Why this project is worth a look
Low-rise at scale
The official plan shows 62 villas across 72 rai. That is large enough to support meaningful estate management and shared facilities, while each buyer still owns a detached private-pool home rather than an apartment in a tower. The trade-off is straightforward: this is not a tiny boutique enclave, so governance and common-area costs matter, but density remains fundamentally different from condominium living.
Homes with different logic
Types A through D are not minor cosmetic variants. Type A is a 350.9 sqm two-level family format; Type B adds a larger living volume; Type C introduces a substantial lower level that can be used for specialised rooms. That variety works well for buyers who know how they want to live, but it makes the exact floor plan and plot more important than the generic project brochure.
Residential hillside setting
Manik and Si Sunthon are inland rather than beachfront. The setting is greener and quieter than the busiest coastal strips, but a car is part of everyday life. AYANA Soluna makes more sense when viewed as a Phuket home with driving access to beaches, schools and shopping, rather than a resort property where the main attraction is walkability outside the gate.
Contract beats headline date
Public sources currently span September and December 2026, later delivery references and an 18-month made-to-order model. The developer itself still presents the estate as under construction. For a buyer, the only useful handover date is the one attached to the selected villa, its construction milestones, delay remedies and termination or refund provisions in the signed agreement.
About the project
Ayana Luxury Villas should not be treated as a separate four-home scheme simply because several older portals still display it that way. T.H. Group Phuket now markets the same development as AYANA Soluna Villas. The link is unusually clear: the group’s own corporate site still describes Ayana Luxury Villas and sends visitors to the current AYANA website, while the developer’s construction archive used the AYANA Luxury Villas name before switching to AYANA Soluna Villas. For this dossier, the two names are therefore treated as one project rather than two phases. The current official master plan states 62 villas across 72 rai in Thalang. That scale matters. Buyers are looking at a substantial low-rise hillside community of private homes, not a boutique cluster of four residences.
The estate sits in Si Sunthon, in the Manik area of inland Thalang, accessed from Rural Road Phuket 4023. This is not a beachfront address and it is not designed around walking out to a restaurant strip or the sand. Its appeal is more residential: green hillside surroundings, larger plots, a quieter setting and road access towards the west-coast lifestyle areas, schools and shopping. Daily life will normally involve a car or driver, so the location works best for buyers who see driving as a normal part of Phuket living. In return, the format provides far more private space than a condominium and usually more separation than a dense resort-villa compound. The register uses the map address with plus code X89X+52H and a deliberately wide geo radius because the project itself covers a large site.

The current official plan is organised around villa Types A through D, while the developer summarises the collection as three- to five-bedroom private-pool homes. Public bedroom counts are not perfectly consistent across older and newer listings, so the safer way to understand the range is by the verified geometry of each type. Type A is 350.9 sqm in total, split into 221.1 sqm internally and 129.8 sqm externally. Its two-level plan puts the main living space below the bedrooms and opens onto a 10 by 3.5 metre private pool. Type B rises to 406.3 sqm, including 262.4 sqm of internal area and 143.9 sqm outside, with a larger double-height living volume and broad openings towards the landscape. Type C is substantially larger at 691.4 sqm, including a 107 sqm lower level, and the official page describes a 60 sqm infinity pool with lake and mountain views. Type D remains on the current master plan and appears in recent market listings at about 741.3 sqm.
That range makes a single 'typical villa' a poor way to judge AYANA Soluna. Type A is already a large family house in absolute terms, but its use of space is relatively straightforward: two floors, private pool, garden and a clear separation between social and sleeping areas. Moving up the range buys more than square metres. Ceiling heights increase, secondary living areas appear, and lower-level spaces can become specialised rooms. Type C, for example, allows the basement to be adapted into uses such as a gym, wine room or private cinema. That flexibility can be valuable for a family planning to live here for years, yet it also raises fit-out, engineering and maintenance complexity. Buyers should therefore compare plans around how the rooms will actually be used rather than relying on price-per-square-metre arithmetic.
