A genuine resort layout

Four low-rise buildings share a relatively large landscaped site with pools and recreation areas. That gives Club Royal a different feel from a single compact tower and can work well for longer stays. Building position matters, though: outlook, privacy, access, pool activity and road exposure vary across A–D, so the cheapest comparable is not automatically the best value.

Near Wong Amat, not clearly beachfront

The project sits close to the Sanctuary of Truth and the Wong Amat coast, but sources disagree materially on the walking distance and on claims of direct beach access. Treat beachfront wording as unverified. If beach convenience drives the purchase, test the actual route from the chosen building and confirm any resident-only access before paying a deposit.

Room to live

The confirmed project mix runs from small studios to three-bedroom apartments around 117 sqm. Buyers who need more than a holiday-sized one-bedroom have credible options within the same estate. Larger resales deserve especially careful plan checks because current listings show a wider range of configurations than the original project summary.

Plenty to compare

Current portals show a broad resale inventory and a wide asking-price spread. That is useful because a buyer can inspect several units before deciding and can benchmark one seller against another. It is not evidence of fast resale: active-listing volume measures supply on the market, not completed transaction speed or achieved prices.

About the project

Club Royal is a completed low-rise condominium on Soi Na Kluea 12 in the Na Kluea / Wong Amat part of north Pattaya, close to the Sanctuary of Truth. The major project databases agree on the basic identity: four buildings, labelled A through D, each eight storeys high, now trading primarily as a resale condominium. That changes how the project should be assessed. A buyer is not underwriting a future construction promise; you can inspect the actual apartment, common areas, building condition and management environment before committing. The most widely repeated configuration is 515 units with the final phase completed in 2016. One large Thai portal reports 530 units instead. We therefore use 515 as the better-supported project figure and retain the conflicting 530 count as an open item for confirmation from condominium records rather than forcing a false consensus.

The original unit mix is unusually broad for a low-rise Pattaya project. The confirmed baseline includes roughly 27 sqm studios, 43 sqm one-bedrooms, 67 sqm two-bedrooms and 117 sqm three-bedrooms. Today's resale stock is more varied: current listings include compact apartments around 25–26 sqm as well as enlarged one-bedroom configurations around 69–70 sqm. Some may reflect different original plans, combinations or later alterations, so the marketing label on a resale advert should never replace the registered plan. The useful point is choice. Club Royal can accommodate a low-entry-cost studio buyer, a couple wanting a conventional one-bedroom and a household looking for a genuinely large three-bedroom within the same estate. The trade-off is that each resale unit needs its own document and layout check rather than relying on a single project-level floor-plan summary.

Club Royal's defining feature is its resort-style shared environment rather than height or new-build status. Public project profiles consistently show substantial pool or water areas, landscaped grounds, children's facilities, parking, security and CCTV. Some sources also list a gym, sauna and tennis court, but the open record is not strong enough to assume that every original amenity is operating today exactly as first marketed. For a resident who intends to use the common areas, that distinction matters. The value of an amenity package lies in the current condition of pools, lifts, equipment, pathways and landscaping, not in the number of icons on an old brochure. A viewing should therefore treat Club Royal as a functioning 2016 residential estate and should include a direct check of the facilities plus the current access rules maintained by the condominium juristic person.

Pricing is fragmented, as expected in an established resale condominium. On 9 September 2026, public portals were showing dozens of active sale listings. One refreshed C–D listing was asking THB 1.37M for 26.18 sqm; other live offers on the same project included studios around THB 1.45–1.59M and larger three-bedroom apartments around THB 5M. Those numbers are useful as market anchors, not as a project price list. Differences in building, floor, outlook, renovation, furniture package, title status and seller urgency can be substantial. A large visible inventory gives buyers more comparable stock to inspect, but it should not be confused with proven liquidity. Asking-list volume tells you how many owners are trying to sell, not how quickly transactions complete or what final prices are achieved. A serious valuation therefore needs close comparables and a clean check of the selected unit's title and financial position.

Ownership needs to be checked apartment by apartment. Club Royal is traded as a freehold condominium, but that project-level description does not mean every apartment can be transferred directly to a foreign purchaser. Current resale stock includes both foreign-quota and Thai-held units. Under Thailand's condominium rules, foreigners can own qualifying units only within the statutory foreign ownership ceiling, and the condominium juristic person must confirm the relevant quota position for the transfer. The statutory ceiling is 49% of the condominium area. A buyer should therefore ask for the unit title deed, the juristic-person letter on quota status, evidence of any common-fee balance and the required banking documentation before transfer. If an attractive listing is currently Thai quota, do not assume it can simply be converted to foreign freehold without documentary confirmation.

The development was delivered in stages. Public material separates the earlier A and B buildings from the later C and D phase, and resale pages still sometimes market C and D specifically. Current mainstream portals, however, group A–D under one Club Royal project rather than treating them as four independent schemes. That makes one project page the most faithful representation, but the building letter still matters to a buyer. Position within the site, outlook over the pools or neighbouring structures, exposure to access roads, the age of finishes and the maintenance history of a particular building can all affect day-to-day experience and resale value. For that reason, a simple price-per-square-metre comparison can be misleading here. Two similarly sized units may sit in materially different parts of the estate and may also have different renovation, title or furnishing histories.

A mature resort-style condominium also needs a building-level financial check, not just a unit inspection. After close to a decade of operation, recurring ownership costs and the condition of shared assets can matter as much as a renovated kitchen. Public project profiles still quote a common fee around THB 40 per sqm, but that should be treated as a reference until the condominium juristic person confirms the current rate for the selected unit. Buyers should also establish whether the seller is fully paid up, what reserve or sinking-fund arrangements exist, and whether owners are discussing any major works to pools, façades, lifts or building systems. None of this implies that Club Royal currently has a funding or maintenance problem; the public evidence does not support such a claim. The point is that an established resale purchase shifts part of the due-diligence burden from construction delivery to the long-term management of the shared property and the buyer's exposure to future common expenses.

The location also deserves a physical check because public descriptions conflict. The street address is 381 Soi Na Kluea 12, and the mapped project object places Club Royal Wongamat at approximately 12.96936, 100.88767. The Sanctuary of Truth is genuinely close and the Wong Amat coastline is nearby. The disagreement is over the practical beach route: some sales pages advertise roughly 100–200 metres and even claim direct or private access, while a more current local guide describes the walk as about 600 metres and classifies Club Royal as not beachfront. For someone buying primarily for beach access, this is not a small wording issue. Walk from the exact building entrance to the beach access point you expect to use, check whether any gate or private route is actually available to residents, and base the decision on the current route rather than an old sales claim.

Ownership format

Club Royal is a completed condominium traded on the resale market. A foreign buyer can take freehold title only to a specific unit that is eligible within the statutory foreign quota; Thai law caps aggregate foreign ownership at 49% of the condominium area in the building. Current Club Royal listings include both foreign-quota and Thai-held units, so the exact title and quota status must be confirmed with the condominium juristic person before transfer.
