That changes the proposition: buyers are paying for a genuinely usable central-city home rather than a highly compressed investment unit. The trade-off is a higher absolute purchase price, even when the price per square metre compares reasonably with newer stock.
A visible resale market
This is a completed building with real apartments to inspect, not a future product sold mainly through renders and payment schedules. Multiple resale listings allow a buyer to compare floors, views, condition and seller expectations inside the same condominium. The benefit is transparency; the cost is that every unit needs its own legal, financial and physical due diligence.
A Charoen Krung address
The value of the location comes from being in the older Charoen Krung and river corridor with access toward Si Phraya, Silom and Sathorn, rather than from sitting directly above a rail station. Buyers who specifically want this part of Bangkok may see that as the point. Buyers choosing primarily on shortest BTS or MRT walk will see a clear trade-off.
A contained building scale
With 211 units in a single 23-storey tower, this is substantial but not a mass-volume condominium. Combined with relatively large apartments and developer-reported parking for about 80% of units, it has a different operating profile from newer high-density projects. A viewing at busy times is still the best way to judge lifts, traffic flow and shared-space pressure in practice.

The Room Charoenkrung 30 is a completed high-rise condominium by Land and Houses in Bangkok's older inner-city river corridor. For a buyer today, the relevant question is no longer what the launch brochure promised but how the building works as an established resale asset: one 23-storey tower, 211 units, relatively generous apartment sizes and operating common facilities. The developer's own project page confirms a site area of 1-3-89 rai, 211 units, 23 floors and parking for roughly 80% of the units. That scale matters because it is materially different from the newer mass-market model of very small apartments spread across a much larger number of owners and tenants.
The location at Charoen Krung 30 is not a simple station-adjacent proposition. The building sits in the historic Charoen Krung area with access toward the Si Phraya riverfront, Silom, Sathorn, Rama IV and Yaowarat. Depending on daily routine, residents may care more about road access, taxis, river transport or a connection to Saphan Taksin BTS and Hua Lamphong MRT than about walking straight from the lobby to a rail station. That makes the project more compelling for buyers who actually want this part of central Bangkok than for anyone selecting purely by the shortest possible walk to mass transit. It should be compared with station-led projects on that basis, not treated as an equivalent product with a different postcode.

Apartment size is one of the clearest practical differentiators. The Land and Houses project archive lists one-bedroom layouts at roughly 53.7-63.5 sqm, which is far larger than the compact one-bedroom format common in many newer Bangkok projects. Current resale stock also includes one-bedroom units around 53-60 sqm. The result is a more conventional living room, better separation of functions and a layout that can make sense for long-term occupation, but the larger floor area also raises the absolute ticket size even when the price per square metre looks acceptable. Two-bedroom data is less tidy: the developer page shows 108-111 sqm, while Home.co.th and live resale listings show smaller two-bedroom stock in roughly the mid-70s to mid-80s sqm range. The registered area and actual plan of the selected unit therefore matter more than a single headline range.
As of early October 2026, The Room Charoenkrung 30 has an active resale market rather than a single developer inventory. PropertyHub showed around twenty sale listings, with the lowest observed asking price at THB 7.499 million for a one-bedroom unit of about 55 sqm. Other one-bedroom asks were materially higher, while two-bedroom offers ranged from compact units around the lower end of the market to larger apartments around THB 16-17 million and above. These are asking prices, not a project price list. Floor, view, renovation quality, furniture, ownership status and seller motivation can move the value substantially, so a sensible purchase process compares several units in the same building before treating any one listing as a fair market benchmark.
The common facilities are focused on the functions buyers would expect from an upper-tier city condominium of its period: swimming pool and jacuzzi, gym, reading and lounge areas, meeting space, landscaped areas, lobby, 24-hour security, CCTV, key-card access and digital door locks. PropertyHub places the pool, gym, garden and lounge on the 18th floor. For a resale buyer, the practical issue is not how long the amenity list is but how well those areas are maintained and what they cost to run. PropertyHub lists the common-area fee at THB 55 per sqm; this should be checked with the condominium juristic person together with any outstanding fees on the specific unit before transfer.
The developer is Land and Houses Public Company Limited, one of Thailand's long-established listed residential developers. That gives the building a clear development pedigree, but it should not be confused with a developer-backed resale transaction. A current seller will normally be an individual or corporate owner, so the transaction still turns on the specific title, the seller's authority, outstanding juristic-person charges, the unit's physical condition and the transfer terms. A strong developer name can help explain the origin and original positioning of the building; it does not remove the need to underwrite the particular apartment being purchased.
For an international buyer, the project is relevant because it is a registered condominium where foreign freehold ownership can be possible within Thailand's statutory quota. The legal cap is 49% of the aggregate condominium unit area held by foreigners. A resale advertisement describing a unit as freehold is therefore not enough on its own: the current foreign-quota position and the title of the chosen unit need to be confirmed through the condominium juristic person and transfer documents. The Room Charoenkrung 30 is most naturally compared by buyers who want a completed central-Bangkok home with more space and an established building. It is less naturally suited to someone whose priorities are the smallest entry budget, a brand-new handover or a developer instalment plan.

A foreign buyer may hold a condominium unit freehold within the statutory foreign quota of up to 49% of the aggregate unit area in the building. The quota position and title must be confirmed for the specific resale unit with the condominium juristic person; if foreign freehold is unavailable, a different structure, including leasehold, may be offered.

A generous one-bedroom format by current Bangkok standards. Resale stock regularly includes units in the low-to-high 50 sqm range, so buyers can compare actual layout efficiency, renovation, floor and outlook rather than relying on size alone.
This band is supported by Home.co.th and current resale stock, including units around 76-77 sqm. It can work well for a second bedroom or home office, but it does not match the range shown on the developer landing page, so the registered plan of the chosen apartment should be checked directly.
This is the larger two-bedroom range shown on the official Land and Houses project page. At this size, the apartment becomes a materially different budget and living proposition: a full-scale family home rather than simply another two-bedroom option in the building.
The sources do not provide one fully consistent master schedule of layouts. Land and Houses lists 1-bedroom units at 53.7-63.5 sqm and 2-bedroom units at 108-111 sqm, while Home.co.th and the resale market also support two-bedroom apartments in roughly the 76-85.5 sqm range. The cards above should therefore be read as confirmed layout bands, not an exhaustive inventory of every unit type in the building.
