Why this project is worth a look
450 m to BTS
Wutthakat station is about 450 metres away, close enough for the Green Line to be part of a normal commute rather than a distant selling point. Bang Wa, around 2 km away, adds both BTS and MRT connectivity.
381-home tower
Priva places 381 residences and one retail unit in a single 22-storey building. That is a manageable scale for buyers who want a high-rise without moving into a multi-tower complex containing several thousand neighbours.
Useful 35 sqm Plus
The 35 sqm 1 Bedroom Plus adds a separate room and is marketed for two-bedroom-like functionality. It can suit hybrid work, a couple needing privacy between activities, or a small family that wants one more enclosed space without moving to a much larger unit.

AP officially positions Priva as pet allowed, which can remove an immediate deal-breaker for animal owners. The building rules still need to be checked for limits on size, number of pets, lifts, common areas and any fees.

Syntec lists the project as current work with a contract running from 15 July 2026 to 14 February 2028. That is a useful construction anchor, although it should not be confused with a guaranteed purchaser handover date.
About the project
ASPIRE Sathorn–Taksin Priva is AP Thailand’s new high-rise condominium on Ratchaphruek Road in Bang Kho, Chom Thong. The name needs a little care because the same neighbourhood already has older Aspire Sathorn–Taksin developments marketed as Timber Zone, Copper Zone and Brick Zone. Priva is not a resale label for those buildings. It is a separate 2026 project with one 22-storey tower, 381 residential units and one retail unit. That distinction matters when comparing prices or completion dates: the older Aspire buildings can tell you something about the established residential cluster, but their layouts, legal documents and operating history should not be imported into Priva. The new project is already developed enough to assess its basic product and location, while several contract-level details remain unpublished.
The transport case is straightforward. AP places BTS Wutthakat about 450 metres from the project, close enough to make the Green Line a realistic daily option rather than a nominal nearby landmark. Bang Wa is around 2 km away and serves both BTS and MRT, giving access to the Blue Line interchange. This is one of the reasons the project can work for commuters heading toward the central business districts without paying for an address inside Silom or core Sathorn. The trade-off is that Priva still sits in Chom Thong on the Thon Buri side of Bangkok. Drivers should expect trip times to vary substantially with traffic, and the main expressway access points listed by AP are roughly 10–12 km away rather than immediately beside the development.

Priva is relatively contained for a Bangkok high-rise. The site measures 2 rai, 1 ngan and 64 square wah, with 381 homes in a single tower. AP lists 168 parking spaces, equal to 44% of the residential unit count. That is enough to make car ownership workable for part of the resident base, but it should not be read as one guaranteed parking space per apartment. Buyers who rely heavily on a car, particularly households with two vehicles, need to understand the allocation rules before assuming the transport balance suits them. The scheme also includes one retail unit. AP has not yet identified the future operator or the exact retail use, so it is better treated as a small on-site commercial component rather than a promised convenience store or service.
Homes are advertised within an overall usable-area range of 32–45 sqm. AP currently asks registrants to choose among 1 Bedroom, 1 Bedroom Plus and 2 Bedroom layouts. The most detailed product is the 35 sqm 1 Bedroom Plus, which AP positions as having the practical function of two bedrooms. The useful part of that claim is not the label itself but the possibility of a separate enclosed room in a compact footprint: it could become a study, occasional bedroom, dressing room or small nursery depending on the final plan and household needs. The public page does not yet publish exact sizes for the standard 1 Bedroom and 2 Bedroom categories, so assigning specific square metres to those types would go beyond the available evidence.
The current launch entry point is THB 2.49 million as of 30 August 2026. This is a developer starting price, not a resale-market estimate or a price derived from dividing an asking figure by floor area. AP also highlights the 35 sqm 1 Bedroom Plus from THB 2.49 million and markets the launch at an average level of roughly THB 75,000 per sqm. Those numbers are useful for placing the project in a budget band, but they do not tell you what a particular floor, orientation or remaining unit costs today. Inventory will change through the launch period. A real purchase decision therefore needs a fresh availability sheet covering the chosen unit, current incentives, furniture package, payment milestones and any conditions attached to the advertised starting price.
The published amenity list is compact and fairly easy to understand: a lobby, lounge, working bar, sunken social area and island pool. AP also presents Priva as pet allowed. That feature may be genuinely valuable in a city where many condominiums restrict animals, especially for an owner-occupier planning to live with a dog or cat. It still needs a second layer of verification. A pet-friendly marketing label does not tell you the permitted species, weight limits, number of animals, use of passenger lifts, designated common areas, deposits or penalties. Those rules normally sit in project regulations or condominium juristic-person documents rather than in a launch headline, so pet owners should treat the policy as a promising feature that still requires document-level confirmation.
Daily services are spread across the wider Tha Phra–Talat Phlu–Bang Wa area rather than concentrated inside the project gates. AP lists The Mall Lifestore Tha Phra at 2.2 km, First One Market at 2.4 km, Talat Phlu at 2.5 km and Metro Town at 3.5 km. Phyathai 3 Hospital is about 2.4 km away, Ratchada-Thapra Hospital about 2.9 km, and Siam University around 3 km. In practical terms, this is an established urban district with shopping, food, healthcare and education nearby, but not every major destination is a short walk. Someone without a car is likely to organise much of daily life around Wutthakat station and local street-level services, while drivers can reach a broader set of destinations around Tha Phra and Bang Wa.
Construction has moved beyond a simple pre-launch announcement. Syntec Construction lists Priva as a current condominium project and states a contract period from 15 July 2026 to 14 February 2028. Its scope covers structural work, architecture, building systems and external works, for one 22-storey residential building. That gives buyers a concrete construction schedule and a named main contractor. It does not, however, create a guaranteed handover date. AP’s current project page does not state when purchasers will receive their units, and a contractor’s completion date can precede testing, registration, defect inspections and actual transfers. For the registry, 2028 is therefore the supported construction-year anchor, not a promise that keys will be handed over on 14 February 2028.
Foreign ownership also needs to be separated from sales language. Thai condominium law allows qualifying foreign buyers to own units freehold within a foreign-ownership ceiling of 49% of the total unit area in a registered condominium building. That statutory ceiling is not the same thing as current availability. AP does not publish how much of Priva’s foreign quota is still open, and the public project page does not set out a specific to the project leasehold alternative. A foreign buyer should therefore identify the exact unit first and then confirm whether it can be transferred freehold, what evidence is required for the transfer, and whether any different tenure is being offered if quota is unavailable. This is a unit-level legal check, not something that should be inferred from the project being a condominium.
Priva makes the most sense for buyers who value Green Line access, want a new-build unit at a comparatively approachable launch price, and are comfortable with construction risk until the building is finished. Its strongest buyer-facing facts are tangible: 450 metres to BTS Wutthakat, a single 381-unit tower, 32–45 sqm homes, a clearly promoted 35 sqm Plus layout and an officially pet-allowed positioning. The compromises are equally tangible. Parking covers less than half of the unit count, the building is still under construction, AP has not published a purchaser handover date, and several cost items that matter after purchase are not yet visible in the public material. It is best assessed unit by unit, with the contract and current inventory in front of you, rather than by relying on the wider Aspire brand or the history of neighbouring projects.

Ownership format
A foreign buyer may hold a condominium unit freehold only within the statutory foreign quota, capped at 49% of the total unit area in the registered condominium. AP Thailand does not publish the remaining foreign quota for Priva; if freehold is unavailable for the selected unit, any leasehold alternative and its contract terms need to be checked separately.
