Why this project is worth a look
Only 12 residences
The project's small scale is one of its defining features. Fewer homes usually means quieter shared areas and a more residential feel, but it also limits resale choice. When a good unit comes to market there may be no close equivalent available at the same time, so valuation depends heavily on the condition and title of that specific residence.
Villa-scale floor area
At roughly 324–325 sqm, the active homes are far larger than conventional Phuket resort apartments. Three bedrooms, broad living areas, terraces and private pools on some duplexes make the format viable for full-time or long-stay family use. The attraction is villa-like space without the same degree of standalone property management.
A quieter east coast
Cape Yamu is not a substitute for living in the middle of a west-coast resort district. The trade-off is straightforward: more calm and less surrounding tourist traffic, but fewer daily needs within walking distance. A buyer should be comfortable with driving as part of normal life on this side of the island.
Verify the exact title
Current listings disagree on the tenure of a 324 sqm unit, with both freehold and leasehold labels in circulation. That matters directly to a foreign buyer because condominium freehold depends on the building's available foreign quota. The title deed and juristic-person quota letter should therefore be checked before any deposit is treated as non-refundable.
About the project
Alanna Yamu is unusually small by Phuket condominium standards: one low-rise building with only 12 residences in the Cape Yamu area on the island's east coast. Current structured project profiles consistently describe four floors, a site of about 4,040 sqm and completion in March 2015. For a buyer, the important point is that this is not a new launch with standardised developer stock. It is an established boutique condominium where the available choice is normally a handful of individual resale homes, so the real comparison is between specific titles, views, renovation quality, furniture packages and maintenance history rather than a sales brochure.
The residences are much larger than the typical resort condo. Repeated project data describes three-bedroom, three-bathroom duplex formats; the garden duplex is listed at 324 sqm with a private pool, while active 2026 resale stock is around 324–325 sqm. In practical terms, these homes sit somewhere between an apartment and a villa. You get generous internal space, large terraces and, on certain units, a private pool, while still sharing building management and common facilities. That can suit owners who want villa-like proportions without taking on the full operational burden of a detached house and its land.

The setting is quiet and relatively secluded. Alanna Yamu sits in Pa Khlok, Thalang, close to Cape Yamu and Yamu Pier; major portals place the pier roughly 0.4 km away. This is Phuket's east coast, so the lifestyle is different from a west-coast beach condominium. The strengths are privacy, water views and access to the Yamu side of the island, not a walk-out-the-door resort strip. A car is the realistic default for groceries, restaurants, schools and most cross-island trips. Buyers who want immediate beach-town activity may find the location too isolated; buyers prioritising space and calm may see that same separation as a benefit.
The consistently reported common facilities include a shared swimming pool, gym, sauna, parking, reception, 24-hour security and CCTV. Portal data also reports professional common-area management and a CAM rate around THB 73 per sqm per month, while one current 324 sqm resale listing states a monthly CAM charge of THB 23,000. Those figures are close enough to be plausible but should not be treated as a final service-charge statement. Before purchase, the condominium juristic person should confirm the current rate, calculation basis, any outstanding balances and what services are actually included.
As of 13 September 2026, the lowest active sale price found is THB 19M for a three-bedroom duplex/penthouse of about 324 sqm; another active listing is around THB 22.5M for 325 sqm. Because this is resale stock, the price spread can reflect much more than floor area: view, floor position, private pool, refurbishment, furnishing and title structure all matter. The title question is especially important here. Pulse Real Estate currently advertises the 324 sqm residence as freehold, while another major listing feed marks a 324 sqm residence at the same price as leasehold. Until the title deed and the condominium juristic person's foreign-quota confirmation are checked, tenure should be treated as unit-specific rather than assumed from the project name.
Ownership format
Alanna Yamu is a condominium, so a foreign buyer may own a unit freehold if it falls within the building's foreign quota; leasehold units are also marketed. Current sources conflict on the 324 sqm residence, with one listing marked freehold and another leasehold, so the title and foreign-quota availability must be verified before reservation.
Unit types & sizes
A large duplex residence with a private pool confirmed in project data. The format is closer to a house-sized home than a conventional holiday apartment, which changes both the lifestyle proposition and the likely running costs.
Active 2026 resale stock includes two-level penthouses in this size range with sea views and private pools. Layout details, refurbishment, furnishing and tenure are unit-specific and should not be assumed from another listing.
Public sources clearly support the large three-bedroom duplex format but do not provide a complete current schedule of all 12 residences and their exact areas. The cards therefore show verified unit types and active market examples rather than an assumed full inventory. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 19M based on an active resale listing checked on 13 Sep 2026. This is the lowest market anchor found, not a developer price; availability, condition, tenure and transaction terms must be confirmed for the selected residence.
- Completed: 2015-03
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers looking for 300+ sqm apartment living rather than a compact resort condo.; Families planning long stays who value three bedrooms, large shared living spaces and a private pool on selected residences.; Owners who deliberately prefer the quieter Cape Yamu setting and are comfortable driving for most services.; Resale buyers willing to diligence the exact title, condition and unit history instead of buying standardised developer inventory.; may not suit: Buyers who specifically want a new-build developer payment plan and a wide choice of standard units.; People who need a busy beach district and extensive walkable amenities outside the building.; Buyers unwilling to verify unit-specific freehold versus leasehold tenure before committing..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Current sources conflict on the tenure of a 324 sqm residence: Pulse Real Estate lists freehold while a major listing feed shows leasehold. The title deed and remaining foreign quota have not been verified from the condominium juristic person's documents.
- Several structured project profiles report four floors and March 2015 completion, while older syndicated description text repeatedly says three floors and 2012. The main fields use the more consistent current four-floor / 2015 data; the original condominium registration document was not located.
- Original Blue Island Villas Co., Ltd. is consistently named as developer by major property portals, and an historical corporate trail linked to Alanna Yamu was found, but the company's current status in Thailand's corporate registry was not independently verified in this research.
