Why this project is worth a look
An independent home
The offer centres on separate two-bedroom villas, not small units in a hotel-style block. The additional privacy is meaningful for day-to-day use, while pool, garden and house maintenance remain the owner's responsibility unless contracted out.
Space to stay longer
The published specification combines 170 sqm of built area with three bathrooms. That makes the layout potentially useful beyond short holidays, although room dimensions and net usable space need to be checked against a proper floor plan.
Private outdoor facilities
A pool and dedicated parking are part of the developer's stated concept. Both improve independent use of the property, but the pool in particular comes with running costs, safety considerations and equipment that will eventually require attention.
Ubud as the setting
The scheme is promoted as close to central Ubud and surrounded by rice fields. The appeal is understandable, but the exact plot has not been independently located, so access, outlook and neighbouring activity remain unit-specific questions.
About the project
Sunny Villas is marketed as a collection of detached private homes in the Ubud area rather than a serviced apartment building or a hotel. Exotic Bali Development presents each home as a two-bedroom villa with its own pool and parking space, suitable for private occupation and potentially for letting. That proposition has a clear everyday appeal: residents are not sharing a corridor or swimming pool with a large number of neighbours. It also changes the owner's responsibilities. Keeping a standalone house in good condition involves pool care, landscaping, utilities and repairs. The developer describes the scheme as low-density, but does not publish a verified count of villas.

The most consistent size figure is 170 sqm of built area per home. Both the individual project page and the developer's portfolio describe a two-bedroom layout with three bathrooms. It is a more flexible arrangement than a one-bedroom holiday unit: it could accommodate a couple working remotely, parents with a child, or visiting friends. Yet the published figures do not reveal the usable interior area, dimensions of individual rooms, ceiling heights or the arrangement of bathrooms. None of those details should be inferred from gross built area. A signed, lot-specific plan matters more than an attractive diagram of how furniture might fit.
There is already a discrepancy in the land area, before any legal documents enter the picture. The official project page and portfolio each give a 170 sqm plot; a post on the company's own social channel says 180 sqm, while retaining 170 sqm for the building. These are competing developer figures, not independently measured parcel sizes. They should not be averaged. Ten square metres can affect the width of a garden, the space around a pool or how comfortably a car can enter. The actual plot shape, easements and boundaries would have to be identified in a site drawing or land-related schedule attached to the transaction.
The design is pitched as ready to occupy on handover. A private swimming pool and dedicated parking appear in the main specification, and the company's promotional posts also mention living and dining areas, a kitchen, storage, a sun deck, planting and furniture. It would be unwise to assume that every item shown in a promotional presentation is included in every villa's sale package. Air-conditioning, kitchen appliances, pool machinery, built-in storage, external lighting and internet installation are all examples of details that need a written specification. A turnkey promise only becomes useful when the parties agree precisely what is delivered, in what condition, and who remedies defects.
Ubud is part of the sales case, but the project cannot yet be placed on a reliable parcel-level map. The developer describes rice-field surroundings and states that the site is roughly two minutes from PARQ and five minutes from the centre of Ubud. These are promotional travel-time claims, not independently verified journey estimates. No project street address, cadastral parcel or precise coordinates were located. The Suweta Road address on Exotic Bali Development's website is its stated business contact address, not evidence that Sunny Villas occupies the same plot. Treating that distinction seriously avoids a surprisingly common real-estate error: attaching the right property description to the wrong point on a map.
Even a generally correct area description is insufficient for choosing a home. Access can make two nearby plots feel very different. A narrow lane may be convenient on a scooter but awkward for deliveries, maintenance vehicles or guests arriving with luggage. Drainage, street lighting, proximity to neighbouring construction and the practical route to shops also affect daily life. The advertised rice-field outlook deserves a separate look from each villa. There is no disclosed covenant protecting that view against future building on adjacent land. A buyer can value greenery without paying a premium on the assumption that the surrounding land will remain unchanged.
The central question in October 2026 is whether the development has actually been finished and handed over. Its main headline and portfolio index call Sunny Villas completed. The detailed specification on those same pages and the downloadable developer portfolio continue to list the scheme as under construction, with a scheduled completion of September 2025. That date is historical, not a forward-looking delivery estimate. Construction updates on the developer's channels show that physical work has taken place, including upper-floor structural stages, but do not establish the condition of every villa today. Until there is recent, lot-specific evidence, the property should not be represented as either fully delivered or demonstrably still under construction.
The public starting price is USD 350,000. It comes from the developer, not from a confirmed live inventory or a completed transaction, and the publication does not show when that figure was last revised. It therefore provides a sense of the intended price bracket, not an executable offer as of 18 October 2026. A particular home's final price may depend on location within the scheme, fit-out, remaining contractual tenure and payment terms. Transaction taxes, professional fees, any brokerage charges and post-handover setup costs could be additional. A useful comparison with another villa begins with an itemised written offer rather than the two headline prices alone.
