A resort, not an estate

The defining feature of COMO Point Yamu is that the residences sit inside an operating resort. An owner is buying more than a private pool villa; the surrounding environment includes dining, wellness and hotel services. That can be highly attractive for a second home, but it also makes the management agreement, service charges and owner-use rules part of the investment case rather than an afterthought.

Thin resale supply

There is no simple developer inventory with a uniform price list. Villas come to market individually from existing owners, so two homes under the same brand can differ materially in refurbishment, furniture, plot position, view and legal history. This is a market where property-level due diligence matters more than comparing a standard price per square metre.

Phuket’s quieter side

Cape Yamu is chosen for space, privacy and Phang Nga Bay views, not for west-coast nightlife or a dense walkable beach scene. The trade-off is dependence on the car. For an owner who wants a calm family base with easy access toward marinas and the bay, that can be part of the appeal; for someone who wants to walk to restaurants and beach clubs every day, it is a limitation.

Title before branding

COMO is an established hospitality name, but the legal security of a resale comes from the actual title and contracts. A foreign buyer should see the building ownership documents, the registered land lease and the remaining term before treating the transaction structure as settled. Historical sales language is useful context, not a substitute for the current documents attached to the villa.

Inspect the real asset

A completed estate removes much of the uncertainty associated with off-plan buying because the buyer can inspect the villa and observe the resort in operation. The other side of that advantage is age: pools, waterproofing, air-conditioning and tropical exterior finishes all deserve a technical review. The condition of the individual residence can have a larger financial impact than small differences in the asking price.

About the project

COMO Point Yamu is not a conventional housing estate and it is not a condominium where dozens of standard units trade off the same floor plan. It is an operating resort on Cape Yamu, on Phuket’s east coast, with private pool residences integrated into the hotel environment. Today the residential product is primarily a resale market. That changes how a buyer should approach it: the decision is about a specific villa, its title history, remaining land rights, management obligations, service access and physical condition rather than simply choosing a unit type from a developer price list. The COMO name matters because the residences sit inside a functioning branded resort, but the brand should never be treated as a substitute for reviewing the documents attached to the particular villa.

The resort’s official address is 225 Moo 7, Pa Khlok, Thalang, Phuket, at the tip of Cape Yamu. This is the quieter eastern side of the island, looking across Phang Nga Bay and its limestone formations rather than onto the busy west-coast beach strip. COMO currently describes the airport transfer as roughly 25 to 30 minutes by car. In practical terms, this location suits buyers who value privacy, open bay views and access toward the east-coast marinas and islands more than walkability to beach clubs, retail or dense tourist infrastructure. A car is close to essential for normal day-to-day living, particularly for an owner staying for longer periods rather than using the villa as a short resort break.

COMO’s current residences page states that there are 27 residences at the Phuket resort. Each has a private infinity pool, sundecks, a fully equipped kitchen and substantial indoor and outdoor living space, with services including butler support, concierge and 24-hour security. Historical launch material adds an important distinction: in 2014, 20 villas were released for private ownership, initially described as two- and three-bedroom homes. This is why the widely repeated figure of 106 units should not be read as 106 saleable residences. The resort’s total accommodation inventory combines 79 hotel rooms and suites with 27 private villas. For a property buyer, the meaningful numbers are the residence count and the actual number of resale villas available at a given time.

Design is a defining part of the estate, but the useful facts are more specific than the usual luxury language. COMO credits Jean-Michel Gathy as architect and Paola Navone for the interiors. The residences are organised around sea views, large terraces, pools and generous living areas. The current hotel accommodation catalogue includes one- to four-bedroom pool-villa formats, yet resale listings can use different area definitions from the resort’s room descriptions. A current two-bedroom resale, for example, is marketed at about 248 sqm, while COMO describes its two-bedroom pool-villa accommodation as 226 sqm. Those figures should not be blended into an average. For a transaction, the buyer should rely on the registered documents, approved plans and measured areas for the villa actually being acquired.

The appeal of buying inside an operating resort is the shared service and amenity platform. COMO lists a long infinity-edge pool, a wellness centre with treatment rooms, gym and yoga facilities, jacuzzi, sauna and steam rooms, plus Nahmyaa, La Sirena, Aqua Bar, children’s spaces and concierge services. For some owners, this is the reason to buy here rather than in a standalone villa: the home has privacy, but the surrounding environment behaves more like a hotel. The important caveat is that hotel-guest benefits and residence-owner entitlements are not automatically identical. Before committing, a buyer should obtain the current management agreement and fee schedule and confirm which services are included, which are charged separately, and whether there are rules governing private use, guests, renovations or rental participation.

Because the estate is completed and operational, construction risk is no longer the central issue. A buyer can inspect what actually exists: the villa, pool, drainage, waterproofing, air-conditioning, common areas and the standard of resort operations. The trade-off is age. Large tropical villas with extensive glazing, terraces, pools and mechanical systems can accumulate meaningful maintenance requirements even when they present well. A serious inspection should therefore include the repair history, waterproofing, pool equipment, air-conditioning, electrical and plumbing systems, furniture inventory and any outstanding management or common-area charges. In a property at this price level, the difference between a well-maintained villa and one needing major refurbishment can be material to the real acquisition cost.

As of 13 September 2026, the lowest resale anchor found in the reviewed listings is THB 61.482 million for a two-bedroom villa of roughly 248 sqm. Three-bedroom villas are materially higher; one traceable 427 sqm listing is offered at about THB 96.021 million. These figures are useful for understanding the order of budget, not for establishing a project-wide price. Villas in a low-volume resort estate can differ substantially by position, view, plot, refurbishment, furniture, pool setting and legal structure. Price per square metre is therefore less informative here than it would be in a standard condominium building. A proper comparison needs to be villa against villa, with the rights and ongoing obligations normalised as far as possible.

For a foreign buyer, the land structure is central. Thai law does not generally allow direct foreign ownership of land, apart from narrow statutory exceptions. Historical Point Yamu sales information describes the private villas on a leasehold basis. In practice, that means the legal review should separate the building rights from the land rights and establish exactly what is being transferred. An old sales promise about future lease renewals should not be assumed to bind a current resale transaction. The buyer needs the registered lease, its commencement date and remaining term, the identity and legal capacity of the lessor, transfer and succession clauses, and any side agreements that apply to the particular residence.

Ownership format

Foreign buyers cannot normally own the land under a villa directly, except in narrow statutory circumstances. Historical Point Yamu sales material describes the private villas on a leasehold basis. For any resale, the building title, remaining registered land-lease term, lessor identity and any renewal provisions need to be checked against the actual documents.

COMO currently confirms 27 residences, a 2014 launch report says 20 villas were released for private ownership, while portals often state 106 units by combining 79 hotel rooms and suites with the private villas.
