Why this project is worth a look
Only 33 residences
The low unit count is a real structural difference, not a marketing label. It means fewer neighbours, lighter traffic through common areas and a much more residential scale than a typical several-hundred-unit Bangkok condominium.
Family-scale floor plates
Two-bedroom homes start at roughly 108 sqm, with substantially larger three-bedroom and duplex layouts above them. Buyers are paying for usable family space in Sathorn rather than for a compact city-unit format.
Unusually strong parking
Launch-era project data records 62 fixed parking spaces excluding tandem parking for only 33 units. That is a meaningful advantage for car-owning households, although the parking entitlement attached to a resale unit still needs documentary confirmation.
A quieter Sathorn lane
The building is set inside the cul-de-sac of Nang Linchi Soi 4 rather than directly on a major road. The trade-off is straightforward: a calmer immediate setting, but no BTS station directly outside the project.
About the project
Issara Collection Sathorn sits in an unusual niche for central Bangkok. Instead of a tower with several hundred apartments, it is a single seven-storey building with only 33 residences tucked inside Nang Linchi Soi 4. Charn Issara’s own corporate material confirms the low unit count and the mix of two-bedroom, three-bedroom and duplex homes. The development is complete and the group describes it as sold out, so today the relevant market is resale rather than developer inventory. That matters because buyers can assess an actual building, an actual unit and real operating costs instead of relying on construction promises or launch-stage projections.
The project was conceived around family-sized urban homes rather than compact investment units. Detailed project profiles place the two-bedroom layouts at roughly 108–126 sqm, three-bedroom homes at about 151–244 sqm, and duplexes at 170.5–201 sqm. Charn Issara’s investor page gives a broader overall usable-area ceiling of 249.89 sqm, so the title deed and unit plan should govern any specific purchase rather than a generic project summary. The practical takeaway is that even the entry-level apartment is large by current Bangkok condominium standards. The asking price therefore reflects both the Sathorn address and the fact that buyers are purchasing substantially more internal space than in a typical new-build city unit.

Architects 49, or A49, designed the building around a contemporary interpretation of Thai domestic architecture. Their project notes describe deep balconies as usable extensions of the living space, broad sliding glass openings for light and natural ventilation, and decorative screens influenced by Thai textile patterns. Those ideas have practical value in Bangkok’s climate. A deeper balcony can provide shade and a more usable transition between indoor and outdoor space, while large openings matter in a home that is intended for long-term family occupation rather than occasional stays. The design language is visible, but it is also tied to how the apartments are meant to be lived in.
The building plan reinforces the same low-density idea. Launch-era floor plans show two basement parking levels, residential units beginning from the first floor, a small number of apartments on each level, a gym and steam rooms on the sixth floor, and a rooftop pool and garden. Some larger three-bedroom units were designed with more private lift access. A buyer should still verify the exact circulation and facilities relevant to the selected floor, but the broader point is clear: this is not a resort-style mega-complex built around large crowds and extensive shared entertainment. It is closer to a private residential building that happens to include the main amenities expected at this price level.
The address is central, but the transport proposition needs to be understood correctly. Issara Collection Sathorn sits inside Nang Linchi Soi 4, roughly 350 metres in from Nang Linchi Road, and a detailed location review describes the lane as a cul-de-sac. That helps reduce through traffic immediately around the property, which is valuable in inner Bangkok, but it also means the project is not a doorstep-BTS condominium. Current DDproperty listings put BRT Thanon Chan at about 1.4 km. The location therefore makes most sense for residents who want Sathorn access and a quieter residential setting and are comfortable using a car, taxi or a short connection to mass transit.
Parking is one of the more distinctive practical features. A detailed project review records 62 fixed spaces excluding tandem parking, equivalent to roughly 182% of the 33 units. The allocation rules for a specific apartment should still be checked, particularly on resale, but the original ratio is unusually generous for a Bangkok condominium. That supports the project’s family-home positioning. In many central buildings, parking is a hidden everyday compromise because spaces are pooled or the ratio is materially below one space per unit. Issara Collection Sathorn was planned around a different ownership profile, where a household may realistically keep more than one car.
