The small scale makes due diligence tangible: a buyer can compare a handful of existing houses rather than rely on broad claims about a large estate. It also means one distressed or unusually upgraded sale can distort any project-wide price impression. Individual-property comparison is more meaningful than an average.
Inspect before buying
Because the development is complete, buyers can assess the actual street, access, neighbouring homes, pool condition, drainage and building maintenance. After several years of individual ownership, two houses built at the same time may no longer be in the same condition, so the inspection matters more than the original brochure.
Different house profiles
Listings show three- and four-bedroom layouts, usable areas from about 92 to 180 sqm and plots around 179–240 sqm. The homes are not interchangeable. Plot size, pool specification, renovation level and what furniture remains in the sale can explain the price gap more clearly than bedroom count alone.
Resale and rental evidence
The project still appears in both sale and rental listings in 2026, which gives buyers current evidence rather than only launch pricing. With just six houses, however, transaction depth will always be limited. Asking prices should be read alongside time on market, tenancy status and the specific property condition.
Land structure first
This is not the same ownership framework as a foreign-quota condominium. Listings refer to Thai land ownership and a historic unit identifies a Chanote title. A foreign buyer should establish the lawful land and building structure for the chosen villa before treating any “freehold” wording in an advert as applicable to them.
About the project
The Victory Pool Villa Pattaya is a finished six-home residential project in East Pattaya. The major property databases consistently describe it as a very small, single-storey villa development rather than a large gated estate. Most place it in Nong Prue, around the Nern Plub Wan side of Bang Lamung. That scale matters in practice: buyers are not choosing a generic product from a tower or a 100-home compound. They are buying one of only a handful of individual houses, each of which may now have a different owner, fit-out, maintenance history and asking price. By 2026 the project is best understood as an established resale community with occasional rental stock, not as a developer launch.
Public records and listings show both three- and four-bedroom homes. The numbers are not uniform: a historic three-bedroom sale was recorded at about 92 sqm of usable area, while current and recent listings show larger houses around 150–180 sqm, with land plots roughly in the 179–240 sqm range. Buyers therefore need to treat the project name as an address, not as a specification sheet. The land size, internal area, bedroom count, furniture package, pool and actual floor plan should all be checked on the selected property. Early launch advertising is especially useful here because it shows that the entry-level house was offered without a pool, while larger configurations were marketed with private pools. The word “Pool” in the project name does not prove that every villa has one.

The practical advantage is that the project is complete, so a buyer can inspect a real house and its surroundings rather than relying on off-plan material. Most independent databases date completion to December 2022 or simply 2022. Cornerstone gives 2023, while one Lazudi project record shows 2024. The completion status itself is well supported; the exact year is not. For a resale purchase, the more important documents are the title and registration records for the chosen home, the seller’s ownership chain and the property’s current physical condition. We use December 2022 as the best-supported registry date and keep the conflicting dates visible rather than averaging them.
Listings commonly show homes delivered or resold with a European-style kitchen, air-conditioning, built-in storage, furniture and on-plot parking. Some homes also advertise a private pool, garden and jacuzzi. None of that should be assumed to be a permanent project-wide package. This is now a resale market, and fixtures can be replaced, removed or upgraded by owners. Two four-bedroom houses in the same six-home project can therefore have materially different value even when the headline bedroom count looks identical. An inventory attached to the sale agreement is more useful than relying on an old developer description.
There is active but thin resale evidence in 2026. Lazudi’s current search index, updated on 18 August 2026, showed a four-bedroom home around 180 sqm on roughly 200 sqm of land at THB 4.3M, while the individual page for the same listing still displayed THB 4.95M. Another current Pattaya agency listing showed a four-bedroom home around THB 4.95M with an asking rent of THB 40,000 per month, while a three-bedroom home on a larger roughly 240 sqm plot was offered around THB 6.99M. With only six houses, these figures should not be turned into an artificial project average. A lower asking price may reflect the plot, pool specification, condition, tenancy or seller timing rather than a general reset in project value.
For a foreign buyer, land tenure is the central legal issue. Listings for The Victory use Thai Ownership language, and one historic house is recorded with a Chanote land title. That tells us something about the underlying land, but it does not create a standard foreign freehold route. Foreigners generally cannot own Thai land directly except under narrow statutory exceptions. A buyer therefore needs the structure of the specific villa checked before relying on the asking price: who owns the land, whether a registrable long lease is available, how ownership of the building is documented, and whether the title carries mortgages, servitudes or other encumbrances. The answer is property-specific and cannot be inferred from the project name.
Most sources identify the location as Nong Prue in East Pattaya, and Hipflat provides the full address as 222/1 Moo 6, Nong Prue, Bang Lamung, Chon Buri 20150. Lazudi and ANP-related material also associate the project with Nern Plub Wan. PropertyScout and one current DDproperty record, however, place the property in Huai Yai. Because those are different subdistrict labels, we have not manufactured a precise coordinate from the conflicting records. The more specific Nong Prue address is used as the working location, but the map pin and administrative subdivision should be checked against the title documents or an owner-provided location before publication.
Ownership format
Listings describe the land tenure as Thai ownership, which is not a standard direct land-ownership route for a foreign buyer. A foreign purchaser needs the structure checked for the specific villa, commonly involving a registered land lease and, where applicable, separate ownership rights over the building. One historic unit listing identifies the land title as Chanote.
Home types & sizes
A historic sale in the project records a roughly 92 sqm three-bedroom, two-bathroom house. FazWaz identifies Thai land ownership, a Chanote title and two parking spaces for that unit. Early launch material also showed entry-level three-bedroom homes on plots starting around 180 sqm, with the lowest-priced configuration offered without a pool.
A current project listing shows a single-storey three-bedroom house of roughly 180 sqm on about 240 sqm of land. This profile is closer to the larger end of the original project range, where the bigger plot and private pool materially change the property compared with the entry-level non-pool configuration.
Current listings show four-bedroom homes of roughly 150–180 sqm on plots around 179–200 sqm. One listing includes full furniture, a European kitchen, air-conditioning, garden, parking and a jacuzzi. Those items describe the specific resale property rather than a guaranteed standard across all six villas.
