Why this project is worth a look
A genuinely central address
The site combines a side-street setting with ready access to Ratchadamri BTS, central offices and the park district. For a resident whose routine is already centred on this area, that can matter much more than an extensive list of distant amenities. Noise and outlook still vary by apartment.
Space for everyday living
Resale stock includes one- and two-bedroom layouts considerably larger than many modern city apartments, along with family-sized residences. Separate living space can support working from home or hosting family, though the value of those extra metres depends on the legal term you are buying.
Hospitality at the same address
A functioning hotel occupies part of the lower building, while condominium homes sit above. Facilities and staffing can make the property feel unlike a conventional residential-only tower. Hotel guest privileges and residential ownership rights, however, are different things.
A price with conditions
The lowest identified asking price involves a leased interest and a unit advertised with a tenant. It is an example of how the market values a particular contract, not evidence of discounted perpetual ownership. The expiry date and assignment terms are central to any meaningful comparison.
A building you can inspect
The residence has an established operating history and active resale listings, so there is no need to rely on hypothetical completion promises. Actual maintenance, building management, apartment condition and common-area charging are visible questions, even if they still require documents to answer fully.
About the project
At Baan Rajprasong, the first surprise is the amount of living space on offer in central Bangkok. Apartments with proper dining areas and separate bedrooms appear in resale listings at prices that can look modest beside much smaller homes elsewhere around Ratchadamri. The catch is not hidden in the floor plan. This is widely marketed as a leasehold development, and the value of a limited property right must be judged differently from the value of a perpetual condominium title. Anyone comparing units here with nearby freehold homes should begin with the legal interest being sold, not the advertised cost per square metre.
The address is 3 Soi Mahatlek Luang 3, Ratchadamri Road, Lumphini, Pathum Wan, Bangkok 10330. The building sits inside the soi rather than directly on the main road. Ratchadamri BTS station is close by, making it possible to reach central office and retail districts without relying on a car for every journey. Lumphini Park and the Royal Bangkok Sports Club provide prominent green surroundings in an otherwise intensely built-up part of the city. There are shops, hospitals and everyday services within the wider district. This is an address for someone who wants Bangkok on the doorstep, not a quiet suburban compound.

Baan Rajprasong Public Company Limited is the project developer. The company dates its formation to 2004, and its own project description identifies a 34-storey tower made up of two curved, connected sections. Property directories consistently list one condominium building with 220 units, rather than two independently released residential phases. The distinctive curved form is a feature of the building, not evidence of two different developments. The project is already occupied and traded on the secondary market; the buyer is dealing with an existing unit and seller rather than a construction-stage purchase from a sales gallery.
There is an extra layer to this building that does not always come through in resale advertisements. Its lower floors accommodate a hotel and serviced suites, while the upper portion contains the condominium residences. This split is documented in Dusit Thani shareholder materials from 2019. That transaction concerned a hotel area of 97 suites and associated common spaces, not 97 additional apartments being sold within the condominium. The hospitality operation previously used the Anantara Baan Rajprasong name and now operates as Dusit Suites Hotel Ratchadamri. These names refer to the same physical address and a different use within the property; they should not be treated as separate phases of the residential project.
For residents, the mixed arrangement can be enjoyable or inconvenient, depending on expectations. The shared setting brings a staffed hospitality presence, leisure facilities and hotel activity close to home. It also raises practical questions about access and responsibility. A homeowner may use some common amenities, yet room service, housekeeping packages and hotel loyalty benefits are not automatically included with a private apartment. Even where a pool or fitness centre serves both parts of the building, who pays for its upkeep and who sets the rules may differ. The current residential regulations matter more than an old brochure describing the whole site as an urban resort.
The strongest evidence about the underlying property rights comes from a corporate filing rather than an agent's listing. In its 2019 meeting minutes, Dusit Thani identified Vajiravudh College as the owner of the land and building, with Baan Rajprasong Public Company Limited leasing the land. Public project directories describe Baan Rajprasong as a 30-year leasehold condominium. That is a substantial distinction from a straightforward freehold purchase: a seller may be transferring an existing right to occupy or sublease premises rather than an unlimited title. The development's physical age and its remaining legal term are separate facts; neither establishes the other.
