Why this project is worth a look

A finished waterfront asset

The estate has been completed for years, so buyers can inspect an actual home, plot, view corridor, access road, pool, landscaping and building services instead of relying on a sales render. That is a meaningful advantage at this price level. The flip side is age: a 2015 villa should be assessed as a technical asset, with particular attention to waterproofing, roofs, air-conditioning, electrical systems, pool plant, timber finishes and the effects of a humid marine environment.

No standard unit template

This is not a development where the only variables are floor, view and furniture package. Current listings range from roughly 930 sq m to 3,845 sq m of internal area, with some plots above 10,000 sq m. That makes the estate attractive for buyers seeking genuinely large, unusual homes, but it also makes comparison work harder. Two villas with the same bedroom count can have very different usable space, privacy, shoreline position, renovation history and annual running costs.

East-coast living is deliberate

Cape Yamu suits a buyer who values seclusion, a broad sea horizon and access toward Phang Nga Bay more than a walkable strip of restaurants and beach clubs. The east coast feels different from Bang Tao, Surin or Kamala, and daily life is more dependent on a car. For a full-time household, it is worth driving the real routes at the times you will use them — school, groceries, marina, hospital and airport — rather than judging the location from a destination map.

Tenure follows the villa

The biggest legal mistake would be to assume that the project name determines a single ownership structure. Public resale listings within The Cape Residences refer to different lease arrangements and different land-title information. A foreign buyer therefore needs the documents for the chosen plot and building: who owns each, whether a lease is registered and for how long, what encumbrances exist, and whether the seller can transfer every element being marketed. Until that is clear, the asking price is only part of the deal.

About the project

The Cape Residences is not a catalogue-style villa estate where buyers choose between a handful of repeated house types. It is an established gated peninsula community at Cape Yamu on Phuket's east coast, built around very large private villas, substantial land plots and views across Phang Nga Bay. Current project profiles most consistently describe 30 residences and completion in December 2015. In practical terms, today's buyer is looking at a resale estate rather than uniform developer stock. Individual homes have had different ownership histories, upgrades, extensions, furnishing packages and maintenance regimes, so two villas inside the same gate can differ materially in scale, storey count, specification and condition.

The location is the defining feature. Cape Yamu sits away from the dense resort strip of Phuket's west coast and trades walkability for privacy, space and water views. The estate's own location page places Phuket International Airport about 27 km away, Royal Phuket Marina about 11 km away and a pier within the estate at roughly 0.3 km. Those distances are useful context rather than a promise of effortless daily mobility. Living here is car-dependent, and families need to think about school runs, shopping and regular trips to the west-coast beach areas as part of the ownership decision.

The design history is also unusual for Phuket. Cape Yamu's current estate materials credit Philippe Starck and architect Jean-Michel Gathy with the wider design vision, while the archived YOO page links the project to Campbell Kane and YOO Inspired by Starck. For a buyer, the practical point is not the design pedigree alone but the lack of a single standardised product. Current resale inventory ranges from four-bedroom homes to heavily customised seven- and ten-bedroom villas with more than 3,000 sq m of internal area. Price comparisons therefore need to account for land size, actual air-conditioned space, orientation, condition, pool and landscape works, staff/service areas, furniture and any later alterations.

This is a high-ticket secondary market. The lowest live asking price found during this review was THB 150M on an individual The Butler Group listing, while FazWaz's current project inventory started at THB 180M. Larger homes move quickly into the THB 300M-500M-plus range. These are asking prices, not verified closing prices, and the estate is too heterogeneous for a single average price per square metre to tell the whole story. At this level, the quality of the specific villa and the seller's position matter far more than a headline project average.

Legal due diligence needs to be villa-specific. These are landed homes, not condominium units, and foreign buyers generally cannot simply register the underlying land in their own name in Thailand. Public listings within the estate show different tenure structures and different land-title references; some also distinguish ownership of the villa from rights over the land. That does not by itself signal a problem, but it does mean there is no responsible one-line answer to 'what tenure does The Cape Residences have?' The buyer needs the title and encumbrance record for the actual plot, evidence of ownership of the building, any registered lease, and a clear chain showing that the seller can transfer every part of the transaction.

Ownership format

Foreign buyers generally cannot own the land beneath a villa directly. Listings within The Cape Residences show different tenure structures and different land-title references, while ownership of the building can be dealt with separately from the land. For any specific purchase, the land title, land and building ownership, lease term and registration, and the seller's authority need to be checked. A nominee Thai-company workaround should not be treated as a standard solution.