Shared facilities shown in the developer’s own material include a fitness centre, community gardens, round-the-clock security and a management centre. The current FazWaz project page adds a communal pool, spa, parking and CCTV. This is significant for a villa buyer because ownership does not stop at the plot boundary: the property is part of a managed estate with recurring common-area costs. FazWaz currently shows a THB 15,000 monthly common-area fee and a THB 200,000 sinking-fund payment, although one part of the page describes that reserve inconsistently. Those figures are useful as market references, not as a substitute for the signed fee schedule. Before purchase, the buyer should see the current management agreement or fee appendix and understand which services are included, how fees can change and whether any advance payment is required at transfer.
As of 8 September 2026, describing the entire project as completed would be premature. T.H. Group’s current material still presents AYANA Soluna Villas as under construction. The most detailed developer update available shows a mixed estate: one villa fully completed, another in final corrections, and several others progressing through finishes and pool works. At the same time, FazWaz labels the product as made-to-order with an 18-month build cycle and carries a September 2026 completion reference, while other public sources point to December 2026, 2027 or even 2028. There is no sound reason to average those dates or pick the most convenient one. The useful question is unit-specific: is the chosen villa already built, what construction stage has been certified, and what handover date and remedies are written into that villa’s contract?
The THB 26.922M starting figure is the lowest public anchor on the current AYANA Soluna page at FazWaz on 8 September 2026. It should not be read as a blanket developer price for the whole development. Larger homes and better-positioned plots are listed far higher, and asking prices change with type, land size, view, construction stage and specification. Furniture also varies across the market, from unfurnished to partly furnished examples. A useful buying process is therefore to decide on the villa type and exact plot first, then compare the commercial offer, specification, furniture package, construction status, payment milestones, common-area costs and legal structure on a like-for-like basis.
For a foreign buyer, the key legal distinction is between the villa building and the land beneath it. Thai law generally prevents foreign individuals from registering land directly in their own name, subject to narrow statutory exceptions. One current AYANA Soluna listing states that the building can be held in foreign ownership while the land is leasehold, and it identifies the land title as Chanote. That is useful evidence for a particular offer, not proof that every plot follows exactly the same structure. Before reservation, the buyer should review the title for the selected plot, identify the lessor, check the registered lease term, renewal and succession wording, and confirm how ownership of the building is documented. Nominee-company workarounds are not a substitute for a clean, documentable structure and are not treated here as a recommended route.

Ownership format
Foreign buyers generally cannot register the land under a villa directly in their own name. A current AYANA Soluna unit listing shows foreign ownership of the building together with leasehold land and identifies the land title as Chanote. That should not be treated as a project-wide guarantee: the selected plot, lessor, registered lease term, renewal language and building ownership documents need to be checked for the specific villa.
Home types & sizes
A two-level villa with the main living spaces below and bedrooms above. The official page states 129.8 sqm of external area and a private 10 x 3.5 metre pool. Bedroom counts differ between older and newer market records, so the selected unit plan should be treated as the binding reference.
The official layout gives 143.9 sqm of external area, a spacious ground floor and a larger living volume with a ceiling height up to 6 metres. Current market records usually describe Type B as a four-bedroom villa, but the dossier does not treat that count as universal without a selected plot.
A much larger home positioned higher on the site with lake and mountain views. The official page states 222.3 sqm of external area, a 60 sqm infinity pool and a lower level that can be adapted for uses such as a gym, wine room or private cinema. Third-party bedroom counts have varied over time, so none is hard-coded here.
Type D remains part of the current official master plan, although a detailed open-access Type D page was not located on the main project site. Recent listings show large three-level villas of roughly 741.3 sqm. Bedroom count, internal arrangement and specification should be verified against the selected offer.
The official project site confirms Types A-D and describes the overall range as three- to five-bedroom villas, but public type pages and market portals disagree on bedroom counts for individual layouts. Areas and spatial logic therefore follow the newer primary pages, while disputed bedroom counts are not presented as a universal standard.
