Why this project is worth a look
A finished neighbourhood
The strongest advantage today is that the environment is already built. Roads, homes and common facilities can be inspected as they actually operate rather than judged from a sales brochure. Construction uncertainty is lower, but due diligence shifts to the condition of the selected house, title documents, alterations and the quality of estate management.
Two clear house formats
The original range was built around 146 sqm and 168 sqm homes. Both have two main bedrooms and three bathrooms, with flexible rooms that owners can turn into a study, child’s room or extra bedroom. That flexibility is useful for families, but it also explains why resale portals describe very similar houses with different bedroom counts.
Built for eastern Bangkok
The estate makes most sense for a car-based routine around Bangna, Mega Bangna, the airport corridor and the eastern road network. Real peak-hour driving time matters more here than proximity to a rail station. Buyers who need a walkable inner-city commute should treat that as a structural trade-off, not a minor inconvenience.
Visible resale liquidity
There were multiple homes for sale and rent in autumn 2026, giving buyers a real comparison set instead of a single isolated listing. The wide asking-price spread also shows why project averages can mislead: land size, renovation quality, furniture, extensions and seller urgency can move two nominally similar houses far apart.
Land rights need separation
For a foreign buyer, a portal’s freehold label is not a complete ownership answer. The house sits on land, and Thai foreign-land rules are restrictive. Due diligence should separate the building interest, the land title and the lawful way the specific buyer can hold or use the land, rather than treating them as one package.
About the project
Anya Bangna-Ramkhamhaeng 2 is a completed low-rise Land & Houses residential estate in Dok Mai, Prawet, on Bangkok’s eastern side. It should not be confused with the Indy projects carrying a similar Bangna–Ramkhamhaeng name nearby: the original product here was a community of two-storey semi-detached twin houses rather than rows of townhomes. Land & Houses launched Anya as a new brand in 2020 and described this development as 388 plots across roughly 69.6 rai. For a buyer in 2026, the development story is largely finished. The key decision is no longer whether the project will be delivered, but which resale house offers the right plot, condition, fit-out, orientation and legal structure.
The original housing mix is unusually easy to understand. There were two core designs, with 146 sqm and 168 sqm of usable area. Both were designed as two-storey homes with two principal bedrooms and three bathrooms; the smaller plan included one flexible room or multipurpose area, while the larger plan had two. That matters when reading resale ads. Current listings may call a house 2+1 bedrooms or even three bedrooms because owners have converted one of those flexible spaces. A headline bedroom count is therefore not enough to compare two units. The original plan, any alterations and the actual use of the ground-floor rooms should be checked together.

With 388 homes, this is not a boutique compound. It functions more like a sizeable managed neighbourhood, with shared facilities and a meaningful resident population. The original developer material confirmed a saltwater pool, gym, playground and security, while major property platforms also list landscaped communal areas, CCTV, a clubhouse or function space and 24-hour security. The practical benefit is a more complete residential environment than a stand-alone house on a public road. The trade-off is that an owner remains exposed to estate rules, common-area maintenance and fees, so the current management arrangements matter almost as much as the physical condition of the house.
The location is fundamentally car-led. The project sits on Soi Ramkhamhaeng 2 in Dok Mai and feeds into the broader Bangna-Trat and eastern Bangkok road network. Land & Houses originally promoted the development for its proximity to Mega Bangna and IKEA and its road connections towards Bangna, Suan Luang and Phatthanakan; a detailed local review also placed the Burapha Withi expressway access a short drive away. That profile suits households whose work, schools, shopping or airport trips are concentrated on the eastern side of the city. It is less compelling for someone whose priority is a walkable rail commute. Driving the route at the actual morning and evening hours is more useful than relying on launch-era kilometre claims.
The launch price started at THB 5.85 million, but that is now historical context rather than a usable valuation benchmark. By September and early October 2026, resale asking prices covered a much wider band. The lowest credible listing found was THB 7.39 million for a 146 sqm home on 41 sq wah of land. DDproperty’s project inventory showed asking prices from roughly THB 7.39 million to THB 10.8 million, while PropertyHub simultaneously carried homes from around THB 8.49 million upward. That spread should not be read as a simple appreciation curve. Plot size, renovations, furniture, corner positioning, extensions and seller urgency can materially change the asking price between otherwise similar homes.
There is also visible rental activity. In the autumn 2026 inventory, asking rents on large portals were broadly in the THB 45,000–73,000 per month range. That is useful evidence that tenants do search for homes in the estate, but it is not a proven net yield. Advertised rent is not the same as the contracted rent, and listing data does not capture vacancy, agent fees, maintenance, replacement furniture, estate charges or the owner’s financing. An investor should compare a selected house with genuinely similar rental stock inside the same project instead of applying the top project rent to every unit.
Foreign ownership needs to be handled with particular care because this is landed housing, not a condominium. Resale portals commonly label the homes as freehold, but that label should not be interpreted as automatic foreign ownership of the underlying land. Thai law restricts foreign land ownership and provides only narrow statutory routes for direct ownership. We did not find a project-specific Land & Houses structure marketed specifically to foreign buyers. For any selected resale, the building interest, the land title and the buyer’s lawful right to hold or use the land need to be analysed separately rather than collapsed into one word in a listing.
Taken as a whole, Anya Bangna-Ramkhamhaeng 2 is a fairly straightforward end-user proposition: a completed two-storey home in a large managed eastern-Bangkok estate, with two original floor-plan families, established shared facilities and an active resale and rental market. Its main due-diligence challenge is unit-level variation. One home may have a larger plot and modest interiors; another may sit near the clubhouse, be heavily renovated or have a flex room converted into a third bedroom. The sensible comparison therefore goes beyond price per house. Title documents, alterations, current estate fees, physical condition and the exact plot position all matter to the final decision.
Ownership format
Resale listings market the houses as freehold, but that does not mean a foreign buyer can automatically own the underlying land. Foreign land ownership in Thailand is restricted and available only in narrow statutory cases; the lawful ownership structure for a specific resale needs separate verification. No project-specific foreign-buyer ownership scheme was found.
Home types & sizes
A two-storey home with two principal bedrooms, one flexible multipurpose area and two parking spaces. Original plots started from 38 sq wah. On the resale market, the flexible room is often used as a study or extra bedroom, so the actual layout of a selected house should be checked against the original plan.
The larger two-storey design has two principal bedrooms, two flexible multipurpose areas and two parking spaces. A detailed project review states that plots for this type started from 42 sq wah. The extra flexible space makes it easier to add a study or occasional bedroom, but resale alterations should be inspected rather than assumed from the listing headline.
The original project had two house types. Resale listings may show 2+1 or 3 bedrooms because owners can convert a multipurpose room; that does not necessarily indicate a separate original house model. Compare the selected home’s current layout with the original plan. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Completion year differs across public databases: DDproperty, PropertyHub and PropertyScout state 2021, while ZmyHome states 2022. The record uses 2021 because it is supported by several major platforms.
- The current estate fee is not consistently confirmed. A detailed 2021 review quoted THB 40 per sq wah per month, while ZmyHome currently displays zero; the current charge should be verified from the estate management or a recent owner statement.
- No reliable public source was found confirming the land-title type for individual plots in the estate, such as Chanote. The title and any encumbrances need to be checked for the selected property.
