Why this project is worth a look
Rail access is tangible
Wutthakat BTS is roughly a 200-metre walk in long-standing project records and many current listings. That is a measurable daily advantage rather than a broad 'near transit' claim. It supports both owner occupation and long-term rental demand, although buyers should still walk the route from the exact building because the internal position of the unit can change the practical journey.
Resale depth helps buyers
A large pool of active listings makes same-project comparison possible. Buyers can benchmark one-bedroom units against other one-bedroom units in the same complex and isolate the value of floor, view, renovation, furnishing and ownership quota. If one seller's documentation or pricing is weak, there are usually alternatives rather than a single take-it-or-leave-it unit.
The blocks are not identical
Building A is 23 storeys, Building B seven and Building C three, with a separate seven-storey parking structure. That mix creates genuinely different living experiences inside one project. A low-rise home may mean fewer lift movements and a closer-to-ground feel; a high-floor Building A unit may offer more open views. The building letter should be part of any price comparison.
Operating history is visible
A 2014 building has a track record that can be inspected. Buyers can see the actual condition of lifts, corridors, pool areas and security systems and can ask for current juristic-person records. The trade-off is that future maintenance and capital works deserve more attention than they would in a newly handed-over condominium.
About the project
The Key Sathorn - Ratchapruek is a completed Land and Houses condominium in Bang Kho, Chom Thong, on Bangkok's Thonburi side. Its 834 units are not housed in four identical 23-storey towers, despite the simplified descriptions found on some portals. The residential scheme is mixed in height: Building A rises 23 storeys, Building B seven and Building C three, while a separate seven-storey Building D is used for parking. That distinction matters when comparing resale units because a low-rise apartment and a high-floor unit in Building A do not offer the same outlook, lift pattern or relationship to the shared facilities. Completion in 2014 also means the project should be judged as an operating condominium with a visible maintenance record rather than as a launch concept.
The transport proposition is unusually easy to understand. The project fronts Ratchaphruek Road and long-standing project records place Wutthakat BTS at roughly 200 metres; current owner listings commonly describe the walk as about 150–300 metres depending on the unit and route. That gives residents direct access to the Silom Line toward Wongwian Yai and central Bangkok without making a car essential for every trip. The trade-off is that this is not Sathorn proper. The word 'Sathorn' in the project name describes the connection and market positioning, not the administrative district. Buyers who want to walk to offices on Sathorn Road will not get that experience here; buyers who want a lower-cost residential base with a straightforward rail commute may find the location more compelling.

Scale is another defining feature. With 834 units, The Key is a sizeable community rather than a boutique building, and the original project information records 403 parking spaces. Shared facilities include a swimming pool, gym, landscaped areas, lobby space, on-site retail, laundry, 24-hour security, CCTV and key-card access; older technical descriptions also identify a 30-metre saltwater pool. A long amenity list is less useful today than the condition of those facilities. Because the project is more than a decade old, a serious inspection should look at lift performance, pool and deck maintenance, corridor condition, lighting, access control and how parking works in practice at busy times. Those observations are available before purchase, which is one of the main advantages of buying in an established project.
The original residential mix is comparatively simple. Project-level sources consistently describe one-bedroom units at roughly 30.5–49 sqm and two-bedroom units at 50–63 sqm. The live resale market is concentrated toward the lower end of those bands: many one-bedroom listings sit around 30–33 sqm, while two-bedroom apartments commonly appear around 50–61 sqm. Portal labels are not perfectly clean. One current PropertyHub listing, for example, classifies a 30.63 sqm unit as a studio even though the historic project specifications describe the residential product as one- and two-bedroom apartments. That is a useful reminder that listing taxonomy is not title documentation. The registered area and approved layout of the selected unit should be checked directly rather than inferred from a search filter.
Resale liquidity is visible in the number of competing listings. PropertyHub showed more than thirty sale advertisements in early October 2026, while FazWaz, Thailand-Property and other portals also carried active stock. A defensible lower market reference is around THB 1.85M for a compact apartment, although individual ads have appeared below that level. The lowest headline price is not automatically the best comparable. Renovation, floor, orientation, tenancy, seller urgency and ownership quota can create large differences between two units of nearly identical size. For foreign purchasers there is an additional filter: FazWaz currently shows several low-priced units marked Thai Quota and also units explicitly marked Foreign Quota. A foreign buyer should therefore compare available foreign-quota units with each other rather than treating the entire building's asking-price range as equally accessible.
