Olympia City is a large mixed-use urban complex beside Phnom Penh's National Olympic Stadium. OCIC's official project page places the scheme on roughly 68,000 square metres of land and identifies The Olympia City Development Co., Ltd., an OCIC affiliate, as the developer. Residential towers sit alongside a mall, offices, hospitality and medical uses. That scale is convenient, but it also means buyers should treat each building as a separate due-diligence case: age of finishes, management standards, common-area condition and views can vary across the complex.

The residential component is now an established resale market rather than an early-stage launch. Knight Frank dates the launch to Q4 2014 and completion to Q1 2018, while HomeAbroad also records 2018 as the year built. A completed project lets a buyer inspect the actual apartment, lifts, corridors and facilities before committing. The trade-off is that operating history matters: service charges, repairs, backup systems, water pressure and the building's current management should be checked rather than assumed from old marketing material.

Published unit counts do not align perfectly. Realestate.com.kh lists 1,580 residences, whereas HomeAbroad describes around 1,500 units distributed across several towers of roughly 20 to 25 storeys. The registry keeps the precise 1,580 figure from the dedicated project profile, but the discrepancy remains material. Without a current as-built inventory by block, it is not possible to know whether the sources include exactly the same residential stock or exclude different categories of space.

Apartment sizes depend on the tower and on how a source groups studios, conventional units and penthouses. OCIC's official page says standard residences start at 48 sqm. Realestate.com.kh gives a broad 48–306 sqm range with one- to three-bedroom formats, while HomeAbroad presents a more mainstream 30–122 sqm bracket. Current resale and rental pages repeatedly show 48–50 sqm studios, one-bedroom homes around 65–73 sqm and two-bedroom layouts around 90–132 sqm. The largest figures appear to relate to penthouse or duplex stock rather than normal floor plans.

A defining feature is the on-site mix of uses. Olympia Mall's official page lists a supermarket, restaurants, cinema, fashion and beauty retail, children's activities, a games centre, fitness, spa, sky bar and rooftop garden. HomeAbroad also describes Olympia Hotel by Dara, Intercare Hospital within the medical hub, a Canadian International School preschool campus and office buildings. These components make the address practical for everyday life, although access rules, membership fees and actual operating tenants should be checked at the time of purchase.

The development occupies a central 7 Makara location at Preah Monireth Boulevard and Oknha Tep Phan Street, close to Sampov Meas Roundabout and the Olympic Stadium. It is an active, highly urban setting rather than a quiet residential enclave. Buyers gain a central address, established retail and strong visibility, but should also consider traffic, event-day activity, street noise and the view from the specific side of the tower.

Tenure is the most important legal point. Both Realestate.com.kh and HomeAbroad describe Olympia City as long-term leasehold, and a current PropertyHub resale advertisement refers to a company-based transfer of rights. Those labels are not enough to approve a transaction. The remaining term, transfer mechanism, foreign-buyer eligibility, taxes, management liabilities and any restrictions must be verified against the documents for the exact unit and corporate structure.

Resale pricing is fragmented. A 48 sqm C1 unit was advertised at $45,000, while a newer C4 studio was listed at $60,000; better floors, furnishing, views and cleaner documentation can command materially different numbers. The lowest listing is therefore a market floor for one motivated sale, not a universal project price. Confirm the seller, physical condition, inventory, legal package and final negotiated amount before presenting any unit as available.

The most reliable way to shortlist Olympia City is to start with live units rather than the development headline. Each option should be logged by building, floor, orientation, documented area and actual room arrangement, followed by a comparison of finishes, furniture, outlook, noise, parking and the real access conditions for shared facilities. Legal review then needs to match the exact apartment: agreement, title or leasehold instrument, remaining term, seller entity, management arrears and any limits on assignment. This sequence matters in a multi-tower complex with years of operation, because two apartments of the same size can have very different resale appeal depending on building condition, view and document quality.
