The Light House is an established high-rise condominium on Charoen Nakhon Road in Khlong Ton Sai, Khlong San. This is no longer a developer-sale story: the building has been occupied for many years and units trade on the secondary market, so the quality of a purchase depends far more on the individual apartment than on the original brochure. The project is associated with Rasa Property Development Public Company Limited and sits around Charoen Nakhon Soi 14. The most consistent current databases describe one 30-storey building with 297 residential units, although several other major portals still publish 322 units. That discrepancy is material enough to preserve rather than smooth over. For a buyer, the practical implication is straightforward. Two apartments with the same nominal layout may differ substantially in renovation quality, furniture, mechanical condition, outlook, tenancy status and asking price. A project-level starting price is therefore useful only as a market entry point. It should not be read as evidence that a comparable apartment in good condition can necessarily be bought at the same figure.

The location is the clearest reason the building continues to attract resale listings. Charoen Nakhon has changed considerably since The Light House was completed, particularly after the development of ICONSIAM and the Gold Line station at Charoen Nakhon. The building sits directly on this urban corridor rather than deep inside a residential side street. Current listings place Charoen Nakhon station at roughly 450–470 metres and give an indicative distance of about 500 metres to ICONSIAM. Those figures should be treated as portal estimates rather than survey measurements, but they accurately describe the character of the address: transport, shopping, food and riverfront activity are all part of the immediate district. This is an urban proposition rather than a quiet suburban compound. Buyers who want to be close to central Bangkok while staying on the Thonburi side may find that balance attractive; buyers who prioritise low traffic, low footfall and a secluded residential atmosphere may prefer a different setting.

The Light House belongs to an earlier generation of Bangkok high-rise condominiums. Sources describe a single residential tower integrated with commercial space at the base, an arrangement that makes the building feel more connected to the street than many newer gated developments. The practical upside is convenience: daily retail and services are embedded into or immediately around the project. The trade-off is that a mixed public-and-residential environment deserves a closer look at access control, parking pressure and noise at busy times. Published facilities include a shared pool, gym, lobby, parking, landscaped or barbecue areas, 24-hour security and CCTV. Because the building has been in operation since 2008–2009, the current condition of those facilities matters more than the historical amenity list. A sensible inspection should include lifts, common corridors, pool and gym areas, parking arrangements and the condition of the retail podium, not just the apartment itself.

Unit sizes are one of the more interesting aspects of the project. The market contains studios, one-, two- and three-bedroom apartments and larger top-floor formats. One of the more complete project profiles lists reference layouts of roughly 33.27 sqm for a studio, 49.31 sqm for a one-bedroom, 78.17 sqm for a two-bedroom, 119.92 sqm for a three-bedroom and 134.77 sqm for a penthouse. Other portals show additional sizes, including studios around the high-20s to low-30s square metres, so these figures should not be treated as a complete registered schedule. The broader point is that parts of the building offer relatively generous internal areas compared with many newer central-Bangkok launches. That can matter to owner-occupiers who want a proper living room, a separate bedroom or enough space for two people to work from home. The age of the stock creates the opposite consideration: interior condition varies more. A renovated apartment and an original-condition unit can carry very different post-purchase budgets even if their floor areas look similar on paper.

As of 8 September 2026, published resale listings place the lower end of the market around THB 2.3 million. A newer individual listing posted at the end of August offered a 33.46 sqm studio at THB 2.5 million. One-bedroom units around 48–49 sqm have recently appeared around THB 3.9–4.3 million, while two-bedroom apartments around 69–70 sqm have been listed around THB 6.75–6.9 million. These are asking prices, not recorded transaction prices, and they should not be turned into a simple bedroom-based valuation table. Floor level, view, renovation, furnishing, tenancy status and seller urgency all affect the number. For the project record, the most defensible approach is to publish only a lower market anchor and make clear that availability and terms are unit-specific. The same caution applies to investment claims. Any yield figure should be rebuilt from the actual purchase price, achievable rent, vacancy, management cost and ongoing building charges rather than copied from an advertisement.

Ongoing ownership costs deserve more attention in an older completed building than they would in a launch brochure. Current project databases publish a common-area fee of THB 35 per sqm per month and a sinking-fund figure of THB 400 per sqm. We did not obtain a current juristic-person statement confirming that these figures remain universally applicable in 2026, so a buyer should verify them against the latest invoice or building documentation for the selected unit. This is not a minor administrative detail. The financial health of the condominium, owner arrears, planned major works and the way reserve funds are managed can materially affect the real cost of ownership. Before transfer, the buyer should also confirm that the chosen unit has no outstanding common fees and understand which charges have already been settled by the seller. In a building of this age, maintenance history and future capital works can be as relevant as the decorative condition of the apartment.

Foreign ownership needs to be checked at unit level. The project is traded as a freehold condominium and freehold resale units are advertised, but a listing marked “freehold” does not automatically mean a foreign buyer can register that particular apartment in their own name. Thai condominium law limits aggregate foreign ownership to 49% of the total unit area in a registered condominium. The condominium juristic person must confirm quota availability for the transfer. That makes legal status one of the first filters when choosing a resale unit at The Light House: identify the seller, review the title, confirm the foreign quota position and only then treat price, furniture and rental history as decision factors. If the desired unit cannot be transferred into the foreign quota, the transaction structure changes and should not be presented as equivalent to foreign freehold. The project therefore suits a buyer who is comfortable selecting a specific, documentable resale apartment rather than buying a generic layout from a uniform developer inventory.

Ownership format

The condominium is traded on a freehold-title basis. A foreign buyer can register a unit freehold only while foreign ownership remains within the statutory 49% quota of the condominium's total unit area. Quota availability and the title documents for the specific resale unit must be confirmed before transfer.
