The mix extends well beyond compact one-bedrooms: standard two-bedroom units run around 67.76–70.82 sqm and duplexes reach 182.18 sqm. Buyers can therefore consider the project for long-term family occupation rather than treating it only as a small investment-condo product.
Pets are officially allowed
Major Development continues to identify the project as pet-friendly, a meaningful distinction in Bangkok where many condominium rules prohibit animals. Owners should still obtain the latest juristic-person rules because size, number and common-area restrictions may apply.
What you see exists
The building is complete and occupied. Buyers can inspect the actual lobby, pool, corridors, lifts, noise, daylight and management standard, then judge the selected resale unit on its own condition rather than relying on launch renders or construction promises.
Central, not rail-adjacent
Yen Akat connects well into Sathorn, Silom and Rama IV, but the project is not directly beside a BTS or MRT entrance. It suits car, taxi and motorcycle-taxi users more naturally than buyers whose first requirement is a short daily walk to rail transit.

Maestro 01 Sathorn-Yenakat is a completed low-rise condominium on Yen Akat Road in central Bangkok. It consists of one eight-storey residential building with 88 units and two basement levels. That scale matters more than the branding: this is not a high-rise complex designed around several hundred or a thousand households, yet it still has a meaningful amenity package. Buyers can inspect a functioning building rather than a promise on a sales brochure. The corridors, lifts, pool, lobby, landscaping, traffic at the entrance and the actual outlook from a unit are all observable before a contract is signed. For a resale buyer, that changes the due-diligence process. The focus shifts away from construction delivery risk and toward the condition of the selected unit, the quality of building management, common-area upkeep, juristic-person records and the legal status of the title being transferred.
Major Development's current project page lists four core layouts: one-bedroom units from 33.56 to 50.36 sqm, two-bedroom units from 67.76 to 70.82 sqm, a 112.66 sqm two-bedroom duplex, and three-bedroom duplexes from 135.04 to 182.18 sqm. This is a broader size mix than many newer Bangkok projects that lean heavily on compact studios and one-bedroom stock. The larger plans are not a side note here; they are part of the project's identity. A 34 sqm one-bedroom and a 135-plus sqm duplex appeal to very different buyers, carry different total budgets and should not be judged through one project-wide price-per-square-metre headline. Current listing databases place the building at 14 Yen Akat Road, Thung Maha Mek, Sathon, Bangkok 10120, with map references around 13.7177, 100.5479. The address is central, but this is not a doorstep-rail location. Major Development states approximately 1.5 km to Lumphini MRT and 2.6 km to Sala Daeng BTS. In practical terms, residents who rely on cars, taxis or motorcycle taxis will experience the location differently from someone who expects to walk to a station twice a day in all weather. Older on-site reviews also note that sections of Yen Akat are not especially pedestrian-friendly. The trade-off is that the project sits within an established residential pocket rather than directly on a major multilane road, while still providing routes toward Sathorn, Silom, Rama IV, Naradhiwas and Rama III.
The surrounding built form is an important part of the project's appeal. Much of Yen Akat around the building is lower-rise residential or small commercial property, so the immediate environment feels different from Bangkok corridors lined with towers. That does not mean every unit has an open view. The east side faces Yen Akat Road, while other elevations look toward neighbouring low-rise buildings and private plots, and the separation between buildings varies. For this reason, floor, orientation and the exact position within the plan can materially change the experience of two otherwise similar units. A viewing should test daylight, privacy, traffic noise, neighbouring windows and the outlook from the balcony rather than relying on a generic project description.
Pet-friendly status is one of the clearest differentiators. Major Development still presents Maestro 01 as a condominium where pets are allowed. In Bangkok, that can materially narrow a buyer's shortlist because many condominium juristic persons prohibit pets or impose strict limits. For an owner with a dog or cat, the policy can make the project more relevant than a newer building with stronger transit access but no pets. It is still necessary to obtain the current house rules before buying: the permitted species, number or size of animals, lift use and common-area restrictions can change or be more detailed than the marketing label. Buyers without pets should consider the same feature from the opposite angle and assess their own tolerance for sharing the building with animals.
Amenities are spread through the building rather than concentrated in a single podium. Major Development confirms a recreation pool, clubroom, BBQ area, fitness room, yoga lawn, sauna and steam room. Detailed project reviews place the pool and wet facilities on the second level, with several leisure and exercise spaces on the rooftop. Two basement levels provide parking. Historical reviews quote parking at roughly 79% of the unit count before some tandem arrangements, which is relatively substantial for a low-rise inner-Bangkok project but should not be treated as a guaranteed bay for every owner. A car-dependent buyer should ask for the current parking rules attached to the specific unit and whether additional vehicles are permitted.
By 2 October 2026, Maestro 01 is primarily a resale market rather than a conventional new-launch purchase. DDproperty shows a sale range beginning around THB 5.15 million and extending to much higher figures, while FazWaz and related feeds show lower asking levels closer to THB 5.8 million. The spread is not surprising because the same building contains compact one-bedroom apartments, conventional two-bedroom homes and large duplexes. Condition, furnishing, floor, orientation, urgency of the seller and foreign-quota eligibility can all influence the asking price. The lowest advertised figure is therefore useful as a market entry point only. It should not be used as a project-wide valuation or as the basis for a rental-yield claim without checking an actual unit and current achievable rent.
For a foreign buyer, the legal route is familiar but unit-specific. Thai condominium rules allow foreign freehold ownership only while foreign-held units remain within the statutory cap of 49% of the building's aggregate unit area. A listing marked freehold does not prove that a foreign purchaser can register that particular transfer today. The condominium juristic person must confirm foreign-quota availability, and the transfer process should also verify title, seller identity, outstanding common charges and the supporting bank documentation required for the buyer's funds. A completed building makes these checks tangible because the condominium juristic person and title structure already exist, but completion does not remove the need to verify the individual transaction.
Maestro 01 therefore makes the most sense as an established small-scale condominium rather than as a 'new Sathorn launch'. Its case rests on things a buyer can inspect now: an 88-unit building, unusually broad unit sizes, pet-friendly rules, a mature residential setting and a useful amenity set. Its compromises are equally visible: rail transit is not at the doorstep, the building has been occupied for several years, and resale units can differ substantially in renovation quality and transaction terms. The most useful comparison is not Maestro 01 versus an abstract Sathorn average. It is between two or three actual units in this building, tested against floor, outlook, layout, renovation, parking rights, asking price and the availability of foreign freehold quota.
Ownership format
Units are marketed as freehold condominium property. A foreign buyer can register freehold title only while the building remains within the statutory foreign quota, capped at 49% of the aggregate unit area. The condominium juristic person must confirm quota availability for the specific unit before transfer registration.
Unit types & sizes
The range covers both compact one-bedroom homes and substantially larger examples. On the resale market, renovation and furniture can differ as much as the original layout, so buyers should compare like-for-like units by size, floor and condition.
This is the core family-oriented format, large enough to separate private bedrooms from the living area without moving into the much larger duplex segment. Listing sizes sometimes vary slightly, so the title deed for the selected unit should be the final reference.
A less common low-rise format where the appeal comes from both extra space and vertical separation of functions. Buyers should inspect the staircase, usable space on each level and whether a duplex works for children, older occupants or pets.
The largest homes sit well beyond the compact-condo segment. View, renovation quality and total ticket price matter especially at this size, because two units within the same official range may be very different purchases in both budget and condition.
