Why this project is worth a look
Only 32 residences
Eight floors and 32 homes create a much smaller residential community than most central-Bangkok condominium towers. That can mean quieter common areas and fewer neighbours, but it also makes the resale market thinner. A suitable apartment may not be available at any given time, and pricing is better judged from actual comparable units than from broad project averages.
Large two-bedroom layouts
The five standard two-bedroom plans run from 122.36 to 168.47 sqm, with a 392.22 sqm penthouse above them. Baan Sindhorn therefore does not compete for the lowest entry price. The trade-off is genuine living space: buyers are not being asked to fit a family-sized programme into the 50–70 sqm footprint common in newer high-density developments.
Leasehold is central
Tenure matters more here than finishes or amenities. A buyer acquires a leasehold interest rather than condominium freehold. The remaining registered term and the legal basis for any renewal should be read from the specific documents; a headline reference to a 60-year structure is not a substitute for that review.
A finished building
Construction risk is no longer part of the decision. Baan Sindhorn is complete, occupied and trading on the resale market, which lets a buyer inspect the actual view, floor, furniture, building condition and management operation. That makes unit-specific due diligence more useful than comparing brochure specifications.
Residence-style service
Concierge and doorman service, a shuttle, indoor pool, gym, sauna, steam rooms and a rooftop garden give the building a more serviced-residence feel than a basic low-rise condominium. That is relevant to day-to-day living, but its investment value cannot be judged properly without verified recurring fees.
About the project
Baan Sindhorn is a deliberately small residential building inside the Sindhorn Village estate in Bangkok’s Langsuan area. There are only 32 residences in a single eight-storey building, so it sits at the opposite end of the spectrum from the large central-Bangkok condominiums with several hundred units. The standard homes are generous two-bedroom layouts ranging from roughly 122 to 168 sqm, with a 392.22 sqm penthouse above that range. That makes the proposition fairly specific: this is for a buyer who values full-size living space, a low-rise environment and a small resident base rather than a broad menu of studios and compact one-bedroom units. The same scarcity has a practical downside. Resale stock is thin, and the same apartment can be advertised by several brokers at once, so a long list of ads should not be mistaken for a large number of distinct homes for sale.
The building is complete and occupied, with project-specific market sources consistently placing completion in 2021. That changes the due-diligence process compared with an off-plan purchase. A buyer can inspect the actual apartment, the condition of common areas, views, noise, circulation and management rather than relying on renderings and a promised handover date. In late September 2026, the lowest asking price found on the active resale market was THB 25.9M for a unit of roughly 126–127 sqm, while larger homes were offered materially higher. Because Baan Sindhorn has only a handful of layout sizes and a very small total stock, headline price comparisons can be misleading. Floor, orientation, furniture, condition and the remaining lease term all matter, and an asking price is not the same thing as evidence of a completed transaction.

The tenure is the point that deserves the most attention. Baan Sindhorn is not a foreign-freehold condominium purchase. The project’s own materials describe a 60-year leasehold structure, but Thai Civil and Commercial Code rules generally limit an individual lease of immovable property to 30 years, with a later renewal treated as a separate period. A current project profile states that the original lease is valid until 30 November 2050 and describes a further 30 years as a renewal term. For a buyer, the useful question is therefore not simply whether the brochure says “60 years”. It is how much of the registered first term remains for the specific apartment and exactly what contractual mechanism supports the later period. That distinction can affect both the value of the right being acquired today and the ease of explaining it to the next buyer.
The building itself is aimed at residential comfort rather than high unit density. Published project details list 62 car-parking spaces, ceilings up to 3.0 metres in the main living, dining and bedroom areas, an indoor saltwater pool, fitness room, sauna and steam rooms, changing areas, a multi-purpose room and a rooftop garden. Siam Sindhorn provides property management, with concierge and doorman services, a shuttle, 24-hour security and controlled access; cleaning and laundry are available on request for an additional charge. These services can be meaningful for an owner-occupier or long-stay resident, but they should not be converted into an investment conclusion without the actual recurring charges. Current public sources do not provide a sufficiently reliable common-fee and sinking-fund figure for the building.
