A clearly identified Sapphire resale example is 500 sqm on a 652 sqm plot. Across the wider project, independent agencies quote usable areas of roughly 407–520 sqm and land plots of about 404–762 sqm. Those ranges should not be automatically assigned to every Emerald or Sapphire house. Plot sizes vary, some listings may reflect later alterations, and portal data is not always mapped cleanly to the original plan name. When comparing two villas, the sensible approach is to check the registered building, actual floor plan, plot dimensions and included furniture rather than relying only on the Emerald or Sapphire label.

The setting is residential East Pattaya rather than beachfront Pattaya or the walkable city centre. Enchant Villa sits on Nongmaikaen Road in Nong Prue, around the Nong Mai Kaen 17 area. That location changes the day-to-day use of the property: a car is the normal way to move around, but this side of Pattaya gives practical access to international schools, golf courses, hospitals and the road network serving the eastern side of the city. Tara Pattana International School is repeatedly referenced in project material, as are the Pattaya–Map Ta Phut route and the Siam Country Club golf courses.