Exotic Bali Development describes the ownership arrangement as leasehold starting from 25 years. This is a contractual right to use the relevant property for an agreed period, not the same thing as holding the Indonesian freehold land title. The phrase 'from 25 years' leaves several questions unanswered: when does the clock begin, how many years remain at completion or resale, and does the buyer have an enforceable renewal option? The publicly available marketing does not include the underlying lease or its extension clauses. An extension that requires a future negotiation is fundamentally different from a right to extend on a clearly defined basis. The distinction affects both enjoyment of the villa and its resale value.
The underlying land title has not been made public for Sunny Villas. Indonesian land law distinguishes legal title to land from a private lease over it. Hak Milik, the strongest form of individual land ownership, is not a title foreign individuals can simply register in their own names. Other rights and structures exist, but none should be assumed for this specific development. A buyer needs to establish the recorded owner, the nature and duration of the land right, any relevant encumbrances and the authority of the person granting the lease. If the brand marketing the villa is not the same entity receiving money or signing the agreement, the legal connection between them matters.
Building approvals are another area where advertising cannot substitute for documents. The Indonesian framework uses PBG for building approval and SLF to certify fitness for use. No verifiable project-specific copies were available in the public material reviewed, which is not proof that the approvals have never been issued. The location's permitted land use and any separate requirements for operating tourist accommodation also need to match the buyer's proposed use. A home that can legally be occupied by its owner is not automatically authorised to function as a commercial short-stay villa. This difference becomes material when projected rental income is part of the purchase decision.
A two-bedroom pool villa may be straightforward to advertise to couples, small families and longer-stay visitors, but it does not follow that it will be consistently booked. No independently checked occupancy history, operating accounts or net-return calculation was found for Sunny Villas. Revenue would have to be evaluated alongside vacancy, management charges, utilities, cleaning, linen, guest supplies, pool servicing, insurance where applicable, routine repairs and future furnishing replacements. Owners who intend to use the home themselves must also account for the nights withheld from guests. The cost of maintaining privacy and a private pool is part of the rental economics, not an afterthought.
The developer describes optional property management across its completed developments, without publishing a Sunny Villas-specific management contract or price schedule. That distinction matters to an overseas owner. A booking agent may offer guest acquisition only; a full operating partner may also provide inspections, maintenance, financial reporting and on-site response. It is useful to know whose accounts receive guest payments, who authorises expenses, how taxes are reported, who controls listing accounts and what happens if the owner changes operators. Those issues are often more consequential than the headline commission percentage. At present, the scope and economics of any Sunny Villas management service cannot be treated as established.
For personal use, the due diligence feels more like examining a house than buying a brochure. A site visit can test water pressure, ventilation, moisture control, street noise, drainage, mobile coverage and actual privacy around the pool. A handover inspection should record defects and confirm that utilities and equipment work. If the buildings are complete, these observations are available immediately; if work remains, the buyer needs milestones, agreed standards and remedies for delays. A claim of architectural consistency across villas is helpful as a design intention, but it cannot replace inspection of the particular home being purchased.
Future resale brings the lease back into focus. A new purchaser will ask what tenure remains, whether rights can be assigned, whether the landowner's consent is required, what transfer costs apply and how the property has been maintained. None of these points is settled by the original USD 350,000 asking-price anchor. An owner may find that a well-maintained villa is attractive to users, while the legal and economic value of its remaining lease is a separate question. Any plan to hold the property for many years should leave room for future repairs and reinvestment rather than assuming that the initial fit-out will remain competitive indefinitely.
The developer identity is clearer at brand level than at transaction level. Sunny Villas appears on Exotic Bali Development's official project and portfolio pages, and the business publishes its own construction updates. Its website uses the corporate name PT Exotic Bali Development. An independently verified company-registry extract, project landholding entity, authorised signatory and payment structure, however, were not obtained. That is an outstanding documentation gap rather than a finding that the business is illegitimate. A buyer should be able to follow a coherent documentary chain from the advertised developer to the land right and the party accepting contractual obligations.
Sunny Villas is therefore a recognisable two-bedroom villa proposition with a private pool, parking and a published starting-price indication. It is not yet a fully documented, parcel-verified purchase option in the sources available here. The most useful next material would be the exact site and villa plans, current construction or handover evidence, land-title and lease documents, project approvals, a detailed delivery inventory, and a current lot-level offer. Once those are available, the property can be assessed on its real location, contractual tenure and ongoing cost—not on a blend of attractive design claims and an outdated delivery schedule.

Home types & sizes
The development's consistent published specification is a detached two-bedroom villa with a private pool and parking. A turnkey finish is advertised, though a unit-by-unit inventory is not available. The developer's materials give conflicting plot sizes of 170 and 180 sqm; neither number should be treated as confirmed for a particular lot until the site plan and contract are provided.