One date in the corporate material requires particular care. The hotel operator's sublease was described as running to 31 October 2038. It covered hotel space and associated facilities, not every individual home upstairs. It would therefore be wrong to state that all residential leases necessarily expire on that exact date. Live and older advertisements for individual apartments variously refer to twelve, thirteen, sixteen or seventeen years remaining. Those claims may have been prepared at different times and may describe different contractual interests. The relevant question is the expiry recorded in the actual documents for the specific unit, together with the terms of assignment and any possible renewal.
Foreign ownership advertising adds to the confusion. Thai law generally permits eligible foreign buyers to hold registered condominium units as freehold within a limit of 49% of the building's total condominium unit area, subject to the other statutory conditions. Yet some listings for Baan Rajprasong carry labels such as foreign quota or Thai quota while the building itself is described as leasehold. A quota tag on a portal is not proof that this particular seller can convey perpetual ownership. A buyer should rely on the actual registered title or lease, the appropriate confirmation from the condominium juristic person where relevant, and documentary advice about whether assignment to a foreign purchaser is permitted.
The entry-level asking price is best read as a snapshot of one seller's position. On 10 October 2026, the lowest identifiable sale listing found was THB 4.5 million for a 93 sq m two-bedroom unit on the seventeenth floor. That advertisement explicitly mentioned a leasehold interest and a tenant in place. Other current listings include a 96 sq m two-bedroom unit offered at THB 5 million, larger family homes at higher prices and expensive duplex penthouses. The first number does not establish the value of an empty, immediately usable apartment, let alone the value of a freehold title. Stock, price, lease documentation and the seller's ability to complete must all be confirmed individually.
The layouts deserve attention in their own right. One-bedroom resale apartments commonly appear around 77–87 sq m, while two-bedroom offerings include approximately 87, 93, 120 and 126 sq m. Three-bedroom homes around 168–169 sq m provide substantially more separation between living and sleeping areas. At the top of the advertised range are duplex penthouses of about 381 sq m. Portals do not always agree on whether those larger homes contain four or five bedrooms, likely reflecting differing layouts or listing descriptions. These are observed listings, not a guarantee that every configuration is available to view today.
Space has its advantages, but an older tower comes with a different set of ownership questions from a newly completed one. Records disagree on the construction completion date, reporting 2006, 2007 and 2008; they agree that the property has been operating for many years. The condition of lifts, ventilation, water systems, glazing, balconies and shared equipment now matters more than the original launch narrative. Interiors can vary sharply between units renovated at different times. A recently fitted kitchen is welcome, but it should not substitute for evidence of planned building maintenance or a clear account of common-area spending.
Views are a strong part of the appeal for certain apartments. Depending on the orientation, listings show outlooks toward the Royal Bangkok Sports Club, Lumphini Park and the city skyline. The developer's curved architectural design is intended to open up those sightlines, but not every unit can be assumed to enjoy the same view. Floor level, neighbouring buildings and future construction all play a part. The current hotel website carries a notice about possible daytime redevelopment work on an adjacent site. That does not establish the effect on a particular apartment, but it makes a daytime viewing and an accurate account of current surroundings especially useful.
Leisure and security amenities are well documented: a swimming pool, gym, sauna, parking, key-card entry, CCTV and staffed security feature across primary and established property sources. The developer has also described a library, meeting room, laundry services and food outlets, while the hotel presently advertises its own dining and guest services. Some advertised offerings may have changed since the original development launched. A private unit owner should establish which facilities are part of the residential common property, which belong to or are run by the hotel operator, and whether additional charges or access restrictions apply.
A commonly published condominium maintenance figure is THB 45 per square metre per month. One agency profile quotes THB 65 instead. Neither should be treated as a guaranteed current demand for an individual unit without the latest statement from the building management. Dusit's 2019 transaction papers also discussed a division of common-area responsibilities between the hotel operation and condominium owners. That division may affect how budgets and repair decisions work in practice. For a leasehold purchase, unpaid maintenance charges, potential assessments and future repair commitments belong in the same conversation as the purchase price.
