The development is complete and Banyan Group records it among completed property stock. A buyer can inspect the actual apartment, common areas, noise, outlook and building condition instead of relying on renderings.

The core range starts around 59 sqm for a one-bedroom, with two- and three-bedroom resale units repeatedly appearing around 99–100 and 131–133 sqm. Larger layouts also use a full-width lanai as a meaningful transition between indoor and outdoor living.

This is not merely a Bang Tao address. It sits within the wider Laguna Phuket estate, with resort infrastructure, golf and internal shuttle transport that create a more complete day-to-day environment than a standalone condominium.

Dozens of sale listings are visible in August 2026 rather than a single leftover unit. Buyers can compare floor, view, furnishing and tenure, provided they compare like with like rather than ranking every listing by price alone.

Because the condominium is completed and occupied, the key questions can be checked against the exact unit: title, foreign-quota eligibility, common-fee clearance, physical condition and the current rules of the condominium juristic person.
About the project
Laguna Beachside is a completed low-rise condominium inside Laguna Phuket in Choeng Thale on Phuket’s west coast. The first thing to understand is its name. The development’s current official name is Laguna Beach Residences Reef, while much of the resale market and older material still use Laguna Beachside or Laguna Beachside Residences. Beachside and Reef are two names for the same development, not two separate neighbouring projects. That distinction matters because Laguna Beach Residences Seashore and Laguna Beach Residences Bayside are different schemes. A buyer may therefore see Beachside and Reef on different documents or listings during the same transaction; the name change itself is not evidence that the property has been switched, although the title and building details still need to match the exact unit being purchased.
This is no longer an off-plan proposition. Completion belongs to 2025; by the end of that year the development was fully completed and remaining residences were being offered for immediate move-in. That changes the nature of due diligence. The central questions are no longer whether the developer will finish the building or deliver the promised layout; they are the condition of the specific resale unit, whether it has been occupied or rented, what furniture and appliances remain, whether common charges are clear, and what tenure is actually registered. Completion removes a major category of construction risk, but it does not make every apartment in the project identical in physical condition or legal terms.