Baan Sindhorn sits in Lumphini, Pathum Wan, in the Langsuan–Sarasin pocket of central Bangkok. Public listings and map references commonly use 89 Soi Langsuan, while the project-detail page itself gives Sarasin Road; both point to the same Sindhorn Village development. The location connects easily with the Chit Lom–Ratchadamri commercial district, Lumpini Park and the restaurants and services inside Sindhorn Village. Ratchadamri is generally identified as the nearest BTS station in project databases, but this is not a station-front building. The location makes most sense for someone who wants a central address without giving up apartment size or accepting a high-density tower.
A unit inspection at Baan Sindhorn should therefore go beyond finishes and view. With leasehold property, the legal position evolves as the registered term runs down, so two apartments that look almost identical can still represent different purchases if their documentation or transfer terms differ. On the resale market, the transaction history and assignment mechanics deserve more attention than they would in a straightforward freehold comparison. A buyer should understand who currently holds the lease, how the interest is transferred to the next purchaser and what approvals or project-side procedures are required. None of that makes the building inherently problematic; it is simply part of what is being bought. For someone primarily seeking a home in central Bangkok, the combination of large layouts, low-rise scale and an established service environment may carry most of the value. For someone planning a later exit, the remaining term and the clarity of the transfer documents become just as important as the physical condition of the apartment.
Ownership format
Leasehold rather than condominium freehold. The project is marketed as a 60-year leasehold structure, but Thai law generally caps each lease of immovable property at 30 years. A current project profile reports the original lease as valid until 30 November 2050, with a separate 30-year renewal term. The registered lease and renewal mechanics for the selected unit should be checked before treating the second period as part of the purchase.
Unit types & sizes
One of the larger standard two-bedroom plans. It offers substantially more space than the project’s smallest layouts and suits a buyer prioritising full-size living areas over compact efficiency. On the resale market, listings often show only floor area, so the actual plan should be matched back to the original type.
Close to Type A in total area but designed as a separate original layout. The practical difference is likely to come from room arrangement, orientation and position in the building rather than the small gap in headline floor area.
The smallest confirmed two-bedroom plan. Units around this size appear regularly in current resale stock, but condition, floor and remaining lease term can make similarly sized apartments materially different purchases.
Slightly larger than the smallest plan and close to the 126–127 sqm units frequently seen in resale listings. The lowest asking-price anchor found in September 2026 was in this size band, but it should not be treated as the price of every Type D home because broker listings may round area and omit the original plan code.
The largest standard two-bedroom plan. Current 168 sqm listings sit toward the upper end of the project’s asking-price range, so floor, view, furnishing and remaining registered lease term become particularly important comparison points.
A different product in scale, at more than twice the area of the standard two-bedroom homes. Current public penthouse stock is much thinner, so standard-unit asking prices should not be extrapolated to it and a price should not be reverse-engineered mechanically from a project-wide rate per square metre.
The original mix is five two-bedroom plans plus a three-bedroom penthouse. Resale listings often round areas to 122, 126–127, 161 or 168 sqm and may omit the original letter code. The selected apartment is therefore best matched by its actual floor plan and documents rather than by listing area alone. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: An owner-occupier looking for a genuinely large two-bedroom home in central Bangkok rather than a compact investment unit.; A couple or family that values a low-rise building, only 32 residences and residence-style service more than a large amenity campus.; A buyer who is comfortable with leasehold tenure and will assess price together with the remaining registered term and renewal structure.; Someone who prefers a completed building and wants to inspect the exact apartment before committing.; may not suit: A buyer who requires condominium freehold in the foreign quota: Baan Sindhorn uses a different tenure structure.; Someone looking for a studio, one-bedroom unit or the lowest possible entry budget in central Bangkok.; An investor who needs a simple yield model backed by verified common fees and a deep pool of comparable transactions; public data here is not strong enough for that shortcut..
What we confirm before booking

- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The legal mechanics of the second 30-year period have not been verified against the registered lease for a specific apartment. Public materials use a 60-year headline while separately reporting an original term to 30 November 2050 and a later renewal.
- The project-detail page gives Sarasin Road, while the official contact page, maps and listings use 89 Soi Langsuan. The building is clearly identifiable within Sindhorn Village, but the contractual address should be matched to the selected unit’s documents.
- Current common charges, sinking-fund obligations and the full schedule of recurring owner costs are not reliably confirmed in public sources.