The resale market remains expensive even though the building has been complete for years. As of 4 October 2026, the lowest active asking price found across major portals was THB 18.383M for a two-bedroom apartment of roughly 108 sqm, while other two-bedroom listings were around THB 20M–23M. These are asking prices, not completed transaction prices, and the lowest listing may disappear or change without notice. With only 33 apartments in the building, a handful of listings can distort the visible range. Comparing the actual units — floor, outlook, renovation quality, furniture, ownership quota and parking rights — is more useful than treating one portal average as a reliable valuation of the whole project.
Foreign ownership also has to be checked at unit level. DDproperty identifies the project as freehold, and some FazWaz resale listings are explicitly marked as foreign-quota units. That still does not mean every apartment can be transferred into foreign freehold. Thai condominium law caps aggregate foreign ownership at 49% of the total registered condominium area, so the buyer needs confirmation from the condominium juristic person that quota is available for the selected unit at the time of transfer. In a completed resale building, this can be one of the first filters to apply: two otherwise similar apartments may have very different relevance to a foreign buyer.
Running costs deserve the same unit-specific verification. Historical PropertyHub data and a detailed 2017 project review show a common-area fee of THB 70 per sqm per month and a sinking fund of THB 700 per sqm, while a current Hipflat profile shows THB 90 per sqm for the common-area fee. That is a meaningful discrepancy rather than a detail to average away. On an apartment of around 108–110 sqm, the difference is material over a year. The current juristic-person invoice or an official management statement should therefore be used when evaluating a purchase. In an established premium building, the level and collection of common fees directly affect maintenance of lifts, security, the pool, mechanical systems and shared spaces.
Taken as a whole, Issara Collection Sathorn is better understood as a small, family-oriented central Bangkok residence than as a conventional investment condominium. Its strongest attributes are the 33-unit scale, unusually large layouts, substantial parking provision and a quieter position inside a residential lane. The trade-offs are equally clear: it is a resale building, immediate BTS access is not its main advantage, and the buyer has to evaluate condition and ongoing costs rather than assume a new-building baseline. For someone specifically seeking a large apartment with privacy in the Sathorn area, the project can be compelling. For a buyer focused on small-ticket entry, rail-at-the-door convenience or abundant rental inventory, there are more natural alternatives elsewhere.
Ownership format
A foreign buyer may hold condominium freehold within the statutory 49% foreign-ownership quota of the registered condominium. Quota availability must be confirmed for the specific unit before transfer; outside the quota, another lawful structure such as leasehold would need to be documented for that unit if offered.
Unit types & sizes
Even the smallest format is large by central Bangkok standards. Current resale stock in October 2026 includes homes around 108–110 sqm, while bathroom count, furnishing and condition vary by unit.
Large single-level family residences. Project floor plans show more private lift access for some of these homes, with the exact arrangement depending on the floor and unit.
The duplexes form a distinct sub-set within the small building. Launch-era plans show some split-level homes beginning on the lower floors and others spanning the upper residential levels.
Type-specific ranges come from PropertyHub and a detailed project review. Charn Issara’s corporate profile gives an overall usable-area ceiling of 249.89 sqm, so the selected unit’s title deed and registered plan should govern the final area.

Best for: A family looking for a genuinely large central-Bangkok apartment rather than a compact investment unit.; A buyer who values a 33-residence building and a quieter lane more than a large resort-style amenity programme.; A car-owning household: the original parking provision is unusually strong for an urban condominium.; A foreign buyer comfortable selecting a specific resale unit and verifying quota, operating costs and condition before transfer.; may not suit: It is not a natural fit for a low-entry-budget buyer: even the smallest floor plates and current asking prices sit in the premium segment.; It will disappoint anyone who needs a BTS station within a few minutes' walk of the lobby.; It is not a project with abundant developer stock: Charn Issara describes it as sold out, and current availability is predominantly resale..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year varies by source: Charn Issara and the main property portals use 2017, A49 lists 2016, and one agency profile lists 2018. The main record uses 2017 as the best-supported date.
- The current common-area fee is inconsistent across sources: historical PropertyHub data and a project review show THB 70/sqm/month, while a current Hipflat profile shows THB 90/sqm. A fresh juristic-person statement is needed for a transaction.
- The address appears in two forms: major portals and mapping data use Nang Linchi Soi 4, while Lazudi gives 20/2 Soi Praphan Sak. The coordinates and neighbourhood converge; the main record keeps the more consistently supported Nang Linchi Soi 4 address.
