Space is one of Fullerton's clearest differentiators. Public project records consistently show roughly 96–105 sqm for two-bedroom units, and current resale listings match that range. Three-bedroom stock appears in active listings around the 132–170 sqm band. These are substantial homes by current central-Bangkok standards, with room for longer stays, family living, a proper dining area or a home office. The trade-off is equally simple: a larger unit means a higher absolute purchase price and more area to renovate, furnish and maintain. A comparison based only on price per square metre can therefore miss the real budget difference between Fullerton and a newer building where the typical unit is much smaller.
The 2006 completion date is not something to hide behind marketing language. It is one of the main decision variables. A mature resale building lets a buyer inspect the actual apartment, common areas, lifts, parking and surrounding streets before committing. At the same time, the condition of an individual unit can vary dramatically after two decades of ownership. Two apartments with the same floor plan can have very different electrical, air-conditioning, kitchen and bathroom histories. The cheaper asking price can quickly lose its advantage if the unit needs a comprehensive refurbishment, so renovation history and a realistic post-purchase budget belong in the price discussion from the start.
The core facilities are well documented across several databases: swimming pool, gym, landscaped areas, sauna, children's space, parking, access control, CCTV and 24-hour security. The principal leisure facilities are reported on the fifth floor. In a completed building, however, the maintenance standard is more important than the length of the amenity list. A useful viewing should include the pool deck, gym, corridors, lift lobbies and parking areas, and the buyer should also ask what major repairs or capital works the condominium juristic person has completed or approved.
Running costs deserve their own check because Fullerton is both an older tower and a large-unit building. Public databases currently disagree on the monthly common-area charge, which is a good reminder that a portal figure is not the same thing as a current bill. The useful documents are the latest owner statement, the juristic person's budget, reserve position and recent meeting resolutions. Those records can reveal whether major lift, façade, pump, pool or other shared-system works have already been funded or may require additional contributions later. A well-run mature building can remain highly usable, but buyers should price the management history into the decision instead of assuming that age is either automatically a problem or automatically reflected in the asking price.
Fullerton remains visible on the secondary market. Major portals show dozens of sale listings and an even deeper rental pool, which makes it easier to compare asking prices, floors and fit-out levels. That should not be confused with verified transaction volume. The same apartment may be advertised by several agents, and stale or aspirational asking prices can remain online for a long time. A better approach is to build a small set of genuinely comparable units, check when each listing was updated, and use those live alternatives to negotiate the specific apartment rather than treating a portal headline as the market value.
For a foreign buyer, Fullerton follows the normal legal structure of a registered Thai condominium. Freehold ownership is possible when the selected apartment is available within the statutory foreign ownership quota. Thai rules cap foreign ownership at 49% of the total unit area in the condominium, and current Fullerton listings include examples explicitly marked as foreign-quota units. That is useful evidence that foreign freehold exists in the building, but it is not a guarantee that every unit can be transferred that way. Quota confirmation from the condominium juristic person is a unit-specific step before transfer.
The project makes most sense as an established Thong Lo–Ekkamai residential option rather than as a new-development proposition. The decision is usually driven by three practical questions: do you value the unusually large floor areas, are you comfortable with a 2006 building, and is the particular unit in a condition that justifies its asking price? If those answers line up, Fullerton can offer a combination that is increasingly difficult to find in newer projects. If the priority is brand-new building systems, untouched common areas and little or no renovation work, its age becomes the central compromise rather than a secondary detail.
Ownership format
The building is a freehold condominium. A foreign buyer can take freehold title when the selected unit is available within the foreign ownership quota, which Thai law caps at 49% of the total unit area in the condominium. Quota availability must be confirmed for the specific resale unit before transfer.
Unit types & sizes
The clearest recurring layout in the building. It offers substantially more space than many newer central-Bangkok two-bedroom units, so buyers should budget for the whole apartment rather than focus only on the headline price per square metre.
Active resale stock confirms genuine three-bedroom homes within this broad size band. They can work well for families or long stays, but fit-out and renovation history vary significantly, so similar floor area does not imply a similar all-in acquisition cost.
Large family units are less common, and public databases do not classify them consistently. For this part of the building, the title, registered plan and the actual apartment configuration matter more than a portal's bedroom label.
These are rare units, and public sources disagree on both labels and exact size bands. They should not be treated as a standard repeatable floor plan; floor, configuration, alteration history, title status and physical condition all need unit-level verification.
