Why this project is worth a look

Finished and inspectable

Capri is already complete and in use, so the buying decision can be based on the actual building rather than a render package. A viewing can test daylight, pool noise, lift traffic, corridor condition, management presence and the route from parking to the unit. Construction risk has largely disappeared; the work now is to verify the unit title, quota, current common charges and the real condition of the apartment being sold.

Bang Tao, not beachfront

The location puts residents inside the established Choeng Thale/Bang Tao area, close to the coast as well as Boat Avenue and Porto de Phuket, without claiming a beachfront position. That can be a sensible trade-off for buyers who use the wider neighbourhood rather than living entirely inside a resort. It also means transport habits matter: a scooter, car or taxi may be more practical than walking for some daily trips, particularly in heavy rain or midday heat.

A simple unit choice

The core selection is easy to read: 35 sqm one-bedroom, 70 sqm two-bedroom and 75 sqm two-bedroom in the original plans. With so little variation in nominal size, the quality of the exact position becomes more important than a brochure category. Buyers should compare floor, outlook, relationship to the pool court, lift proximity and furniture condition, then decide whether the extra five square metres between the two two-bedroom formats genuinely improves how they intend to use the apartment.

A real pool-centred scheme

The brochure assigns 1,798 sqm to the pool area, and the central water court is the dominant shared feature of the development. Gym, children’s space, lobby services and other resident facilities sit around the same resort-style concept. That is valuable for an owner who will actually use the common areas; a buyer who only wants a low-maintenance base near Bang Tao should compare those benefits against the ongoing cost and the busier atmosphere that a large shared pool can create.

About the project

Capri Residences is a completed Fantasea Plus condominium in the Bang Tao side of Choeng Thale, on Phuket’s north-west coast. The developer now lists Capri as completed, while the main property databases place completion in December 2025. The scheme contains 231 apartments over eight storeys. The original project brochure clearly labels three wings or buildings, A, B and C, although several large portals still describe the development as two buildings. That discrepancy does not change the identity of the project, but it does mean a buyer should work from the actual unit number and registered building information rather than a portal summary. We found no evidence of separately sold phases with their own specifications or delivery dates: Capri Residence Bang Tao, Capri Residences and Capri Residences Bangtao all refer to the same development.

The physical address is on Soi Bangtao 4/2 in Choeng Thale, Thalang, Phuket 83110. This is a Bang Tao neighbourhood location rather than a true beachfront site. Developer material quotes roughly 800–850 metres to the beach/Catch Beach Club area, while live accommodation platforms imply a slightly longer real-world route. The practical reading is simple: the coast is close, but this is not a building where residents walk out of the lobby onto the sand. In the other direction are Boat Avenue and Porto de Phuket, the part of Choeng Thale where many residents do their grocery shopping, dining and everyday errands. Capri therefore works best as a home inside the wider Bang Tao lifestyle area, not as a self-contained resort that removes the need to move around the neighbourhood.

The official technical schedule gives a useful sense of scale. The land plot is 6,497 sqm; built-up area is stated at 16,109.82 sqm; common area at 7,038.38 sqm. The brochure allocates 1,798 sqm to the swimming-pool area and parking for 75 cars. Those numbers are more informative than generic resort language because they tell you what daily life may feel like: a large central water court is a major part of the scheme, while parking is a shared resource rather than an obvious one-space-per-apartment arrangement. Anyone who expects to keep a car on site should confirm the juristic office rules and actual availability before purchase, especially now that the condominium is occupied and operating rather than merely planned.

The apartment mix is unusually easy to understand. The official brochure identifies Type C as a 35 sqm one-bedroom with one bathroom, Type B as a 70 sqm two-bedroom with two bathrooms, and Type A as a 75 sqm two-bedroom with two bathrooms. The compact Type C forms most of the repeating inventory shown on typical floor plans, with the two-bedroom layouts appearing in smaller numbers. That makes comparison less about chasing tiny changes in floor area and more about choosing the right position: floor, orientation, pool exposure, distance from lifts and circulation, and the relationship to the other wings. One caution is worth flagging. A current DDproperty listing markets a 35 sqm Capri unit as a studio, while the original brochure and other recent project pages call the same 35 sqm format a one-bedroom. The contractual plan for the specific unit should settle the label.

The amenity list is no longer hypothetical. Project material and current accommodation pages consistently show the main swimming pool, gym, lobby/reception, parking, security and CCTV. Other sources add coworking, a café or pool-bar function, a children’s area and landscaped common space. Capri has a clear resort-style character, and some apartments are already offered for short stays on major booking platforms. That is useful evidence that the building and shared areas are genuinely in use, but it should not be mistaken for a blanket promise that every owner can operate every unit in the same way. A buyer planning rental income still needs to check the condominium rules, the management arrangement for the selected apartment, and any licensing or stay-length restrictions relevant to the intended rental model.

Being completed changes the decision in a useful way. You can inspect the actual corridor, lifts, pool, finish quality, noise, parking access and the management team before committing. What you lose is the simplicity of an early off-plan price list. By August 23, 2026, FazWaz shows a lower asking-price anchor around THB 4.45 million, while a very recent PHUKET.PRO page lists a 35 sqm one-bedroom at THB 5.775 million and its 70–75 sqm two-bedroom examples at higher figures. These are not prices that should be averaged together. They may represent different sellers, tenure, furniture packages, floors and urgency. For a completed project the sensible approach is to compare like-for-like units and treat every advertised figure as an asking price until the exact stock and terms are confirmed.

FazWaz currently reports a common-area fee of THB 60 per sqm per month and a sinking-fund contribution of THB 600 per sqm. These are useful budgeting references, not contractual figures from the condominium juristic person, so they should be reconfirmed before transfer. The old construction payment schedule — THB 200,000 reservation followed by 35% / 20% / 20% / 15% / 10% milestones — also remains visible on several project pages. Because Capri is now completed, that historical schedule should not be assumed to govern a purchase today. A remaining developer unit may have one settlement structure; a resale from an owner may have a completely different deposit, due-diligence period and transfer date.

Foreign ownership is available in principle, and current listings include units described as foreign freehold. Thailand’s condominium rules, however, cap foreign freehold ownership at 49% of the total condominium area, and the quota has to be confirmed for the actual unit at transfer. Other Capri listings are expressly marked leasehold. The key due-diligence question is therefore unit-specific: what tenure is being sold, is foreign quota available on the day of transfer, and what document proves it? Capri is a fairly legible proposition for buyers who want a finished Bang Tao condominium, compact unit choices and a substantial shared pool environment. It is less convincing for someone who insists on true beachfront frontage, needs a home larger than 75 sqm, or expects a guaranteed private parking bay.

Ownership format

Foreign-freehold units are offered within Thailand's 49% foreign quota for registered condominiums, while leasehold listings also appear in this project. Tenure and remaining foreign quota need confirmation for the specific apartment before transfer.
