Why this project is worth a look
A completed building
The apartment can be judged as a real asset rather than a future promise: layout, view, noise, finish, common areas and the parking-to-lift journey can all be inspected. Legal due diligence still matters, but a large part of the construction-stage uncertainty is gone.
Only 270 units
For a Sathon high-rise, 270 homes is a relatively contained operating scale. The project still carries a substantial amenity package without becoming a thousand-unit compound. When comparing it with nearby towers, lift capacity, parking and resident density deserve as much attention as the headline purchase price.
Proper family sizes
The mix is not limited to small investor-oriented one-bedrooms. There are two-bedroom homes approaching 90 sqm, three-bedroom units around the 100 sqm mark and much larger penthouses. That gives central-Bangkok buyers a genuine option to stay in the city without automatically accepting a compact floor plan.
Car-friendly specification
Charn Issara states 270 parking spaces for 270 units, with specialist reviews describing an automated parking system. That matters on Chan Road because rail transit is not directly at the entrance. The exact parking entitlement for a selected unit still needs to be checked in its sale and juristic-person documents.
Two purchase channels
In 2026 the building has both developer-held inventory and an active resale market. That creates a useful comparison set: a buyer can check remaining Charn Issara stock against owner resales of similar size and floor. The key is to keep the seller, tenure, condition and transfer terms attached to each specific unit.
About the project
The Issara Sathorn is a completed Charn Issara Development condominium on Chan Road in Thung Maha Mek. That distinction matters because the buyer is no longer underwriting a construction promise. The building was completed in 2023, units are being transferred, and Charn Issara still classifies the project among properties with units left to sell. In 2026, the developer continued actively selling completed units ready for transfer and reported more than THB 100 million of project sales over the preceding months. That is not a return forecast or a quality endorsement; it simply shows that the building remains part of the developer’s active sales channel rather than being purely a resale condominium. Due diligence therefore shifts away from construction delivery risk and toward the actual unit: who is selling it, whether it is developer stock or resale, its condition, title, foreign quota position and final transfer terms.
The physical scale is relatively easy to understand: one high-rise building, 270 residential units, on a land parcel of 1 rai 2 ngan 60 square wah. There is a genuine floor-count discrepancy across formal and marketing materials. The project fact sheet calls it a 36-floor condominium with additional rooftop levels, while the consumer disclosure, the Thai environmental approval database and Charn Issara’s current investor page describe a 37-storey building; the legal disclosure also mentions one basement and one roof level. The registry therefore uses 37 floors, following the more formal disclosures, but a buyer should use the actual floor plan and unit number rather than treat the naming difference as a material feature. No building height in metres is included because none of the sources used provides a reliable published height. The more practical density point is that 270 units share the building, its lift core and common areas — a very different operating scale from Bangkok towers with many hundreds more apartments.

