2004. DDproperty, FazWaz, PropertyHub and other resale portals frequently show January 2007. The primary corporate source therefore takes precedence in the structured record, with 2004 used as the completion year and 2007 preserved as an unresolved market-database discrepancy. For a buyer, the practical message is straightforward: this is a long-established building, so the current condition and maintenance record matter far more than a three-year disagreement in portal metadata.

The location is much clearer. Current resale listings use 200 Naradhiwas Rajanagarindra Road, Chong Nonsi, Yan Nawa, Bangkok 10120. A recent listing publishes a map link at 13.696134, 100.544997; those coordinates are used with a 250-metre confidence radius rather than treated as a survey-grade entrance pin. Major portals consistently associate the project with Nararam 3 BRT, although their quoted walking distances vary. Anyone relying on public transport should therefore judge the walk from the actual gate and preferred building instead of assuming that a portal's distance marker is exact.

Official LPN records make the physical scale relatively easy to understand: 233 units across two 9-storey buildings. That is materially different from the much larger high-rise compounds common in Bangkok, but it should not be read automatically as an advantage. A smaller low-rise project may have less internal traffic, yet an older building also depends heavily on how well its common systems have been funded and maintained. Roofs, waterproofing, pumps, lifts, fire systems, electrical infrastructure, façades and reserve funds are more decision-relevant today than the original marketing concept.

The resale market remains active. In September 2026, DDproperty showed one-bedroom units from about THB 2.2 million, with larger homes priced above that level. We use that figure only as a lower market anchor. We do not turn a handful of listings into an average price, investment yield or implied value per square metre because renovated condition, floor, tenancy status and seller urgency can move individual prices substantially. A sensible comparison starts with several units of similar size inside the same project and then asks why the cheapest one is cheaper.

Current listings also show a broader unit mix than a simple 'small city condo' label would suggest. FazWaz currently carries one-bedroom examples around 30–49.7 sq m, a two-bedroom unit at 63 sq m and a three-bedroom unit at 86 sq m. DDproperty shows additional larger stock. These are live market examples, not an original developer floor-plan catalogue, and they should be read that way. In an older project, renovations and internal alterations can affect how a unit lives even when the title area is unchanged, so the title deed and actual measured layout still need to be checked for a selected property.

Amenity data is less dependable. FazWaz lists a pool, gym, security, CCTV, an indoor children's area, parking and a sauna. PropertyHub supports lifts, security, CCTV and key-card access, but its own pages are inconsistent on the pool, gym and shuttle service. We therefore keep only the more consistently supported items in the structured facilities section and treat the rest as items to verify with the juristic person or during a viewing. That is a better basis for a purchase decision than assuming every amenity copied between portals is currently operating.

Resale listings describe units as freehold, but foreign ownership is still governed by the condominium quota. Thai government guidance states that foreign ownership may not exceed 49% of the total condominium unit area in the building, and the condominium juristic person must certify that the quota is available for the transfer. That makes foreign-quota availability a transaction-level fact rather than a permanent attribute of the project. A unit can be structurally suitable and attractively priced yet still require a different buyer profile if the foreign quota is full at the time of transfer.

The case for Lumpini Place Narathiwatratchanakarin is therefore practical rather than promotional. It is a real, established LPN project with a verifiable scale, active resale stock and a useful Naradhiwas/Rama III location. The trade-off is that age and messy third-party data increase the importance of due diligence. The most valuable checks are building management, reserve funding, planned major works, actual condition of lifts and common systems, unit-specific noise and renovation quality, title documentation and foreign-quota availability. If those checks are clean, the lower entry point can be meaningful. If the building has deferred maintenance, the asking price alone is not enough to make the purchase attractive.

A foreign buyer can register freehold only while foreign ownership in the condominium remains within the statutory 49% of total condominium unit area; the condominium juristic person must certify quota availability for the selected unit before transfer.
