Why this project is worth a look
Inspect the real product
Because the estate is completed, a buyer can judge the actual street, clubhouse, landscaping, traffic and neighbouring houses rather than a rendering. The flip side is that resale homes have diverged from the original specification. Extensions, kitchens, furnishing, maintenance and building services now vary house by house, so physical inspection has more value than a generic project brochure.
Useful family sizing
The three main S-series types create genuine choices rather than cosmetic variations: about 99 sqm with two bedrooms, about 121 sqm with three, and about 137 sqm with three bedrooms plus extra upper-level space. That range works for different family sizes, work-from-home needs and storage requirements, while the larger plans also provide two-car parking in the detailed project review.
Strong road logic
This address works best for households using the Bang Na-Trat and outer-ring-road network. Major retail, schools, hospitals and eastern employment areas are easier to reach by car than by rail. The Yellow Line is relevant to the wider district, but not close enough to make the estate a walk-to-station townhouse project.
Amenities beyond the house
A clubhouse, pool, fitness room, landscaped park, children's areas and controlled security give residents shared space that a compact townhouse plot cannot provide on its own. For both owner-occupiers and family tenants, that can be meaningful. The current maintenance standard and fee should still be checked because the publicly found fee figure comes from a 2022 review.
Land rights come first
A foreign buyer must treat the land question as a core due-diligence item, not a footnote. Portal labels such as freehold describe the property in the Thai market but do not create a general right for a foreigner to own the plot. The title, owner, encumbrances and registrable structure for the buyer need to be confirmed on the specific resale house before pricing the deal.
About the project
Indy 2 Bangna-Ramkhamhaeng 2 is a completed gated townhouse estate in Dok Mai, Prawet, on Bangkok's eastern side. Land and Houses launched it in 2021 as a 49-rai community of 489 two-storey homes, with houses already described as ready to move into at the time of the launch. That matters because the buying decision today is no longer an off-plan decision. The market is predominantly resale, so the relevant question is not simply which model was shown in the original brochure, but which exact house is being sold now: its land plot, corner or mid-row position, alterations, condition, furniture, title documents and any registered burdens. Two listings carrying the same model name can be materially different assets after several years of occupation and renovation.
The current detailed project records consistently show three S-series layouts. Duchess S is the smaller two-bedroom option at about 99 sqm; Prince S is a three-bedroom home at about 121 sqm; and Princess S is the largest standard type at about 137 sqm, with an additional loft-like level or raised space associated with the main bedroom in detailed reviews. All are two-storey townhouses with three bathrooms. Prince S and Princess S are commonly shown with two parking spaces, while Duchess S is shown with one in the 2022 detailed review. This is a practical family-oriented mix rather than a collection of near-identical investor units: the difference between 99 and 137 sqm changes how comfortably a household can accommodate children, a home office, storage, guests and cars.

