The trade-off is equally clear: buyers should not assume there is a clubhouse, shared gym or resort-style common area simply because the homes themselves are positioned at the premium end of the local villa market.

The official sales page currently shows two core house formats. The lower-priced option is a single-storey four-bedroom, four-bathroom villa with 278 sqm of built area on a 410 sqm plot, advertised from THB 9.9 million. The larger two-storey model is shown with five bedrooms, six bathrooms, 378 sqm of built area and a 410 sqm plot, from THB 14.9 million. Those are useful reference points for the project, but they are not a substitute for the specification of an individual house. Current third-party listings include villas at about 408 sqm on plots of roughly 400–424 sqm, with four- and five-bedroom configurations. The two-storey houses are more about separation of space. The project’s own description includes a master suite with a walk-in wardrobe, a covered terrace, an outdoor kitchen and bar area, and bedrooms opening toward the garden and pool. That gives a larger household more room to separate entertaining from sleeping areas and can work well for multi-generational living or regular guests. It also makes unit-level due diligence more important. Active listings do not all describe the same two-storey home in exactly the same way: some show four bedrooms, some five, and published built and land areas vary. A buyer should therefore ask for the plan, room schedule, plot plan and sale specification for the exact house number rather than assuming every two-storey villa in The Shades Villas is identical.

Most of the lifestyle value is private rather than communal. The official project materials describe saltwater swimming pools, landscaped gardens, covered terraces, carports with powered shutters and equipped kitchens. The model cards give a 4 × 11 m pool for the single-storey villa and 19 × 4 m for the two-storey version, while a general section on the same page refers to a 7 × 4 m pool. That inconsistency is a useful reminder to tie specifications to the exact house number. The estate itself has controlled entry, CCTV and on-site management. What is not clearly documented is just as relevant: there is no reliable project-wide evidence of a shared swimming pool, fitness centre, children’s club or large clubhouse. The monthly operating picture will therefore depend heavily on the individual villa: private pool care, garden maintenance, utilities and house repairs matter more than a long communal-facilities list.

Location is the other major filter. Mabprachan is an inland East Pattaya setting, not a walk-to-the-beach address. The project’s website emphasises access to the reservoir, golf courses and Highways 7 and 36, and quotes driving times rather than pedestrian access for central Pattaya, beaches and the airport. In practice, this is a car-oriented residential choice. The upside is space and a lower-density environment; the downside is that many daily trips still involve driving. Families using international schools, people working from home, golfers and buyers who regularly travel around the eastern side of the Pattaya area may find that pattern sensible. Someone whose priority is to walk to the beach, restaurants and nightlife should compare the location carefully with Jomtien, Pratumnak or central Pattaya before being persuaded by the size of the house alone.

Ownership needs to be separated into land and building. Thai law generally prevents a foreign national from holding land directly in their own name, apart from narrow statutory exceptions. A villa purchase therefore cannot be treated like foreign freehold ownership of a condominium unit. For the selected property, the buyer needs to understand who owns the plot, whether a registered land lease is being offered, how the building itself is transferred and what rights survive resale or inheritance. That does not make a completed villa defective, but it changes what should carry the most weight in due diligence. The buyer should be able to identify the actual seller, the registered landowner, the party named on construction permissions, the owner of the internal road and shared security infrastructure, and the entity that will manage the estate after transfer. Warranty obligations also matter in a project completed only recently. A recognised project name is useful for locating the property; it is not a substitute for knowing which legal entity stands behind the sale and post-handover obligations.

The current asking market is broad enough that headline price-per-square-metre comparisons are not especially helpful. The official site starts the smaller house at THB 9.9 million, while current larger-villa listings sit around THB 14.9–15.5 million and some offers are higher. There are also rental listings around THB 120,000 per month. Property portals may turn those two asking numbers into a double-digit gross yield, but that is only an arithmetic ratio based on advertised rent and sale price. It says nothing about vacancy, pool and garden maintenance, repairs, insurance, taxes, agency costs or the achievable rent for a particular home over a full year. The better investment comparison starts with the exact villa and its ownership documents, then adds realistic operating costs and a defensible rental scenario. The same discipline helps owner-occupiers avoid overpaying for features they do not actually need.
