Why this project is worth a look
Space over novelty
Q Langsuan competes less on new-build spectacle and more on the amount of private space a buyer gets in a central address. Much of the visible stock consists of substantial two-bedroom apartments rather than compact studios. A fair comparison with newer Langsuan towers therefore needs two numbers, not one: the purchase price per sqm and the likely renovation budget for the exact apartment, because a lower entry metric can disappear quickly if the interior needs a full refurbishment.
A lived-in address
The building has been occupied for years, so access, traffic, views and common areas can be tested in real life rather than inferred from a masterplan. Langsuan sits between the Chidlom retail core, the Ratchadamri corridor and Lumphini Park, with both Chit Lom and Ratchadamri stations within practical walking distance. For an owner-occupier, visiting at commuting time and again in the evening will reveal more than a marketing map about whether the location actually fits daily life.
Visible resale depth
There is enough public sale and rental inventory to compare one seller against other units in the same building. Buyers can screen floor, size, renovation, furnishing, view and quota status before deciding which apartments deserve a physical inspection. Duplicate agency listings mean the apparent count is not the same as the number of unique sellers, but the market is still much easier to benchmark than a building with one isolated resale offer.
Foreign-title route
A foreign buyer can pursue freehold ownership when the selected unit is available within the foreign quota. Current FazWaz inventory shows both Foreign Quota and Thai Quota units, which is exactly why project-level statements are not enough. The decisive check is the chosen apartment’s quota status at the time of transfer, supported by the condominium juristic person and the seller’s title documentation.
About the project
Q Langsuan is a mature resale building on Langsuan rather than a new launch that has to be judged from renderings and a construction timetable. Major property databases consistently tie the project to Quality Houses Public Company Limited and identify one high-rise residential tower with 177 units at 54 Soi Langsuan in Lumphini, Pathum Wan. That changes the due-diligence focus. The main questions are no longer whether the project will be completed, but what condition the specific apartment is in, whether renovations have been properly documented, how the condominium juristic person is operating, what the current recurring charges are and whether the seller can transfer clean title. Because the building has been occupied for years, a buyer can inspect things that a new-build brochure cannot prove: the lobby and lifts in daily use, the actual parking situation, the state of the pool and gym, noise at different times of day and the general standard of maintenance.
The practical appeal of Q Langsuan is the combination of a central Langsuan address and relatively generous apartment sizes. The commonly published original mix shows two-bedroom units from 73 to 117 sqm, three-bedroom units around 134 to 135 sqm, plus a very small number of penthouses and pool-villa style residences. The live resale market is less tidy. Current portals also show three-bedroom apartments around 159–160 sqm and some units labelled with bedroom counts that do not match the historic type table. That does not automatically mean either source is wrong. Over a long operating life, apartments can be reconfigured or combined, and listing portals often classify rooms differently. For a real purchase, the title deed, registered area, current floor plan and physical apartment matter more than the portal’s bedroom label.

As of 2 October 2026, there is visible resale depth. PropertyHub shows an asking price as low as THB 18.8M for a roughly 92.2 sqm apartment, DDproperty shows sale inventory starting around THB 18.9M, and FazWaz is showing stock from roughly THB 19M. Those are asking-price anchors, not a valuation and not a promise that an owner will transact at the advertised figure. The cheapest listing may differ materially in renovation quality, floor, view, tenancy, quota status or seller motivation. For this reason, the useful role of the headline price is to define the lower edge of the current public market. Comparing price per square metre helps when screening several units in the same building, but a building of this age still needs apartment-level inspection because renovation costs and condition can easily outweigh small differences in the headline metric.
Foreign ownership is a unit-level issue rather than a building-level slogan. Q Langsuan is marketed as a freehold condominium, and Thai condominium rules allow foreign ownership within the statutory 49% foreign quota. Current resale listings at the building include both Foreign Quota and Thai Quota stock, so a foreign buyer should not assume that every apartment can be transferred into a foreign name simply because the project itself is freehold. Before a meaningful deposit is paid, the buyer needs confirmation of the selected unit’s quota status from the condominium juristic person and a clean match with the seller’s title. The public data also contain several building-level inconsistencies: sources alternate between 36 and 37 floors, between 2008 and 2009 as the completion year, and between THB 60 and THB 75 per sqm per month for the common fee. The dossier keeps those discrepancies visible instead of averaging them away.