There is an identity issue worth resolving before using any online data. A separate, older Land and Houses development is called Indy Bangna-Ramkhamhaeng 2, without the extra “2” after Indy. That earlier project is widely described as a 36.6-rai estate with 355 homes and layouts around 89, 122 and 134 sqm. Those figures are sometimes mixed into search results for Indy 2 Bangna-Ramkhamhaeng 2. The project in this file is the newer 489-home, 49-rai development. Even within sources for the newer estate there is one remaining inconsistency: Land and Houses' 2021 launch release said usable area started from 89 sqm, while the later detailed review and current project databases describe the S-series as 99, 121 and 137 sqm. For a resale purchase, the house documentation and actual built configuration should therefore override a generic web profile.
The location is much more road-oriented than rail-oriented. The estate sits inside Soi Ramkhamhaeng 2 with access toward Bang Na-Trat Road, the Kanchanaphisek outer ring road and the On Nut / Chaloem Phrakiat network. That makes it relevant for households whose lives are centred on the Bang Na corridor, eastern Bangkok, Samut Prakan, Suvarnabhumi Airport or regular driving toward Chonburi. DDproperty places Mega Bangna at roughly 3 km and the Si Udom Yellow Line station at roughly 6 km. Ramkhamhaeng University's Bang Na campus and Number One Market Ram 2 are much closer. The implication is straightforward: a car or regular taxi use makes the location work much better. Buyers looking for a townhouse that functions like a walk-to-transit urban property should not treat the Yellow Line as if it were at the gate.
The shared amenities are more substantial than a security booth and a small lawn. Land and Houses' own launch announcement confirmed a public garden, clubhouse, swimming pool, fitness room and 24-hour security. Detailed project coverage adds children's areas, shared work or meeting space, landscaped grounds and controlled access. For an owner-occupier, these common facilities can be a meaningful extension of the house because a townhouse plot is relatively compact. For a landlord, they are also part of the proposition offered to a family tenant. Their current condition, operating rules and fees, however, should be checked on site. A 2022 review quoted a common-area charge of THB 1,400 per home per month, but no primary source was found confirming that this remains the current 2026 rate.
The resale market is active enough to provide real comparables rather than forcing a buyer to rely on an old launch brochure. DDproperty's project page showed sale inventory starting around THB 4.0 million when checked on 4 October 2026, while other recent marketplace listings were clustered around the low-THB-4-million level for smaller homes and materially higher for larger, renovated or better-positioned properties. Rental inventory is also visible across the major portals. That is useful evidence of an operating residential market, but it is not proof of a particular yield. Asking rents vary with furniture, plot size, model, upgrades and lease terms, and the purchase side has the same variation. Any investment case should be built from a specific resale house and a realistic long-term tenant profile, not from the widest rent and sale numbers on the portal.
Foreign ownership requires a different mindset here than in a condominium. Portals may label these townhouses “freehold,” but that describes the underlying property tenure in the Thai market; it does not remove the statutory restrictions on foreign land ownership. Thailand's Department of Lands maintains a specific regime for foreign acquisition of land, with narrow exceptions rather than a general right to buy a residential plot directly. A foreign buyer should therefore separate three questions that are often blurred together in sales conversations: who owns the land, what title and encumbrances are registered over the plot, and what legally registrable right the foreign buyer can hold in relation to the land and the building. The answer can only be determined from the specific resale documentation. A nominee-company shortcut is not an acceptable substitute for that analysis.
For an owner-occupier, the completed status is an advantage because the decision can be grounded in what exists today. You can compare street width, afternoon sun, noise, distance from the clubhouse, visitor parking pressure, landscaping, extensions and the actual finish of several houses before committing. The trade-off is that there is no single “project specification” that perfectly describes every resale unit anymore. Some homes have been upgraded, some extended, some heavily furnished, and some offered with little more than the original shell and fixed equipment. A sensible shortlist should therefore compare like with like: same model, similar land area and position first, then renovation quality and price.
Overall, Indy 2 Bangna-Ramkhamhaeng 2 is best read as a mature family townhouse community in the Bang Na / Prawet orbit rather than a speculative new launch. Its strengths are the two-storey house format, a sizeable communal amenity package, several usable bedroom configurations and road access to major eastern-Bangkok destinations. Its limitations are equally clear: daily life is car-dependent, the resale stock is heterogeneous, and a foreign purchaser faces a land-rights question that does not arise in the same way with a foreign-quota condominium. The project can make sense when those trade-offs match the household or tenant profile, but the final decision should be made at the level of the individual house, not the brand name alone.
Ownership format
Resale listings describe these homes as freehold, but that does not mean a foreign buyer can ordinarily register the underlying land in their own name. The land title, registered owner, encumbrances and any lawful land-use or building-right structure must be checked for the specific house.
Home types & sizes
The smallest detailed S-series layout. A 2022 review lists land from 19.1 sq wah and one parking space. It suits a couple or smaller family that wants two proper bedrooms and three bathrooms without paying for a third bedroom or larger plot.
The middle S-series layout. The detailed review lists land from 21.7 sq wah and two parking spaces. Its third bedroom can remain a bedroom or become a proper study, making this the most flexible conventional layout for a household living in the house full time.
The largest standard type, with land from 24.7 sq wah, two parking spaces and an additional upper-level space associated with the main bedroom in the detailed review. It offers more flexibility for a study, retreat or storage, but resale alterations should be checked against the original layout.
For Indy 2, the detailed 2022 review and current project databases converge on the S-series at 99/121/137 sqm. Land and Houses' 25 October 2021 launch release nevertheless said usable area started from 89 sqm. A separate older project, Indy Bangna-Ramkhamhaeng 2 without the extra “2” after Indy, genuinely uses layouts around 89/122/134 sqm. Those developments must not be merged, and the exact resale house should be checked against its own documents and built configuration. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is inside Soi Ramkhamhaeng 2 in Dok Mai, Prawet; Bang Na-Trat Road and the Kanchanaphisek outer ring road are the key driving corridors.
- DDproperty places Mega Bangna at roughly 3 km, so major retail is convenient by car but not immediately at the gate.
- Ramkhamhaeng University's Bang Na campus is listed at roughly 750 m and Number One Market Ram 2 at roughly 900 m.
- Si Udom Yellow Line station is listed at roughly 6 km, so this should not be treated as a walk-to-rail townhouse project.
- Suvarnabhumi Airport is listed at roughly 19 km; actual travel time is traffic-dependent.

Best for: Families wanting a two-storey 2–3 bedroom home within Bangkok and comfortable organising daily life around a car.; Owner-occupiers who value a clubhouse, pool, fitness facilities and landscaped shared areas more than walk-to-station convenience.; Buyers who prefer completed resale stock, where the exact house, street and neighbourhood can be inspected before committing.; Long-term rental investors who are willing to underwrite one specific house, including renovation, furnishing, maintenance and realistic tenant demand, rather than rely on headline yield claims.; may not suit: A foreign buyer who requires straightforward direct land ownership in their own name without a separate lawful land-right structure.; A car-free household expecting to walk to rail, major retail and most daily services.; Anyone wanting highly standardised new-build inventory where every unit of the same type has essentially the same condition and specification..

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing differs across sources: Land and Houses' 25 October 2021 release said homes were ready to move into, DDproperty also lists 2021 completion, while PropertyHub lists 2022.
- Usable-area data conflict: the 2021 Land and Houses launch release said homes started from 89 sqm, while the detailed 2022 review and current Indy 2 project profiles show 99/121/137 sqm. The separate older Indy Bangna-Ramkhamhaeng 2 uses 89/122/134 sqm and should not be merged into this project.
- No open source reviewed confirmed the land-title type or a project-wide foreign-buyer land-right structure for individual plots. The selected house requires document-level verification of the title, registered owner and encumbrances.
