Photographs of the completed building confirm the distinctive twin-tower form and substantial rooftop landscaping. They do not, however, guarantee the condition of every private residence. Secondary apartments may have different furniture, maintenance histories and renovation standards, so each unit should be inspected as an individual property rather than treated as identical to the show material.
By 2026, Sky Villa operates as a completed residential complex, and part of the stock is marketed as serviced residences. Buyers and tenants can therefore encounter conventional resale units as well as fully furnished apartments offered with reception, cleaning or hospitality-style support. Current rental pages mention security, scheduled cleaning, facilities access and parking, but packages vary by listing and contract. It would be unsafe to assume that every service is included for every owner or tenant. Before committing, request the current management-fee schedule, house rules, guest policy and a written explanation of which services are standard, optional, separately charged or supplied only through a particular operator.

Price per square metre alone cannot capture whether the plan is efficient or whether the usable spaces fit the household.
The shared facilities are designed around long-stay and executive living. Across official and current market sources, the recurring elements include a sky-level swimming pool, gym, spa facilities, sauna and jacuzzi, landscaped terraces, lounges, reading and event rooms, and dining or club spaces. Active rental listings also refer to mini golf, a jogging track and entertainment areas. A long list is useful only when the spaces are operating well. During a viewing, check opening hours, guest access, actual maintenance, ventilation, pool condition, equipment quality and how heavily each facility is used. Completed projects should be judged by present operation, not by the original brochure alone.
Fire readiness in an occupied high-rise
A completed high-rise should be assessed for operational readiness, not merely for the visible presence of alarms, stairs and extinguishers. Ministry of Interior Prakas No. 2644 requires buildings covered by fire-system rules to form a mandatory fire prevention and firefighting taskforce whose duties include equipment checks, evacuation support and initial response.
During due diligence, ask for evidence of the building’s registered team, its latest training, system inspection logs, an intelligible evacuation plan and procedures for a power failure. The Prakas provides for training of the mandatory taskforce once every two years, making the latest training date a verifiable operating indicator rather than a general promise of 24-hour security.
Sky Villa is now primarily a resale market. In October 2025, ERA Cambodia advertised move-in-ready furnished residences of 391 sqm at $1.25 million and 446 sqm at $1.15 million. In 2026, CAM Realty listed a 26th-floor three-bedroom apartment with 324 sqm net and 423 sqm gross at $1.35 million. These figures are not an official price list. Floor, outlook, fit-out, furniture, parking allocation, title position and seller motivation can materially affect the asking price. The project page therefore uses a lower public market anchor, while any real decision should begin with a fresh inventory of available units and a comparison using the same area basis.
This is a niche completed asset rather than an all-purpose condominium. Its advantages are the unusually generous apartment sizes, a relatively limited number of residences, recognisable architecture and a broad service layer. The trade-offs are equally clear: a high purchase threshold, substantial running costs, a narrower tenant and resale audience, and greater dependence on the quality of building management. For an owner-occupier, Sky Villa can function as an alternative to a city villa without the burden of maintaining a private plot. For an investor, it requires conservative assumptions. Large luxury homes do not trade or rent like compact one-bedroom apartments, and projected returns should not be based on promotional language or a single advertised rent.
A specific apartment should undergo both legal and technical due diligence before reservation. Confirm the unit number, floor, net and gross areas, orientation, parking rights, condition of central air-conditioning, water pressure, backup power, balcony drainage, signs of moisture and the noise profile at different times of day. Review the strata title, foreign-ownership eligibility, encumbrances, outstanding management charges and rental rules. Furnished units should come with a detailed inventory and a record of included appliances. At this price level, the quality of one apartment can matter more than the development’s general reputation. Sky Villa is a complex ready-built product, and the safest purchase is made from verified documents, a careful inspection and a clear operating-cost budget.
Handover protocol for a furnished resale unit
Before funds are released, the parties should agree a room-by-room schedule covering furniture, appliances, lighting, curtains, built-in items and parking access devices. Appliances should be recorded by brand, model, serial number and working condition; furniture should be photographed with visible damage and any items the seller intends to remove clearly excluded.
The handover record should state the number of keys and access cards, meter readings, outstanding management and utility balances, identified defects, deadlines for agreed repairs and the documents delivered to the buyer.