There is a recognisable rental market in the building. One-, two- and three-bedroom apartments are advertised for medium- and longer-term occupancy, and asking rents vary considerably with fit-out, floor, view and the state of the unit. An advertisement is not a realised rental contract. The same is true of attractive gross yield figures automatically generated on listing platforms: they can overlook vacancy, maintenance, agent fees and the decreasing value of a time-limited right. A tenant-occupied resale unit may appeal to a buyer seeking income, but it may not suit someone who wants to move in immediately. The existing lease and deposit arrangements need to be understood before purchase.
The hotel downstairs should not be used as a shortcut to assume that a privately owned apartment can be let by the night. Hotel rooms are operated under a distinct commercial arrangement, and the residential section may have different rules. Nor is there a sound basis for assuming a branded rental programme, a guaranteed return or professional apartment management simply because a hotel company manages another part of the premises. Someone planning an investment purchase needs the residential building regulations and a realistic management proposal for that specific unit, not estimates borrowed from a hotel tariff or unrelated landlord listings.
It is possible to make a defensible case for living here. A buyer may value a central location and a generously sized home for a defined period of life in Bangkok. The leasehold structure can make that possible at a very different entry price from nearby perpetual-title stock. The opposite decision can be equally sensible. Someone prioritising long-term capital preservation, inheritance or resale without a shrinking remaining term should not treat leasehold and freehold apartments as interchangeable assets. The remaining contract length affects the usable years of the property, potential buyer demand and the scope for negotiating a later sale.
For this development, the useful next step is a documentary comparison of actual units. Confirm who holds the registered interest, what date it expires, whether the seller has authority to assign it, and whether the underlying lessor must consent. Check any renewal language for enforceability rather than reading it as an automatic extension. Then examine outstanding building charges, renovation exposure, any tenant rights and the exact cost of transferring the interest. Baan Rajprasong has a compelling physical proposition: spacious central accommodation in a working mixed residential and hotel building. Its legal proposition, however, cannot be understood from the brochure or the headline price alone.
Ownership format
The project is generally marketed on a leasehold basis of up to 30 years; the developer leases the land from Vajiravudh College. Listings show varying remaining terms and occasional foreign-quota labels. The unit's registered interest, expiry and assignability must be checked; perpetual freehold is not assumed.
Unit types & sizes
These resale homes tend to provide a separate bedroom and living space rather than a compact studio arrangement. One 87 sq m offer was advertised around THB 5.65M. Interior condition, bathrooms and title or lease terms can differ substantially between listings.
Two-bedroom offerings range from approximately 87–96 sq m to larger homes around 118–126 sq m. The THB 4.5M example concerns a 93 sq m apartment marketed with an existing tenant and a leasehold interest. It is not a generic price for every two-bedroom unit.
A 168–169 sq m apartment can offer practical separation between bedrooms and communal space. A THB 10.5M asking price was observed for a particular 168 sq m home. It is an asking price, with rights, tenancy and handover conditions still to be verified.
Upper-floor duplexes occupy a different end of the market. Listings variously describe four bedrooms plus an extra room or five bedrooms in about 381 sq m. Examples start around THB 49M, but floor plans and legal interests should be compared unit by unit.
These are observed secondary-market layouts rather than an approved inventory of every floor plan. Prices are examples from specific listings checked on 10 October 2026, not live stock guarantees. Interiors may have been altered, and net usable areas were not separately established. The remaining contractual term is a major difference between offers. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 4.5M in a PropertyHub listing checked on 10 October 2026: a 93 sqm two-bedroom unit marketed with a tenant and a leasehold interest. This is a lower secondary-market asking-price reference, not a perpetual freehold price; availability, remaining term and terms require direct confirmation.
- Completed: 2006
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project directories describe a 30-year lease; individual advertisements claim about 12–17 years remaining. The 31 October 2038 expiry disclosed for Dusit's hotel sublease is not proof of the expiry of each residential unit's interest.
- Completion dates vary: FazWaz records December 2006, PropertyHub gives 2007, and DDproperty and Home.co.th show 2008.
- Some unit listings use foreign- or Thai-quota labels despite the building's leasehold classification; freehold conveyance for any particular foreign buyer remains unverified.
