The '2' suffix is not cosmetic. SC Asset reports this phase separately, with 175 homes, its own site area, house-size range and construction schedule. That gives buyers a cleaner reference point and reduces the risk of importing specifications from the earlier similarly named development.

A simple core house mix

The best-supported original models are New Hart at 167 sqm, New Bradford at 185 sqm and New Verley at 205 sqm. They cover three- and four-bedroom family use without an overly complex catalogue. Resale buyers should still treat extensions or extra bedrooms in advertisements as house-specific modifications until documents and an inspection confirm them.

A visible resale market

This is no longer a purchase based on a launch promise. Multiple houses are advertised for sale and rent, giving buyers direct evidence of current asking levels and the variation between individual properties. That makes side-by-side inspections particularly valuable: a cheaper house may simply be carrying more deferred maintenance or a weaker plot position.

Road access comes first

The eastern outer-ring location is naturally suited to households that drive across the Bang Na, On Nut, Lat Krabang and airport side of Bangkok. It should not be evaluated as if the project were a walkable inner On Nut neighbourhood. Buyers who rely heavily on rail should test the full door-to-door trip at the times they actually travel.

Land title is the hard part

For a foreign buyer, the central legal issue is not whether the house physically exists but how the land can lawfully be held or used. A portal's generic 'freehold' label is not enough. The actual title deed, registered owner, encumbrances and transaction structure need to be reviewed for the selected resale property before a binding commitment.

About the project

Life Bangkok Boulevard Wongwaen-Onnut 2 is an established gated detached-house community by SC Asset in Dok Mai, Prawet, on Bangkok's eastern side. It needs to be treated as a distinct phase rather than merged with the earlier Life Bangkok Boulevard Wongwaen-Onnut project: SC Asset's own reporting lists the '2' phase separately with 175 houses, its own development area and its own construction timeline. The 2016 filing describes a site of 44 rai 2 ngan 80.30 sq wah, home sizes of roughly 167–205 sqm and original land plots of 50–85 sq wah. For a buyer in 2026, however, those are the development's baseline specifications. The decision is now about an individual resale house, where maintenance, alterations and title history can matter as much as the original brochure numbers.

The original house mix is relatively easy to understand because two independent project databases agree on the three best-documented designs. New Hart is a three-bedroom, three-bathroom house of 167 sqm. New Bradford steps up to four bedrooms at 185 sqm, while New Verley offers four bedrooms and 205 sqm. PropertyHub also records two parking spaces for each. Current resale advertisements sometimes show larger internal areas, five bedrooms or extra rooms. That does not necessarily mean the project data is wrong: owners may have altered, extended or reconfigured houses over time. A resale comparison therefore has to distinguish the original model from what physically exists today.

The completion date is one of the clearest data-quality traps. SC Asset reported that construction of this phase began in February 2013 and was expected to finish in 2017. PropertyHub, FazWaz and Dot Property also date completion to 2017, with FazWaz giving January. DDProperty and Think of Living instead display 2023. There is no strong primary evidence in the material reviewed that supports treating 2023 as the actual build year of the phase, so 2017 is the more defensible project-level date. Buyers should still verify the construction and renovation history of the exact house, particularly if an advertisement automatically imports the 2023 figure.

Pricing now belongs firmly to the secondary market. SC Asset's historical project range was THB 5.9M–12M per house, and a 2013 launch-era review started at about THB 6M. In August 2026, DDProperty carried listings from THB 5.98M upward, with multiple homes in the THB 7M–10M range and some asking materially more. The cheapest listing has an obviously inconsistent land-size field, so it should be used only as a lower asking-price signal, not as a fully reliable specification sheet. In this community, two houses with similar original layouts can justify very different asking prices because of plot position, extensions, renovation quality, systems, furnishings and deferred maintenance.

This is a car-oriented Bangkok location rather than a rail-led one. SC Asset places the project on Kanchanaphisek Road, the Eastern Outer Ring Road, in Dok Mai, Prawet. A detailed 2013 route review approaches the site from Bang Na–Trat via the outer ring, which helps explain the project's practical relationship with the Bang Na, On Nut and Suvarnabhumi corridors. Several property portals list rail stations in the broader district, but this is not a station-front development where daily errands naturally revolve around walking to transit. Households that drive and need access across eastern Bangkok may find the road network useful; buyers who prioritise a walkable BTS or MRT routine should test the commute themselves before treating the address as 'On Nut' in the inner-city sense.

The common facilities are conventional but relevant for a family estate: a clubhouse, swimming pool, fitness area, communal garden, security and CCTV are repeated across the more credible project sources. HOME.CO.TH and HomeNayoo also describe controlled entry, separate guest and resident gates, and anti-intrusion sensors installed in the houses. Because the estate is mature, old launch specifications are less useful than current operating quality. A viewing should include the clubhouse and pool, internal roads, landscaping, security procedures and the current common-area fee. We did not find a sufficiently reliable current fee schedule in the reviewed sources, so it should not be inferred from other SC Asset projects.

Foreign buyers need to separate the house from the land underneath it. Thailand does not normally allow a foreign national to take direct freehold title to land in an ordinary house purchase. The government information reviewed describes a narrow statutory route requiring at least THB 40M of qualifying investment, ministerial approval and additional conditions; that is not the normal structure for a resale house in this estate. Portal labels such as 'freehold' therefore do not answer the legal question for a foreign purchaser. Before paying a reservation or deposit, the buyer needs the actual land title, registered owner's name, encumbrance position and a lawful transaction structure reviewed for that specific property.

The advantage of an established project is that the most important qualities can be inspected rather than forecast. A buyer can visit at peak and quiet hours, compare several streets and plots, check traffic noise, see how neighbouring properties are maintained and judge the estate management from its current condition. The trade-off is variability. A house that began as the same 185-sqm or 205-sqm model as another one may now have different extensions, waterproofing history, roof condition, air-conditioning systems, garden work and near-term repair costs. At Life Bangkok Boulevard Wongwaen-Onnut 2, the strongest due diligence is therefore house-specific: compare the physical asset and documents, not just the project name and asking price.

Ownership format

This is a landed detached-house project, so a foreign buyer must treat ownership of the building and title to the land as separate questions. A foreign national cannot normally take direct freehold title to Thai land in a standard house purchase; the narrow statutory exception requires at least THB 40M of qualifying investment, Minister of Interior approval and other conditions.
