Supalai BLU Sathorn - Ratchaphruek is a 32-storey condominium under construction on Ratchaphruek Road in Phasi Charoen, on Bangkok's Thonburi side. The name uses Sathorn as the cityward reference, but the building is not in central Sathorn itself. Its physical address is in Pak Khlong Phasi Charoen, close to Bang Wa, so the project should be judged as a west-Bangkok base with practical access toward Sathorn rather than as a walk-to-office CBD residence. The scheme occupies 4-2-33.2 rai and consists of one tower with 767 residential units plus four retail units. That immediately sets expectations: this is a substantial urban community with a broad resident base and busy shared facilities, not a low-density boutique building. Buyers who care about privacy should compare stack position, lift traffic and floor population rather than relying on the project's premium-sounding name alone.
Connectivity is the clearest location advantage. Bang Wa interchange is stated at about 570 metres from the project, bringing the BTS Silom Line and MRT Blue Line together at one station. That gives residents two different rail networks for trips toward Silom, Siam, the old city, Rama 9 and other parts of Bangkok. Supalai also plans a shuttle linking the project with Bang Wa and Wutthakat stations. The distance is walkable for many people, but it is not the same as having an entrance directly beside the station; the shuttle can matter in Bangkok heat and heavy rain. Drivers have Ratchaphruek Road as the main spine, with links toward Phet Kasem, Kalapapruek and the routes leading into Sathorn. The practical proposition is therefore multimodal access at a lower price point than core Sathorn, not a central-business-district address disguised by branding.

One-bedroom homes run from 29 to 35 sqm, a 44 sqm one-bedroom-plus adds a genuine extra room, two-bedroom layouts cover 50 to 75.5 sqm, and three-bedroom units range from 89.5 to 122.5 sqm. Those labels hide meaningful differences. The smaller 50 and 51.5 sqm two-bedroom plans are listed with one bathroom, while units from 62.5 sqm move to two bathrooms. The three-bedroom homes are a very small part of the building: only three are reported across the entire project, all on level 32. For an owner-occupier, this range is valuable because it allows the project to serve singles, couples, small families and larger households without forcing everyone into compact one-bedroom stock. For an investor, however, the number of similar one-bedroom units means the exact floor, aspect, price and furnishing package will matter when competing for tenants or resale buyers.
Typical residential floors from levels 8 to 31 follow a repeatable plan with smaller one-bedroom units concentrated through the middle of the floor and larger two-bedroom homes taking more corner positions. Level 32 adds a lounge and sky garden, while the rooftop includes a jogging track and viewpoint. This is a serious facility package for buyers who expect to work, exercise or spend significant leisure time at home. It also means the future juristic-person budget will support a relatively complex set of common assets, so the long-term operating cost and maintenance standard matter just as much as the number of amenities shown in the sales gallery.
Construction is active rather than merely planned. The latest published progress update available in the reviewed material is dated 1 June 2026 and records overall progress at 13%, with piling complete, structural/architectural work at 12% and building systems at 2%. Supalai also publishes the environmental-approval reference dated 6 February 2025 and the construction-notification reference dated 27 February 2025. The stated completion target is around early 2028. That gives an off-plan buyer a clearer factual base than a launch-stage project, but it still leaves a substantial execution period before handover. The buyer should match the expected completion date to their own move-in or investment timeline and read the contract for delay provisions, stage payments and handover mechanics. The open sources show promotional monthly down-payment examples for several unit sizes, but not a complete buyer payment schedule, so it would be unsafe to reconstruct the contract from those promotional figures.
Pricing has moved since launch and the developer's own page currently contains two different anchors. The general project-information section still shows a starting price of THB 2.09M, while the current promotion advertises THB 2.39M for a specified one-bedroom unit. A live PropertyHub listing in early September 2026 also shows THB 2.39M for a 29 sqm one-bedroom, with a 35 sqm unit at THB 2.62M and a 44 sqm unit at a higher level. That makes THB 2.39M the more credible public entry point today, but it is not a promise of inventory. Buyers should request an actual availability sheet and unit-specific quotation before treating any website figure as a deal price. Foreign purchasers also need to confirm whether the selected unit can be transferred within the building's remaining foreign freehold quota rather than assuming that every available unit has the same ownership route.
Taken as a whole, Supalai BLU Sathorn - Ratchaphruek makes most sense as a large Phasi Charoen condominium with strong rail and road links toward central Bangkok. Its case is built on access to two rail lines at Bang Wa, a genuinely wide unit mix and a large amenity programme. The trade-offs are equally visible: 767 apartments create real density, the station is close rather than doorstep-adjacent, and completion is still scheduled for 2028. Owner-occupiers who already understand the Bang Wa–Wutthakat corridor may find the combination practical. Investors should focus less on the word Sathorn and more on unit-level economics: how the chosen layout competes with many similar apartments in the same tower, how much furnishing is required, what the final common costs are, and how the entry price compares with completed condominiums around Bang Wa and along Ratchaphruek Road.

Ownership format
A foreign buyer can register condominium freehold only within the available foreign quota, capped at 49% of the total unit area in the registered condominium.