The development is low-rise: five floors and, on the strongest cross-source reading, 120 units. The number of buildings is not cleanly reported, with both three and four appearing in open project data, while one major directory separately shows 71 units rather than 120. We use 120 because that figure is consistently repeated across the majority of project profiles and the current Laguna Phuket resale material; we deliberately do not turn the building count into a false certainty. For normal comparison shopping this does not prevent a buyer from evaluating size, floor and outlook. Before a deposit, however, the block number and condominium registration details should be matched against the unit title and juristic-person records rather than inferred from a portal label.
The unit mix is one of the easier parts of the project to understand. Official material describes one-, two- and three-bedroom residences starting at about 59 sqm. The live resale market in August 2026 repeatedly shows one-bedroom homes around 59–60 sqm, two-bedroom units around 99–100 sqm, and three-bedroom units around 131–133 sqm. These are not micro-units where the address does all the work: even the entry layout gives a separate bedroom and a meaningful amount of internal living space. Larger two- and three-bedroom plans were designed with a full-width lanai. The semi-outdoor space can operate as an extension of the balcony or, where the original configuration allows, be enclosed with glazing for a more protected living area. On resale, the actual fit-out has to be checked in person because furnishing packages and owner alterations are no longer uniform.
Beach proximity is a real part of the proposition rather than a loose district label. The original Beachside concept was launched as condominiums just metres from Bang Tao Beach, and the current Reef identity preserves the same physical setting: the shore is close, not merely somewhere in the wider Bang Tao area. Yet the location is more useful than the Beachside name alone suggests. The condominium sits inside Laguna Phuket, a large integrated resort with hotels, dining, golf and internal transport. The estate spans roughly 1,000 acres with about three kilometres of beach, and complimentary shuttle buses and boats link key points around the resort. That network can reduce the need to drive for short trips within Laguna, although a car, taxi or ride-hailing service remains useful for schools, hospitals, central Phuket and the rest of the island.
The shared amenities are straightforward for a resort-style condominium and appear consistently across current project information: rooftop swimming and recreation space, lifts, parking, 24-hour security and CCTV, with a fitness area and park/BBQ space also listed. The working reference for common-area management is THB 50 per sqm per month, with a sinking-fund contribution of THB 100 per sqm. Current listings for 60, 100 and 131 sqm homes line up with those rates, which is a useful consistency check. It is still not a substitute for a current juristic-person statement. On resale, a buyer should verify the latest fee rate, whether the sinking-fund contribution has already been settled and whether the particular unit has any outstanding balance.
The current market is best read as resale inventory, not as a developer price list. On 18 August 2026, dozens of units are openly marketed and the lowest stated asking price is THB 10 million. The cheapest listing located is a 60 sqm one-bedroom on leasehold. More recently refreshed one-bedroom offers around 59–60 sqm sit roughly in the THB 10.6–12.1 million range, while a 60 sqm Foreign Quota unit is offered at THB 13.25 million. A fresh 100 sqm two-bedroom Foreign Quota listing is at THB 17 million, with 99 sqm alternatives around THB 19.9–21 million. Three-bedroom homes around 131–133 sqm appear from roughly THB 25.3 million and extend beyond THB 30 million depending on floor, view, tenure and fit-out. A single headline price therefore says very little; the useful comparison is size, floor, outlook, physical condition and tenure together.
For a foreign buyer, the cheapest asking price should not be treated as the cheapest equivalent ownership. Under Thailand’s condominium rules, foreign individuals and qualifying foreign entities may collectively own no more than 49% of the total unit area of a registered condominium. The live Laguna Beachside market contains both listings in the Foreign Quota and units offered on leasehold. The THB 10 million market floor is therefore not a proxy for foreign freehold pricing. Before paying a reservation or deposit, a buyer should see the unit title, evidence that the foreign quota is available for that transfer, a current common-fee clearance certificate and the transfer requirements that apply to incoming foreign funds. Those checks are standard for a completed Thai condominium and should be done at unit level, not assumed from the project name.
Laguna Phuket affiliation also deserves a disciplined reading. Owner programmes such as The Sanctuary Club exist across the wider group, and some projects or individual sales have carried additional privileges. Resale buyers should not assume every benefit automatically follows the apartment. Some programmes may have been tied to the first sale, a particular campaign, an owner profile or a specific unit. The durable parts of the purchase are the condominium title or lease rights actually transferred, the apartment itself, the common property and the physical position within Laguna Phuket. Rental management, club privileges, golf-related benefits or other packages should be treated as extras only when the seller or operator can document that they transfer with the chosen unit.
Taken as a whole, Laguna Beachside is compelling for reasons that can be checked: it is finished, the recurring layouts are relatively substantial, Bang Tao Beach is genuinely close, Laguna Phuket provides a functioning resort environment, and the secondary market offers different sizes and tenure structures. It is not a project to buy on the Laguna name alone. Asking prices spread widely, portal data on building count is inconsistent, and the legal form of individual listings changes the meaning of a price comparison. A sensible shortlist should therefore be built around a few concrete questions: which building and floor is the unit in, what is the actual outlook, what does the title say, is foreign quota available, what are the current common charges, and exactly what furniture, management rights or owner benefits transfer at completion.

Ownership format
A foreign buyer may hold a condominium unit freehold within the statutory foreign quota, which is capped at 49% of the aggregate unit area in the condominium. Current Laguna Beachside resale stock includes both Foreign Quota and leasehold listings, so the tenure of the exact unit should be verified before any deposit is paid.
Unit types & sizes
The entry format provides a separate bedroom and a proper living area. Resale stock spans different floors, outlooks and tenure structures, so two apartments of the same size can carry materially different asking prices.
