Walkable Kamala base
The strongest reason to consider The Club Residence is not a resort amenity package but its position in central Kamala. Beach access, everyday shops, cafés, restaurants and local services are all close enough for a lifestyle that does not require a car for every errand. The trade-off is the main-road setting, so road exposure, balcony orientation and actual noise levels need to be judged from the selected apartment.
Space on resale
Current resale examples range from a 55 sqm one-bedroom to substantially larger one- and two-bedroom apartments. That gives buyers more living space than many newer holiday-oriented products at similar entry budgets. The comparison only works if condition is priced properly: a 2002 unit with tired services is not equivalent to a fully renovated apartment simply because the floor area is similar.
Simple shared facilities
The confirmed common areas are easy to understand: a central pool, landscaped garden, parking and security. Buyers who do not need extensive resort facilities may see that as a positive, but the real question is how well the common property has been maintained over more than two decades. Juristic-person accounts, reserve funds and planned repairs matter more here than an inflated amenity list.
Unit-level due diligence
The project cannot be reduced to one tenure label or one standard specification. Freehold and leasehold listings coexist, sizes differ between agents, and renovation quality varies by owner. A sensible purchase process therefore starts with the exact unit: title area, foreign quota, seller authority, common-fee status, building rules and physical inspection should all be checked before the headline asking price drives the decision.
About the project
The Club Residence is an established low-rise residence in central Kamala rather than a developer-led new launch. That distinction matters more than the age of the marketing page. Buyers are dealing with individual resale owners, so there is no single specification, payment plan or uniform condition across the project. A renovated corner apartment and an older rental unit in the same compound can have very different interiors, maintenance histories, title structures and asking prices. Major property databases currently describe the project as three storeys with 48 units, while the active hospitality operator says three apartment buildings sit around the communal pool. The compound also has an ongoing holiday-rental presence. That can be useful for owners who value a location already familiar to short-stay guests, but it also makes building rules, rental permissions, guest turnover and the practical character of each block worth checking before purchase.
The completion date is best treated as 2002, with a small documentation caveat. The project header on FazWaz, current resale listings and DDproperty all point to 2002, usually January. Older hotel directories describe construction in 2001 and a renovation in 2010. One descriptive paragraph on the FazWaz project page says 2017, which conflicts with the same page's own headline data and with the resale records; it looks more like a copied or stale text error than a reliable completion date. For a property of this age, the exact original handover month is less important than the condition of the unit and the common property today. Some apartments have been fully modernised — one resale listing describes a 2023 renovation — while others may retain much older finishes or services. A buyer should therefore budget due diligence around actual condition rather than assume that the whole project is either 'old' or 'renovated'.

The location is the clearest part of the proposition. Current accommodation platforms use 94/12 Moo 3, Kamala-Patong Road, while older directories commonly show 94/2. Both point to the same central Kamala property, but the numbering discrepancy should still be reconciled against the title and juristic-person records for the unit being bought. The residence sits along the main Kamala–Patong road and within walking distance of Kamala Beach, shops, restaurants, pharmacies and local markets. Published beach distances vary by platform, which is a reminder that 'walk to the beach' depends on the actual entrance and route rather than a straight-line map pin. The main-road position is convenient for day-to-day errands and transport, but traffic noise and privacy can differ significantly between a pool-facing unit and one closer to the road.
Resale stock is unusually varied for such a compact low-rise project. At the time of review, the lowest visible asking price was THB 3.5M for a one-bedroom, one-bathroom apartment of 55 sqm, advertised on leasehold terms. Two-bedroom apartments of 75 sqm and 87 sqm were both listed at THB 6.5M on DDproperty and described as freehold. A much larger one-bedroom resale appears as 92 sqm on one portal and 95 sqm with Resava, at roughly THB 5.995M. We do not merge those figures into a manufactured average or pretend there is a standard developer unit matrix. In an older resale-led compound, different agents may use different measurements, owners may have altered interiors over time, and the legally registered area may not match every marketing description. The practical lesson is simple: use advertised sizes to shortlist, then verify the title-deed area before pricing a unit or comparing it with another.
Tenure is unit-specific. Thailand's condominium rules still allow qualifying foreign buyers to own a condominium unit in their own name within the foreign quota, capped at 49% of the total unit area in the registered condominium. The Club Residence market currently contains both listings presented as foreign freehold and listings sold on leasehold terms. That means a buyer should not assume that a neighbouring freehold sale proves the same status is available for another apartment. Before paying a reservation deposit, the useful documents are the selected unit's title, the condominium juristic person's foreign-quota confirmation, the debt-free certificate or current common-fee position, and the seller's identity and authority to transfer. For leasehold stock, the remaining lease term, renewal wording and registrability matter more than the fact that the apartment looks identical to a freehold unit next door.
The common facilities are straightforward rather than resort-heavy. A large communal pool and landscaped garden are consistently visible across current accommodation and property sources. Property databases also list parking, CCTV and 24-hour security. We have deliberately left out a gym, sauna, library and several other amenities that appear only on weaker aggregator records and are not reliably corroborated. For a 2002 building, that conservative approach is useful: the financial and physical health of the common property matters more than a long amenity checklist. Public sources do not provide a dependable current common-area fee, sinking-fund balance, major-repair schedule or recent juristic-person accounts. Those should be requested because they can materially change the real annual cost of ownership and the likelihood of future special assessments.
The developer remains unverified. Current FazWaz-network project records and DDproperty identify the developer as unavailable or N/A. Alexanders Property Management is the current manager for some holiday apartments, and Resava has historically marketed or operated units in the complex, but neither role establishes who originally developed the residence. We have therefore left the developer field out rather than converting an operator into a developer by assumption. In a completed resale project, the buyer's immediate risk assessment is more about the registered condominium juristic person, title integrity, common-property finances, building condition and seller liabilities than about a sales promise from an original developer. Even so, the project's corporate history is worth documenting if title review reveals questions around common areas, land rights or earlier contractual obligations.
Ownership format
The resale market shows both foreign freehold units, subject to available foreign quota in the building, and leasehold units. Both appear in current The Club Residence listings, so tenure cannot be assumed project-wide; it must be verified against the selected unit's title and the condominium juristic person's foreign-quota confirmation.
Unit types & sizes
The lowest confirmed asking-price example at the review date: a furnished third-floor unit with pool and garden outlook. The listing is leasehold, so its price should not be used as a like-for-like benchmark for foreign freehold stock.