Building age should not be treated as an automatic negative or an automatic virtue. It simply shifts the evidence a buyer should care about. For an established condominium, the juristic person’s recent financial statements, meeting records, major-maintenance history and planned capital works can matter as much as the original specification. Inside the apartment, air-conditioning, plumbing, electrical work, windows and evidence of past alterations deserve their own inspection. Expensive finishes can make a unit look turnkey while hiding systems that are approaching replacement. The advantage of a mature building is that there is a track record to investigate: residents can describe management in practice, several resale units can be inspected side by side, and the condition of shared areas is observable rather than promised. That is particularly relevant at Q Langsuan, where the market contains units at very different renovation standards and asking prices within the same tower. The apartment’s actual condition may therefore have a larger effect on total ownership cost than a modest difference in advertised price per square metre.
Ownership format
Freehold condominium. A foreign buyer may own a unit in their own name within the statutory 49% foreign quota of the building’s total condominium area; the selected unit’s quota status must be confirmed before transfer.
Unit types & sizes
The core format in the live resale market. Current listings cover a broad spread of sizes within the historic 73–117 sqm range, and two apartments with similar floor area can differ substantially in layout, bathroom count, renovation quality and view. When comparing like-for-like units, check the registered area and physical plan rather than relying on the portal headline alone.
The published project type table gives a narrow 134–135 sqm band, while the live resale market also contains three-bedroom listings around 159–160 sqm. Those larger units may reflect a different configuration, alteration or portal classification. Treat the title deed, registered area and current plan of the selected apartment as the controlling facts.
A rare large-format residence that should not be benchmarked against the building’s ordinary two-bedroom stock. View and floor matter, but so do title history, annual common-area costs and the condition of a much larger set of private mechanical systems. Public availability is thin and changes, so this category is meaningful only when tied to a specific verified resale unit.
This category appears in the original Q Langsuan unit table but is far less common in public resale stock than conventional apartments. The label does not imply a separately owned land plot; it remains part of a condominium project, so the registered components and title structure must be checked for the exact unit. Because the format is rare, a simple price-per-sqm comparison is particularly weak.
The historic project mix and today’s portal labels do not align perfectly. Live listings include bedroom counts and floor areas outside the standard type table, which may reflect reconfiguration, combined units or listing-classification errors. The dossier keeps the published original mix, while transaction facts should come from the selected unit’s title and current plan. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Address: 54 Soi Langsuan, Lumphini, Pathum Wan, Bangkok 10330, Thailand.
- The building is on Langsuan in central Pathum Wan, within the Chidlom–Langsuan–Ratchadamri residential corridor.
- Both Chit Lom and Ratchadamri stations are walkable; published sources give different distance figures, so the dossier does not force a single precise number.
- Lumphini Park and the Chidlom/Ratchaprasong retail core sit within the immediate central-city catchment; the useful test is the actual walking route from the building entrance.

Price & purchase terms
- Current price: From THB 18.8M in active public PropertyHub asking inventory checked on 2 Oct 2026. This is a lower resale-market anchor; availability, condition, title structure and terms for the selected apartment require separate confirmation.
- Completed: 2008
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a large apartment in central Bangkok and are comfortable choosing on the resale market unit by unit.; Foreign buyers who value a potential freehold title and are prepared to confirm foreign-quota availability for the exact apartment.; Buyers who prefer an established building with observable day-to-day operations over construction risk and an untested new condominium juristic person.; Couples or families who prioritise private floor area and location over the newest façade or the longest amenity list.; may not suit: Buyers who want a brand-new building and do not want to budget for possible apartment refurbishment.; Anyone targeting a low entry ticket, studio or compact one-bedroom product; most visible Q Langsuan stock is large and expensive in absolute terms.; Buyers who want to decide from an average price-per-sqm figure without inspecting condition, title and quota status..