The unit range is unusually broad for a single urban tower. The original line-up runs from one-bedroom apartments of roughly 32.66–47.21 sqm, through a one-bedroom-plus layout, two-bedroom homes of about 58.96–90.32 sqm, a two-bedroom-plus configuration, three-bedroom units of roughly 93.44–110.74 sqm and penthouses around 134.88–188.76 sqm. That makes the building relevant to a single professional, a couple wanting a separate work room and a family that genuinely needs three bedrooms. The label alone is not enough to compare value. A 59 sqm two-bedroom and a 90 sqm two-bedroom can have completely different circulation, storage and long-term usability even though portals place them in the same category. For a serious shortlist, the correct comparison is unit number, registered area, floor plan, floor, orientation, view and asking price — then whether the unit is sold by Charn Issara or by an existing owner.
The common areas are spread vertically through the building rather than concentrated in a single podium lounge. Charn Issara lists an adult and children’s pool, hydrotherapy and heated-water facilities, fitness and yoga spaces, a games room, shared living and work areas, gardens, viewpoints, outdoor exercise space, a children’s play area, shared storage, smart parcel lockers and EV charging. Independent project profiles also place the lounge, pool and fitness areas on upper floors and report four passenger lifts plus one service lift. Parking is a meaningful part of the specification: the developer states 270 spaces for 270 units, and specialist reviews describe the system as automated. That does not mean every owner automatically receives an identical parking entitlement, which still has to be checked against the unit’s sale documents, but it does mean the building was designed around a much stronger parking ratio than many central-city condominiums.
Chan Road gives the project a Sathon address without making it a doorstep-BTS building. Rail transit generally requires a short connecting ride, while the BRT corridor on Narathiwat is closer. For residents who drive, the position is more intuitive: Chan Road connects toward Narathiwat Ratchanakharin, Nang Linchi, Sathorn and Rama III, with onward access to Bangkok’s expressway network. The surrounding part of Thung Maha Mek is also more residential than the office-heavy stretches around Silom and the main Sathorn Road. That can be attractive to someone who wants central access but does not need to step directly onto a station platform. The trade-off is equally real. A buyer whose daily routine depends on walking to BTS or MRT should test the commute at the actual hours they travel, because map proximity to the Sathon business district does not translate into a station at the front door.
The 2026 pricing picture has two channels operating at the same time. Direct developer stock was publicly advertised from THB 4.7 million when checked on 29 August 2026, while the resale market carried dozens of active listings and, on 27 August, included a 33 sqm one-bedroom asking THB 6,733,093 along with many larger and more expensive units. Those numbers do not have to match. Remaining developer stock can be discounted differently from investor-owned or lived-in resales, and asking prices vary with floor, view, fit-out and seller motivation. The useful way to use the THB 4.7 million figure is as a lower public anchor, not as a promise that the layout you prefer is available at that price. A buyer should first identify the exact room, then compare the developer’s remaining inventory with current resale alternatives on a like-for-like basis.
For a foreign buyer, The Issara Sathorn follows Thailand’s standard registered-condominium ownership framework. Foreign freehold is possible while foreign ownership remains within the statutory 49% ceiling measured over the building’s total unit area, and the condominium juristic person issues the quota confirmation used for transfer. Market listings that describe a unit as freehold do not by themselves prove that foreign quota is still available for that particular transfer. The correct sequence is unit first, quota second, contract and transfer review third. If foreign quota is unavailable, a different tenure such as leasehold may be discussed, but it should not be assumed in advance. Because the building is already complete, title documents, common-fee status, physical condition and seller identity can all be checked against a real unit rather than a future promise, which is one of the clearest practical advantages of buying here now.

Ownership format
Foreign freehold ownership is possible within the statutory foreign quota of no more than 49% of the total unit area in a registered condominium. If foreign quota is not available for the selected unit, leasehold may be considered instead; the exact tenure and remaining quota should be confirmed before reservation.
Unit types & sizes
The core urban format, but with a wide size spread. A low-30s one-bedroom and a unit approaching 47 sqm should not be valued as the same product. For full-time living, storage, kitchen depth and the ability to create a proper work zone matter as much as the bedroom count.
A compact one-bedroom with an extra enclosed room. It can work well for a single resident or couple needing a study, dressing room or occasional guest space, but the value of the “plus” depends on the exact plan because the total area remains relatively compact.
The broadest family category. Around 59 sqm is a compact city two-bedroom; around 90 sqm creates a very different living room, storage and bedroom-privacy experience. Comparing these units only by bedroom count or headline price can therefore be misleading.
A near-fixed layout at about 88 sqm with an additional room. It suits a household that does not need a full third bedroom but wants a separate office, children’s activity room or enclosed utility space without moving into the larger three-bedroom bracket.
A genuine family format for central Bangkok. The difference between roughly 93 and 111 sqm remains meaningful, so living-room width, bedroom proportions and bathroom placement should be checked carefully. On higher floors, view and orientation may also have a larger effect on the asking price.
The project’s largest format. At this level, total area is only part of the comparison: exact upper-floor configuration, view orientation, contractual parking allocation and the condition of the fit-out can create substantial differences from one penthouse to another.

Location
- The building sits directly on Chan Road in Thung Maha Mek, Sathon. It is central Bangkok, but the immediate setting feels more residential than the office-heavy stretches around the main Sathorn Road.
- For drivers, the location connects naturally toward Narathiwat Ratchanakharin, Nang Linchi, Sathorn and Rama III. That works well for residents whose daily routes are spread across Sathon, Rama III and other central districts rather than a single rail station.
- BTS and MRT are not at the building entrance. Reaching the nearest stations normally requires a short connecting ride, while the BRT corridor on Narathiwat is closer. Buyers who plan to live without a car should test their own commute rather than rely on district-level map labels.
- Chan Road and Nang Linchi are established residential streets with everyday shops and services. The project is not an isolated new precinct, so the most useful location check is to walk the immediate blocks around the entrance as well as look at the wider CBD map.
