Why this project is worth a look
Space over novelty
The project stands out more for apartment size than for a new-build amenity list. Even one-bedroom resales can be substantially larger than many recent Pattaya units, while three-bedroom homes can approach 200 sqm. That can matter more than building age for a family or a buyer planning longer stays.
Inspect the reality
Because Nordic Park Hill is long completed, buyers can judge the actual apartment and common property before committing. View, balcony shade, road noise, parking, lift condition, pool and landscaping are visible rather than promised. The trade-off is that an older building still deserves a proper technical and document review.
Established Pratumnak setting
The condominium sits in the Kasetsin and Cozy Beach side of Pratumnak, with several sources placing the beach roughly 500 metres away. The area is already built out enough for a buyer to test the real walking route, slope, traffic and daily convenience instead of relying on a future neighbourhood plan.
Foreign-name resales exist
Listings show that apartments can be held in foreign name, so foreign freehold is a real transaction route in the building. It is still not automatic: the 49% quota is checked at the point of transfer, and the selected unit's status must be confirmed before money is committed.
Resale pricing is granular
There is no single developer price grid. Floor, size, renovation, outlook, furniture and ownership status can move asking prices materially, which makes unit-level comparison essential. Nordic Park Hill is better assessed against other completed Pratumnak resales than against the headline launch price of a new project.
About the project
Nordic Park Hill is an established low-rise condominium on Pratumnak, in the Kasetsin side of the hill between central Pattaya and Jomtien. It is not an off-plan launch and it is not a hotel residence selling a standardized furniture-and-management package. The practical market is resale. That changes the buyer's job: instead of judging a brochure, you can inspect the exact floor, renovation quality, outlook, furnishings, noise, parking and common areas before signing. In a building of this age, the condition of the selected unit can matter as much as the project name itself, because apartments that look similar on paper may require very different post-purchase budgets.
The development belongs to the earlier Scandinavian chapter of Pratumnak. SiamNordic's own historical record traces the project back to Nordic Group, which developed a cluster of residential properties in the area during the 2000s. Its project timeline records Nordic Park Hill Condominium as a 2007–2009 build with 6,250 sqm of building area and 61 units. Current property databases differ on the exact unit count and completion year, but they consistently describe a single six-storey low-rise building. That scale is materially different from the multi-tower, several-hundred-unit condominiums common in newer parts of Pattaya.

Resale space is one of the project's clearest distinguishing points. Current and recent listings include one-bedroom homes around 68–79 sqm, two-bedroom apartments starting in the mid-80 sqm range and extending substantially larger, and three-bedroom units in roughly the 145–200 sqm bracket. Large upper-floor apartments also appear from time to time. This makes Nordic Park Hill relevant to buyers who value usable internal space rather than a new-build address alone. The trade-off is that there is no single standard specification: bedroom count, bathrooms, renovation level, furniture and balcony layout vary by unit, so the individual apartment needs to be assessed on its own merits.
The location is a mature part of Pratumnak around Kasetsin Road. The historical developer record notes access from both Kasetsin Road and Pratamnak Soi 4, while current agencies place the building in the Cozy Beach neighbourhood. Several sources quote roughly 500 metres to Cozy Beach and Pratumnak Beach. That distance should not be treated as a guaranteed five-minute walk from every entrance: Pratumnak has slopes, and the exact pedestrian route matters. The useful point is that the surroundings already exist. A buyer can visit at different times of day and judge traffic, nearby buildings, restaurants, road access and the beach route rather than relying on a future masterplan.
The common facilities are straightforward rather than resort-scale: a shared swimming pool, landscaped garden areas, a gym, parking and security are repeatedly confirmed across the sources. A lift is also consistently reported, while several listings and project profiles mention a jacuzzi and a children's pool. For a completed condominium, the condition and management of these facilities matters more than the number of amenities in a portal checklist. A viewing should include the pool deck, lift, parking, common corridors and visible maintenance, followed by a document check on the condominium juristic person, current fees and any outstanding major works.
As of early September 2026, a 68.38 sqm one-bedroom unit is advertised at THB 3.899M, with the listing refreshed on 4 September. Other visible stock includes a 79 sqm one-bedroom apartment at THB 4.4M and three-bedroom units around 150–200 sqm at roughly THB 8.5M to THB 13.5M. These are resale asks, not a developer price list, and they should be read as a snapshot rather than a permanent project price. A lower-priced apartment may disappear quickly or need renovation, so the useful comparison is the total cost of acquiring and bringing a particular unit to the required standard.
Foreign ownership is possible here, but it is unit-specific. Current and recent listings include apartments explicitly advertised in foreign name, and major property databases describe the project as a freehold condominium. Thai law still caps aggregate foreign freehold ownership at 49% of the registered condominium area. The condominium juristic person therefore needs to confirm that foreign quota remains available for the unit being transferred. A foreign-name listing proves that this ownership form exists in the building; it does not guarantee that every resale apartment can be transferred to another foreign buyer on the same basis.
The building's age creates a useful inspection advantage and a real maintenance question at the same time. You are buying into a finished environment with mature landscaping and known apartment sizes, not waiting to discover what a development becomes after handover. Inside the unit, however, air-conditioning systems, plumbing, electrical work, windows, kitchens and bathrooms may have been replaced at different times by different owners. Moisture around balconies and wet areas deserves attention in any older tropical condominium. For rental buyers, the same unit-by-unit approach is needed: larger apartments can command higher absolute rents, but their tenant pool and vacancy pattern can differ from compact Pattaya investment units.
Nordic Park Hill should also be separated clearly from the many other Nordic-named developments on Pratumnak. Nordic Residence, Nordic Terrace, Nordic Village 6 and the later New Nordic projects are not interchangeable even when listings use similar branding. Nordic Park Hill has its own site, ownership records and resale history. In a transaction, the condominium title, juristic-person certificate, foreign-quota confirmation, debt-free certificate and seller's authority matter more than whether the apartment is casually described as part of a wider Nordic area.

Ownership format
A foreign buyer can hold a condominium unit in freehold within the statutory foreign quota of 49% of the total registered condominium area. A current 68.38 sqm resale listing is advertised in foreign name, but that status applies to the specific unit only; quota availability for any selected unit must be confirmed with the condominium juristic person before a deposit is paid. If the quota is unavailable, foreign freehold cannot simply be assumed, and no specific to the project leasehold structure was confirmed in the public sources reviewed.
Unit types & sizes
The lowest visible entry point in September 2026. Current listings include a 68.38 sqm second-floor unit and a larger 79 sqm apartment. Condition matters as much as size because this is a resale building with no standardized current fit-out.
Two-bedroom apartments appear in materially different formats. Listings and transaction records show examples around 84–89 sqm as well as a much larger 138 sqm unit. That spread should not be treated as one standard layout; bathrooms and room configuration need to be checked unit by unit.
A large family format and one of the most distinctive parts of the resale stock. Current listings include apartments around 150 and 200 sqm, while other project databases show examples from roughly 145 to 178 sqm. Floor plan, bathroom count and any past alterations should be verified before purchase.
These units appear infrequently and should not be treated as a permanently available type. A Cornerstone archive shows a 178 sqm sixth-floor apartment marketed as four bedrooms and in foreign name. Any comparable unit needs to be re-checked for availability and configuration at the time of search.

Units with the same bedroom count can differ materially, so size and layout should not be copied from one listing to another.
