A buyer should still visit at different times of day to understand actual occupancy, traffic inside the project and how the common areas feel when residents are home.

Parking matters here

This is a location where road access and car use are more central than a short walk to rapid transit. Supreme Team's statement that each unit has a fixed parking space therefore has practical value. For any resale purchase, the exact parking entitlement should be checked against the condominium rules and the unit documentation rather than accepted from the listing description alone.

Known building condition

The project is complete, so buyers can inspect the actual landscaping, lifts, common corridors, parking and facilities instead of underwriting future delivery. The other side of that advantage is that an eight-year-old building already has a maintenance history. A good viewing should look beyond interior finishes and include building systems, waterproofing, common-area condition and evidence of planned capital work.

Resale creates choice

Asking prices and layouts vary widely inside Supreme Legend. That gives a buyer more room to compare than in a launch where inventory is controlled by one seller, but it also makes shortcuts dangerous. In practical terms, Supreme Legend is not a doorstep-BTS or doorstep-MRT development. Detailed location reviews from the launch period describe the site as being deeper inside the soi, where driving, taxis or motorcycle taxis are generally more convenient than relying on a short walk to rail. Buyers who expect a car-free routine should test that assumption in person, while households that drive may find the road network more relevant than station distance.

Parking is therefore unusually important to the project's logic. Supreme Team states that every unit has one fixed parking space, while independent launch-era project records reported around 127 spaces for 71 units. That is a meaningful feature for a low-density, large-unit condominium in this location. A resale buyer should still verify the legal and management basis of the parking arrangement for the selected unit: a seller may say that a space is 'fixed', but the condominium regulations, title documents and juristic-person records determine exactly what is transferred or assigned. This is the kind of detail that becomes more important in an established project than a generic amenity list.

The common areas focus on everyday residential use rather than the long menu of themed facilities now common in large new developments. Supreme Team confirms an infinity-edge pool, an equipped exercise room, landscaped green areas and parking. Project databases also list a jacuzzi, sauna, steam room, access control, CCTV and round-the-clock security. With only 71 units, the ratio of residents to shared facilities is potentially more comfortable than in a much larger tower, but the original specification is not the same as current operating quality. A 2026 viewing should include the pool plant, gym equipment, lifts, common corridors, waterproofing, parking areas and general upkeep, because those observations say more about the building today than a brochure from the launch period.

Supreme Team says it has operated since 1993 and describes itself as both a developer and a management team. That is useful background, particularly because the company has several projects in the Nang Linchi and Yen Akat area, but it should not replace building-level checks. For a completed condominium, the buyer should ask for the current common-area fee, any sinking-fund obligations, arrears attached to the unit, recent major maintenance and the financial position of the condominium juristic person. PropertyHub lists a common fee of THB 48 per sqm, yet the project page does not state whether that figure is the currently effective 2026 rate. It is safer to confirm the latest billing schedule directly rather than treating a portal figure as a guaranteed ongoing cost.

The resale market also shows why unit-level comparison matters. PropertyHub listings refreshed on 16 September 2026 included a 127 sqm two-bedroom unit at THB 16.6M, several 131 sqm two-bedroom units around THB 19.5M, and much larger units priced above THB 40M. That spread is not unusual in a mature project where floor, outlook, renovation, furniture, seller motivation and legal details vary. The lowest live asking price is useful as a market-entry reference, not as a valuation conclusion. A sensible comparison should match like with like and include the unit's registered area, layout, floor, condition, parking entitlement, foreign-quota status and any near-term common-building expenditure.

Ownership format

A foreign buyer may take freehold title if the selected unit can be transferred within the condominium's available foreign quota; foreign ownership is capped at 49% of the total unit area in a registered condominium. If quota is unavailable, any alternative structure depends on the specific transaction; leasehold is not confirmed in public Supreme Legend material as a standard resale product. The selected unit's quota status and ownership structure should be confirmed with the condominium juristic person before any non-refundable payment.