Ownership is conventional condominium freehold, but the legal position belongs to the unit, not to a marketing description of the development. Thailand's condominium framework limits foreign ownership to 49% of the aggregate unit area and requires confirmation from the condominium juristic person for the transfer. That means an apartment can be perfectly saleable to a Thai buyer while not being transferable to a foreign buyer as foreign freehold at that moment. Current listings demonstrate that distinction in this project. The practical sequence is to identify a unit, confirm the title and seller, ask the juristic office to verify foreign-quota availability and outstanding common charges, and only then treat the asking price as relevant to a foreign acquisition. The building being 'freehold' does not remove that unit-level check.
A 2014 completion also shifts the financial due diligence away from construction milestones and toward the condominium's operating history. Historic databases quote a common-area fee of THB 38 per sqm per month and an original sinking-fund contribution of THB 400 per sqm, but those figures should be treated as historical project data rather than assumed 2026 charges. A resale buyer should request the current fee schedule, confirmation that the selected unit has no unpaid common expenses, recent co-owner meeting minutes and information on major planned works. In an older project, a well-funded and well-run juristic person can be more valuable than a glossy lobby, while deferred maintenance can turn a cheap purchase into an expensive ownership experience.
The project is therefore most attractive to buyers who value tangible transport access, an established neighbourhood and a large pool of resale choices. It is less compelling for someone who specifically wants a newly completed tower, a small low-density community or a genuine central-Sathorn address. The ability to inspect everything is the real advantage: a buyer can compare Building A with the lower-rise blocks, test the walk to Wutthakat, visit at different times of day, observe parking and lifts, and choose among multiple units instead of buying the development as an abstract concept. That makes The Key Sathorn - Ratchapruek a project where careful unit selection can matter more than the brand name itself.
Ownership format
A foreign buyer can hold a condominium unit freehold if foreign-quota capacity is available at the time of transfer. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area, and the condominium juristic person issues the quota confirmation used for the transfer. Current listings in this project include both Thai-quota units and units explicitly marketed as Foreign Quota, so tenure must be checked at unit level rather than assumed from the project name.
Unit types & sizes
The core compact format and the source of most lower-priced resale stock. Current listings include 30, 30.5, 30.63, 31, 31.6, 32 and 33 sqm examples, so headline price comparisons work best when building, area, condition and quota status are broadly matched.
The larger format suits couples, small families or buyers who need a separate work room. Current resale examples appear around 50, 50.6, 55 and 61 sqm, and bathroom counts vary between listings, so the actual plan matters more than a generic two-bedroom label.
Project-level sources describe one- and two-bedroom homes. In October 2026 PropertyHub also carried a 30.63 sqm listing labelled as a studio, which conflicts with the original unit taxonomy and appears to be listing-level classification. The selected unit's title and plan should control the final description. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- 33 Ratchaphruek Road, Bang Kho, Chom Thong, Bangkok 10150, supported by multiple independent project and mapping records.
- Wutthakat BTS is roughly 200 metres away in historic project material and many current listings; some large portals geocode a longer distance, so the exact walk should be tested from the relevant building.
- Bang Kho sits in Chom Thong on the Thonburi side of Bangkok; the project's Sathorn branding does not place it in the administrative Sathorn district.
- Ratchaphruek Road provides road access, but the strongest day-to-day connectivity advantage is the nearby Silom Line station.

Best for: Buyers who want a completed condominium close to rail transit and prefer inspecting the actual building before purchase.; Budget-conscious resale buyers willing to compare multiple units inside the same project instead of anchoring on one seller's asking price.; Foreign purchasers prepared to verify Foreign Quota availability for the selected unit before treating it as an eligible freehold acquisition.; Buyers comfortable with compact one-bedroom homes around 30–33 sqm or two-bedroom layouts broadly in the 50–63 sqm range.; Residents who expect to use Bangkok's rail network regularly and value a short walk to Wutthakat BTS.; may not suit: Buyers specifically seeking a newly completed condominium with current-generation systems and very little operating history.; Anyone who needs a true Sathorn-district address and wants to walk directly to the central Sathorn office and dining environment.; Buyers who require a low-density building or assume every apartment comes with a guaranteed parking space.; Purchasers unwilling to review juristic-person records, current charges and the maintenance condition of the specific building..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Building count is simplified differently across portals: some databases state four buildings, while detailed project descriptions identify three residential buildings, A–C, plus a separate seven-storey Building D used for parking. This dossier uses the more detailed configuration.
- Published distance to Wutthakat BTS varies: historic project material and many live listings give roughly 150–300 metres, FazWaz quotes about 0.4 km, and some DDproperty pages show 1.17 km. The project address is consistent, but the exact pedestrian route should be checked from the relevant building.
- Historic sources quote a THB 38/sqm monthly common-area fee and a THB 400/sqm original sinking-fund contribution. The current 2026 fee schedule and any special assessments are not reliably confirmed in public sources and should be obtained from the condominium juristic person.
